Upper East Side Ground Floor Map Based on Google Maps 2013 Data

The Upper East Side is a neighborhood in the borough of Manhattan in New York City, between Central Park/Fifth Avenue, 59th Street, the East River, and 96th Street. The area incorporates several smaller neighborhoods, including Lenox Hill, Carnegie Hill, and Yorkville. Once known as the Silk Stocking District, it is now one of the most affluent neighborhoods in New York City. Unlike other districts in Manhattan the ‘Housing Facilities’ starts from the bottom of the buildings. In Manhattan it is common to have retail shops at the ground floor, but at this point Upper East Side is different from the other districts because of the high income level in this dwellers of this district. condominium A condominium, frequently shortened to condo, is the form of housing tenure and other real property where a specified part of a piece of real estate (usually of an apartment house) is individually owned. Use of land access to common facilities in the piece such as hallways, heating system, elevators, and exterior areas are executed under legal rights associated with the individual ownership. These rights are controlled by the association of owners that jointly represent ownership of the whole piece.

Project Area Manhattan | Upper East Side


This project is located in Lenox Hill which is a part of Upper East Side. Dwellers of this area are mostly high income people, this situation also affects the ground floor plan of this distrcit, unlike other districts in Manhattan housing facilities start from the bottom in Upper East Side. The number of retail shops or any kind of trade at ground floor is very much limited. Because of this situation in this area there is the lack of public spaces. And the publicity needs to be a phenomena which should be added to this district. Public spaces can be created within a combination of public& semi public& private and semi private areas. .This architectural approach meant be realized in housing concept, considering the fact that the district is full of luxury apartments. This new kind of housing concept will be integrated to this area within a new kind of transportation concept.

‘’ This new kind of transportation tends to create an interface inbetween public and private transportation, which starts as a public transportation vehicle but ends up with private transportation vehicle, since this new version of transportation vehicle consists of many small modules which can be separeted from the main spine during the journey depending on the destination of passengers.’’ This new modular transportation will connect to the Manhattan’s main transportation lines via skylines. Public spaces will be omnipresent as a future extension of this project but for the beginning this trans-house concept will be limited in the project area. Through this transportation form and its integration with housing creates some inter-spatial situations. trans

Hybrid Dwelling Units will contribute to answering to the accommodation necessities of ITU academics and students, with flat, dorm and hostel opportunities in an urban context. A Cultural Activator will serve as the gathering point and a programmatic feature, catalyst among the inhabitants of the neighborhood with a significant artistic and economic input. Hybrid Dwelling and Cultural Activator complex is projected to serve a prior position and a collector function in the current built environment and the demographics of Maรงka.
