Yarra Vision Tower is a 250m tall mixed-use high-rise located at 433-455 Collins Street, nestled in the midst of Melbourne’s CBD right next to Yarra River, Melbourne’s most quintessential natural waterway. The Yarra River had profoundly benefited Melbourne’s early urban development, therefore it was only appropriate to contextually pursue a tower design that celebrates the Yarra River. The tower design also conforms to the site’s other natural elements, made visually apparent through the tower’s form and its playful volumetric alterations that purposely deviate from the standard prismatic extrusion.
Atrium Part Inspiration
Yarra Vision Tower is vertically divided into five: a base podium, low-rise office, midrise office, mid-rise hotel, and high-rise hotel, topped by the hotel’s amenities and a slanted crown. The hotel is placed above in order to maximise the occupants’ view of the Yarra River (and also Melbourne’s skyline). The double-height hotel sky lobby, accessible via the hotel’s express lifts on the ground floor lobby, is sandwiched in between the office and the hotel. A mechanical floor resides immediately underneath the mid-rise office, sky lobby, and high-rise hotel, and an office changeover floor is positioned in between the low and mid-rise office floor. These five segments are composed of 13 low-rise office floors, 13 mid-rise office floors, 10 mid-rise hotel floors, and 10 high-rise hotel floors, structurally held together by a centre core. The tower in total has a gross floor area of 97,945 m2 and a total net lettable area of 73,800 m2, resulting in a highly efficient 82.33% average floor efficiency. A larger area of view was made possible by the tower’s chamfer, which starts from the midrise office and gradually widens as one goes up. The tower’s chamfer and taper also account for high-rise aerodynamics by reducing surface area (and mass) towards the top where wind loads are generally stronger. In response to the site’s strong northern and western winds, the tower is rotated by 45-degrees from the site’s main axis; this in effect also minimises solar exposure (and severe solar heat gain) from the undesired west side. The glass facade podium, occupied by freestanding retail and eatery, opens towards both Collins Street and Flinders Lane. The Collins Street side, where offices in the CBD are mostly situated, provides entry towards the office lobby, while the hotel lobby can be accessed from the more tourist-friendly Flinders Lane. The podium’s stepped ground slab mimics the site’s landscape and its contour, allowing the public ease of access from the surrounding pedestrian sidewalks.

Overall structure The structural system used is the composite system with a centre core, and belt and outriggers at mechanical floors. This system can help resist lateral loads while providing open plan space and maximising unobstructed views towards the outside. Core The core is made of load-bearing concrete walls. The perimeter core wall thickness decreases from 600mm to 450mm from the ground level to mid-rise office and to 250mm from the mid-rise office to the high-rise hotel level, which ensures a more efficient load transfer. Flooring system Composite steel decking system was adopted for the floor plates. The floor plate areas decrease as the tower starts to chamfer towards to crown. Typical steel beam 530 UB 82 support the 120mm thick composite steel decking at 2 modules (2400mm) spacing. The use of the steel decking leads to thinner floor plates, allowing more ceiling space for mechanical ductworks. Also, there are deeper steel beams around the perimeters of the atriums to better support the concrete slab. The primary beams - 700 WB 150 act as edge beams with 530 UB 82 connected to them on one end and tied back to the core walls on the other. Deeper and wider edge beams under the rooftop provide a stable support for the crown load to transfer. Column Yarra Vision Tower applies a 1200mm module system. Steel CHS columns were placed 4 modules (4800mm) apart. As the diagonal corners chamfer from the midrise office level, the CHS columns tilt along the sloped facade. The column sizes range from 300mm to 600mm from the sky rise floor to the ground to transfer loads more effectively while saving costs without compromising its structural stability. Four composite mega-columns (1800*900mm) with 16 modules (19200mm) spacing going throughout the tower at the perimeter, minimising the amount of intermediate CHS columns thus creating more unobstructed view. The belt and outrigger system tie the perimeter columns back to central core walls to increase lateral stability and resist the tower’s bending moment. Podium Steel column 1000*1000 SHS and 1000 CHS support steel beam 1000 WB 296 and 500*1000 RHS, acting as the primary structure for the podium. The cable truss system with structural glazing and spider fixings is used for the podium facade. The glazing roof allows people on the ground to look up and admire the sky-rise tower. The semi-open glazed podium envelope protects building occupants from wind and rain while allowing for visual connection to the streets.

FORM DESIGN/ GENERATION Considering the tower’s proximity to Yarra River and its site conditions, we intend to mimic the movement of the water and tried to integrate the natural element of the river into the building facade. Hence, the tower design features a wave-like motion. The building facades resemble the rippled water surface.

COMPONENTS OF FAÇADE The vertical fins are the passive strategy employed as they act as a shading device. It’s also an aesthetic expression element to the façade design. (800mm deep x 4000mm long and 20mm thick). They are rotated at 45° and installed on the west and east facing sides of tower. Horizontal fins (1080mm deep,20mm thick) on the north facing sides of the towers particularly for shading in summer due to higher sun position (lower degree of angle of incidence) To create a lightweight appearance of the fins over the tower skin, translucent polycarbonate is used. The fins also accentuate the chamfered faces of the tower where the atriums are located. This is achieved in combination with the use of a different glazing finish that are more visually transparency to the interior as compared to the rest of the tower. The fins are fixed with thermally broken Capral steel brackets. The fins are made up of multiple shorter pieces that terminate before the stack joint zone as stack joints are where movements of the panels likely to occur so the fins shouldn’t extend over them. The unitised system is installed according to 1200mm modules, comprised of Viridian PerformanceTech™ Top tier performance DGU 10mm (U-Value 1.3 SHGC 0.26 VLT 51 Reflective glass) and photovoltaic-cells-integrated spandrels. The PV spandrels with shadow box system (Onyx Solar 10mm Tempered tinted glass and BIPV (Onyx SolarTM) behind) are the active strategy employed. Reflective glazing is used for vision panels and spandrels to ensure the consistency overall, except the atrium glazing is to be PerformanceTech™ clear glass (U-Value 1.4 SHGC 0.56 VLT 79). To appear seamless when viewed externally, concealed transom is adopted in the tower body to enhance the unity in the reflective façade and to allow the fins to clearly delineate the chamfered edges by contrast. The aluminum frame of the unitise system are in protective powder coating. Mechanical floor configuration to not disrupt verticality. The louvres and the glazing are in 50% ratio, also glass panels are used instead of louvres near the edges of the tower facade so that the horizontality of the louvres is minimised. The crown is to be a continuation of the tower body, hence adopted the same glazing finish. The podium is designed to appear more porous to the pedestrians on ground level. Therefore, the sides facing Williams St and Market St are left open to create a semioutdoor plaza. The primary structure columns that support the podium structures and glazing are therefore exposed and in rendered concrete finish. The rest of the podium consist of transparent glass (ThermoTech Point Fixed IGUs with U-value 2.5, SHGC 0.71 VLT 78), and surrounded by vegetation as we intend to design it like a greenhouse amongst the urban environments. Also, when view externally, the glazed roof follows the sloped topography and coincides with the steps that progress with it.
