A Celebration of Excellence and Innovation Taking place during UK Construction Week at the National Conference Centre, Birmingham – the STructural timber Awards were hosted by compere Mark Durden-Smith and as anyone who has attended will know – his infectious humour is just one of the reasons this is a fantastic event.

02 pioneered by Maggie’s has been developed to meet the practical, emotional and social needs. The judges said of Maggie’s Oldham: “This must be the winning entry, as we can see no better way in showcasing all that is good in timber construction.”

01 Looking around the room before the winners were announced, it was evident that the Structural Timber Awards have not only grown in popularity but also in stature. The tension was palpable – there is a lot at stake with the heightened interest in offsite technology. All concerned knew that picking up a trophy on the night not only generates media attention but also the accolade of being evaluated by a respected judging panel. Rarely does an award ceremony generate such positive feedback. Jim Roach of ARV Solutions said of the event: “Great to see so many people from the industry coming together in such numbers – I just loved Mark Durden-Smith!

The much-coveted trophy for Project of the Year went to KLH UK and Ramboll for the Blackdale Student Residences. Ranging from three to seven storeys with a total of 514 ensuite units – the project was built to a super-fast programme by utilising a cross laminated timber (CLT) frame and levering digital technology. The judges said: ‘Speed and efficiency shine through with this project. Effective use of BIM and 3D logistics modelling point to the benefits of embracing this technology.” Maggie’s Oldham was one of the big winners on the night, picking up two awards for the Best Healthcare Project for architects dRMM and Contractor of the Year for F Parkinson. Offering support to people with cancer, the ground-breaking model

Another double winner on the night was architects rg+p for their Heathcott Road project which collected the award for Best Social Housing Project and Best Timber Frame Project. Just off Heathcott Road, Leicester is the largest Passivhaus affordable housing development in the country. The community-led scheme has regenerated 13.3 acres of disused land into a £7 million community of 68 eco-homes. The judges said of the Best Custom and Self Build Project winner: “This is a very innovative house using a sophisticated hybrid of structural elements. The use of timber is very well detailed, contributing to an overall solution.” Platform 5 Architects picked up the trophy for Backwater – a new contemporary home situated in the Norfolk Broads, arranged as three low rise bays to reflect the traditional boat houses once found on the Broads. Waugh Thistleton Architects and B&K Structures scooped the Winner of Winners award for Dalston Lane, which is presented

03 to the highest overall scoring submission. The Waugh Thistleton designed large, mixed-use building incorporating 121 apartments – is currently the world’s largest load bearing cross laminated timber (CLT) building, with the greatest volume of CLT in one contiguous structure.

(MCC) commissioned the stand as part of its masterplan for upgrading the ground. To reflect the Club’s iconic heritage and stature – the MCC project required a ‘feat of engineering’ – Arup was judged to have achieved engineering excellence in the delivery of this project.

But it is not only outstanding projects that are showcased – the Structural Timber Awards shine a spotlight on inspirational people and product innovation.

“A seemingly simple idea that saves time and money”– that is how the judges described Joyner BoltTM – the winner of the Product Innovation Award. It is the first new bolted timber fixing in the world for 150 years. Offering quality performance and overall cost savings, Joyner BoltTM is a British invention with global application potential and patents secured around the world.

The hotly contested Architect of the Year was awarded to MawsonKerr Architects for their extraordinary design for the Sunbeams Music Centre. From the outset this was no ordinary project. The journey began 12 years ago as a university thesis for director Will Mawson, who was studying the Sunbeams Music Trust charity as his final year project. In an unusual turn of events, this became a live project following unanimous approval from the board of trustees. Will Mawson said of the award: “We’re still revelling in the result - genuinely unexpected but we will stand proud as Architect of the Year!” The new Warner Stand at Lord’s, with a dramatic fan-shaped timber and fabric roof, supported by cantilevered glulam beams secured the Engineer of the Year trophy for Arup. The Marylebone Cricket Club

Without investment from forward thinking clients, there would be no innovation in the sector – the Structural Timber Awards recognised this commitment in the Client of the Year award. Nominated by Stewart Milne Timber Systems, their client Barratt Homes won the award for the company’s transition to timber frame. Three years ago, Barratt Homes only used traditional brick and block methods of construction – with sustainability, speed, cost and quality identified as their key objective – Barratt Group investigated alternative methods and now is an advocate of timber frame construction.

Stewart Milne Timber Systems also collected the Pioneer of the Year award for their BIM Product Library for Offsite Timber Frame Building Solutions. As a UK first, the company continues its leading position with investment in the first timber frame BIM Product Library – offering designers the ability to download dimensionally accurate 3D product files. The head of the judging panel and Chief Executive of the Structural Timber Association, Andrew Carpenter said of the Awards: “The depth of expertise across all categories was impressive and the exceptional number of entries clearly demonstrates the upturn in the industry. The Structural Timber Awards is a high-point in the construction industry calendar and it is truly inspiring to see so much activity in the sector.” And the final word goes to Ivan Savage from the Timber Trades Benevolent Society (TTBS) - the chosen charity for the Awards: “It was a fantastic evening, which I’m sure was enjoyed by everyone. Timber Industry Ready to Upscale The STA’s Annual Survey of UK Structural Timber Markets forecast continued growth within the sector as companies taking advantage of market opportunities and market demand. Alex Goodfellow, Chairman of the STA and Managing Director for Stewart Milne Timber Systems, discusses the findings of the report and outlines the STA’s priorities for 2018.

Our latest Annual Survey focuses on an analysis of timber trends across 2016, with emphasis on the quality, value and growth in market share – together with demonstrating the capability and available capacity within the timber frame sector. This report has been developed to illustrate to Government and the wider construction industry that our sector delivers quality structural systems and has the ability and willingness to upscale to meet market demand, and grasp the opportunities offered by offsite construction, modern manufacturing processes and computerised technology. The sector has made good progress again during 2016 with housing volumes holding up and I am delighted to report

that the market share for timber frame has increased to 28.4% - with housing starts up to 52,705 and forecast to continue on this upward trajectory. Confidence remains high for those companies reporting – with volumes expected to grow to 88,000 by 2021. This represents an ambitious yearon-year growth forecast of circa 10% for timber frame. Both the NHBC and LABC are reporting unprecedented levels of housing starts in structural timber. This is impressive enough but if we add to this the other construction sectors that are currently using timber solutions such as structural insulated panel systems (SIPS), cross laminated timber (CLT) and glulam – it is obvious the whole sector is ‘on a roll’.

We are currently compiling a report across these structural timber sectors which will be published at the end of the year and will provide robust detail to substantiate anecdotal evidence. The Westminster and devolved Governments are focused on the UK housing crisis. This has generated numerous initiatives and discussion and whilst all have not delivered as they had set out, there is definite encouragement from the top to build more homes. This is an opportunity we cannot miss, and we must continue to influence and lobby all aspects of Government. We must also maintain our close contact with key industry influencers, specifiers and stakeholders. Scottish Government is working with SFHA, Homes for Scotland, Sottish Innovation Centre and the STA in an effort to build 50,000 affordable homes in the lifetime of the current Parliament. In addition, the STA has been working with the UK Governments All Party Parliamentary Group (APPG) and the Welsh Government in promoting the benefits of timber frame for housebuilding and the sectors ability to deliver the additional volumes required. The volume of opportunities from housebuilders, developers, contractors and clients remains strong and there is an emerging market for more advanced offsite solutions. We have made significant strides throughout 2017 in the work we have done to represent our sector, promote our members and protect our industry. The STA’s principal objective is ‘to promote and increase the use of structural timber within the UK construction industry’. Through research, training and technical knowledge share across the structural timber industry, our mission is to raise the bar in terms of sustainability, quality, innovation, health and safety.

The STA is making a difference as we strive to amplify the professional way in which member companies go about their businesses. We represent a wide spectrum of companies who operate across the timber construction industry including suppliers, manufacturers, erectors and designers. Our latest quality initiatives include the STA Assure Membership & Quality Standards Scheme and Site Safe. STA Assure has received formal recognition from four of the industry’s leading structural warranty and building control bodies – LABC Warranty, Protek, CRL Management Limited and Premier Guarantee. STA Assure is designed to benefit both clients and our members by offering reassurances to the construction community by promoting the differing accreditations and quality standards held by individual STA member companies.

Site Safe has been developed by the STA to ensure our members work closely with principal contractors and clients to give clear concise information and assistance to the principal contractor regarding fire safety on construction sites.

A clear winner on the Judge’s Scorecards, Dalston Lane required close collaboration between the client, engineer, contractor and architect to create the world’s largest load-bearing cross laminated timber (CLT) project by volume and the tallest in the UK. Located in the London borough of Hackney and in line with Hackney’s ‘timber first’ approach, from the external, party and core walls, right through to the floors and stairs – this landmark development has used approximately 4,400m3 of CLT with only seven tonnes of steel beams. Ranging from five to ten storeys, Dalston Lane incorporates 121 residential units comprising contemporary style one to three-bedroom apartments, which are spread across nine floors totalling 10,850m2. The residential units consist of 101 private rental units, five intermediate

‘more affordable’ units which bridge the gap between open market value and social housing, together with 15 affordable rental units. The building carefully references the surrounding area. The intricate brickwork reflects both the surrounding Victorian and Edwardian housing and the craftsmanshiplike detailing of the local warehouses. to maximise daylight to the apartments’ balconies and communal open spaces. Supported by a raft foundation due to the proximity of the HS2 rail tunnel and the proposed Crossrail tunnel – the robust lightweight CLT structure was a major benefit. Using CLT as the core structural solution permitted 35 more homes than would have otherwise been possible within the weight restrictions over the proposed rail tunnels – offering the developer, a better return on investment. CLT is five times lighter than concrete and distributes


ST AWARDS 2017 concentrated loads as line loads at foundation level. Using CLT as the core structural component reduced site construction time, making project planning less weather-dependant, more predictable and therefore, a reduced programme risk. The rapid large panel construction method means internal works proceeded earlier – making the critical path run more smoothly for follow on trades. Manufactured to exceptional levels of accuracy in factory-controlled conditions ensured minimal defects and improved construction and project delivery time, maximising efficiency on all levels and providing cost and programme certainty. As well as meeting the need for high quality, high-density housing, the groundbreaking use of timber technology has significantly reduced the carbon footprint of the building in terms of both material production and onsite time and energy consumption. The timber used in Dalston Lane caused the emission of 976 tonnes of CO2e. Already, this is less than half the amount that would have been emitted had the building been constructed using traditional technologies. However, during its growth cycle, the timber absorbed a total of 3,576 tonnes of CO2e from the atmosphere – the net effect of building the frame in CLT was a carbon saving of 2,600 tonnes. In addition to excellent sustainability credentials, good thermal insulation performance and sound insulation properties – the benefits do not end after the construction phase. Due to the enhanced performance values and robust nature of CLT, the on-going lifecycle costs of the building are vastly reduced through less maintenance requirements and lower energy consumption. On this project, all openings were formed in the CLT panels in the factory before being delivered to site. It was therefore essential that a fully co-ordinated design was

completed before the factory team took the information and panelised the structural layouts. Recesses in the panels were routed out to accept fixings where necessary and all holes for pipes and ducts were cut offsite so each had to be carefully modelled and co-ordinated. CAM software was used to feed the digital information directly to the CNC cutting machines to shape the panels ready for delivery to site – 3D modelling and BIM were essential to realise the quality and speed benefits of the structural strategy. Dalston Lane is the most important residential project in London and a great CLT success story. Standing at 33.3 metres, not only is Dalston Lane the tallest timber structure in the UK, but it holds the record for the largest CLT panels, measuring 12m long by 2.8m high. LABC Registered House Types Working with LABC, any housebuilder or housing association can arrange to have their standard house types (layouts) examined for compliance with the Building Regulations just once and under the provisions of the Local Authority National Type Approval Confederation (LANTAC) they will be accepted by all local authorities across England and Wales without any further checking (other than minor site related issues e.g. drainage). The uncertainty is removed providing a signposted route through to compliance. Type approval certificates are issued in respect of each type and can be submitted alongside any application for Local Authority Building Control. Paisley Care Home Gets Specialist Treatment Glasgow-based construction firm CCG (Scotland) Ltd has completed work on a stunning care home for visually impaired older people and an activity centre for veterans with sight loss. The £12m project was undertaken on behalf of Scotland’s largest sight loss charity, Royal Blind, and its sister charity for visually impaired veterans, Scottish War Blinded.

01 Royal Blind operates entirely in Scotland and is distinct from the Royal National Institute for the Blind (RNIB), which is a UK-wide organisation. The two organisations regularly work collaboratively to support the interests of people with visual impairment in Scotland. Royal Blind’s sister charity is Scottish War Blinded. Together, they operate as the Royal Blind Group. The veteran’s activity hub – the Hawkhead Centre – is located where Hawkhead Road and Barrhead Road meet in Paisley, and has seen its design influenced by military aircraft with a stunning roof shaped like the wings of a fighter jet. Inside, the facility is fully accessible and has been designed so that Scottish War Blinded’s members find it easy to remember and navigate. A sports hall is located alongside various rooms including a specialist arts and crafts workshop, an IT suite, a rehabilitation room, and a peaceful garden room to promote relaxation. Meeting and office facilities are also available for staff throughout the

building. The exterior grounds also promote accessibility offering members the chance to benefit from private and outdoor space in the form of landscaped gardens. Royal Blind’s 54-bed care home, Jenny’s Well, is located to the north of the site and has been built to maximise the benefit of the surrounding woodland to residents. Designed to be a ‘home-from-home’, the specialist facility reaches two storeys and is spread across four inter-connected pavilions which has a sensory garden at its core. Alastair Wylie, Chairman and CEO of CCG, said: “CCG has a wealth of experience working in the care and amenity sectors so we understand how important facilities like Hawkhead Road are to the end-user, in this case Scottish war veterans. Each facility has been designed to be as accessible as possible and we hop the veterans find it a welcoming and comfortable environment.” The Scottish War Blinded Day Centre and Royal Blind Care Home is due to open in summer-2018.

CCG have also been involved in one of Scotland’s most innovative residential housing developments located on Ellerslie Road in Yoker, Glasgow. The development will consist of 42 new flats and through the use of cross laminated timber will become the tallest timber structure in Scotland. Residents of the seven-storey building will also have stunning views over the River Clyde. Alastair Wylie said: “We are constantly innovating and whilst we do not manufacture CLT, we have used it as an extension of our OSM product to further enhance our approach to sustainable construction. “This project is not only ground-breaking for CCG in terms of the CLT construction method but it also seeks to address some of the industry challenges in terms of resource demand: both the labour skills requirement and also the material supply chain. Heathcott Road is the biggest Passivhaus affordable housing scheme in the country. The community-led scheme has regenerated 13.3 acres of overgrown and disused land into a £7 million community of 68 eco-homes. The affordable housing scheme is accessible to everyone, giving families, couples and individuals a well-designed, environmentally friendly place to live in the city. The scheme is the product of a community-led partnership between emh group, Leicester City Council, Saffron Lane Neighbourhood Council (SLNC) and Westleigh Partnerships Ltd. The scheme has been successful as it has provided much-needed affordable

housing that has been built to an extremely high standard of energy efficiency. The development is made up of a diverse range of homes to suit a variety of needs in the Leicester community. There is a mix of one and four bedroom houses, eight of which have been designed to suit wheelchair users. The affordability of the scheme makes the houses accessible to everyone, giving families, couples and individuals a community orientated place to live in the city.

The 68 eco-houses have been built in line with Passivhaus standards to ensure energy-efficient design meaning the homes have high levels of insulation, minimised building surface to volume area and controlled ventilation standards. The homes have been designed so that all living rooms face south and benefit from increased amounts of glazing compared to the north facades where the cooler service space is located. In addition, all homes were constructed using Westleigh’s sustainable timber frame, Westframe PassiPlus, and were all built to Lifetime Homes Standard making them adaptable to residents needs throughout their lifetimes. The benefits of the sustainable design are reflected through the running costs, which are considerably cheaper than the average UK home. This adds to the affordability of the homes which makes them more attractive and more accessible to perspective buyers. The annual running costs for heating is expected to be in the region of £13 per home. The use of Westleigh Partnerships’ Westframe PassiPlus timber frame significantly contributed to attaining

The innovative timber framing achieves U-values as low as 0.1W/m2K, providing a practical method to achieve Passivhaus certification for thermal performance, air tightness and thermal bridging. The technology provided a quick, quality controlled, more energy-efficient and cost-effective construction process making it the ideal method for this project. We worked to BIM Level 2 with Westleigh Partnerships Ltd to provide affordable housing using Westframe PassiPlus. Early design team meeting occurred with Westframe and a specialist Passivhaus consultant to ensure the development was designed to an extremely high standard of energy efficiency. A template house was built ahead of the others to test the performance of the design and to allow an opportunity to make changes and resolve any problems before construction started. Additionally, tests in quality were completed

throughout the construction process, for instance each house was air tested after each trade completed their work. A great deal of consideration went into creating a successful system to mass produce this style of housing, and in turn it is the biggest Passivhaus affordable housing development in the UK. The clean modern aesthetics of the design combined with the economic and environmental

Dalston Lane is the world’s largest load-bearing CLT project by volume and the tallest in the UK. Providing 121 new homes and around 3,500m2 of commercial space the building is a trailblazer for housing in urban areas. Located in the London borough of Hackney and in line with Hackney’s ‘timber first’ approach, from the external, party and core walls, right through to the floors and stairs – this landmark development has used approximately 4,400m3 of CLT with only seven tonnes of steel beams. Whilst the sustainable credentials are important, there is no compromise in architectural quality. The building carefully references the urban form of the surrounding area and is designed to provide a clear hierarchy of public and private open spaces. The vast majority of homes are dual aspect and the building form steps to

allow great daylight to rooms surrounding the courtyards whilst still providing the sustainable, dense re-use of a brownfield site that the city demands. Ranging from five to ten storeys, Dalston Lane incorporates 121 residential units comprising contemporary style one to three-bedroom apartments, which are spread across nine floors totalling 10,850m2. The residential units consist of 101 private rental units, five intermediate ‘more affordable’ units which bridge the gap between open market value and social housing, together with 15 affordable rental units.

This project demonstrates an architectural form that references the existing townscape and typology of the local area whilst developing a vernacular based on the specific structural properties of CLT. The form of the building is shaped to acknowledge the heights of surrounding buildings and is carefully recessed to provide a legible scale of townscape that references the Victorian warehouses that characterise the area. The blocks form a hierarchy of public spaces from the roadside, via a public courtyard to a semi-private courtyard in the centre.

An architecture of timber relies upon stacked floorplates that direct loads through the planes of wood to avoid the unnecessary introduction of a steel transfer structure. Waugh Thistleton were able to complete the whole of the building with less than three tonnes of secondary steel in the design. Timber allowed to build to a greater height than would have been possible in other technologies, improving viability and liberating funds to provide craftsman-like

details in brick. Dalston Lane demonstrates that there are no compromises in quality or material choice as a penalty for building sustainably in timber. A tall timber building can be clad in bricks in much the same way as any other, with careful design and detailing providing a timeless appearance that is sympathetic to its environment. Backwater is a new contemporary home replacing an outdated bungalow on a promontory in a secluded lagoon in the Norfolk broads, with timber providing a practical solution for a challenging site.

Completed in May 2016, Backwater is a highly sustainable family home and has also been designed as an innovative holiday rental. This provides others a prototype to consider when building holiday accommodation. Constructed upon a dry deck raft within a high risk flood zone and close to the water’s edge, Backwater also demonstrates the viability of constructing on an existing flood plain, offering an innovative solution to flooding and construction in the UK. Arranged as three low rise bays that splay out to the waterfront, the house is orientated to address different views across the wetland landscape. Pitched roofs clad

in blackened timber shingles echo the form of working boat sheds typically found on the Broads. Untreated Western Red Cedar timber shingles to the entrance façade will whether over time to create a warm and textured appearance to resonate with the woodland surroundings. Timber provided a practical solution for a challenging site. Transportable by transit van and by boat to the isolated site, timber was chosen for its high strength-to-weight ratio and workability onsite. The lightweight timber structure minimised the load on the substructure, was adaptable to bespoke and complex connections within the roof and provided ease and speed in assembly.

The use of timber also allowed for the creation of the buildings bold shape. A regular arrangement of timber portal frames forms the spectacular lightweight pitched roof, with a series of impressive vaulted spaces beneath. to design some panelised buildings of their own, creating real identification with their new school by being able to handle and then personally sign some of their classroom panels which they later witnessed being placed onsite.

The Kings CE School is the largest school in the UK built using SIPS. The £14 million project is the final school from a batch of eight designed by architects Maber using the Innovaré hybrid i-SIP System. The newly rebuilt King’s CE School, Kidsgrove welcomed pupils in November 2016 to its state-of-the-art facilities and will support and greatly enhance the educational opportunities of the young people of Kidsgrove and surrounding areas. The school was built using timber-based structural insulated panel (SIPS). The £13 million project is a flagship development for Innovaré. The creation of a spacious, triple-height internal atrium, impressive modern auditorium with retractable theatre style seating and a four court sports hall and dance studio, have all highlighted the flexibility of i-SIP system. The Innovaré team demonstrated an innovative approach to school design and construction throughout the scheme. It is very distinctive for its size and use of the i-SIP system integrated with steel and precast concrete components, responded directly to the pressures of building to reduced funding, tight site constraints and high performance specification.

The i-SIP Full Structure system was specified to significantly reduce the risk of settlement in this three-storey mega-structure. This meant that value engineering of the steel elements managed to remove nearly 70% of steel from the original design and importantly reduced costs. Thermal modelling by Innovaré facilitated the design of key junction details that minimised cold bridging, creating an airtight, thermally efficient building envelope across the entire structure. By designing from an early-stage concept, the construction of King’s benefitted from the speed and cost advantages of using the hybrid, timber-based offsite construction concept and this resulted in simple, effective solutions that rose to the challenge of compliance. Before construction began some of the school’s pupils were given a glimpse of how their new school would look when they visited the Innovaré factory in Coventry to see how the i-SIP panels were made. There they also learned how to use CAD software

Situated on the Holme Lacy campus of Herefordshire and Ludlow College, a sustainable newbuild workshop sports an innovative and highly-efficient prefabricated timber structure. Time and budget were both tight on this project as the workshop - primarily for the maintenance of tractors and other agricultural machinery – had to be delivered for a rate of just £1,500/m2 including specialist M&E equipment and within a six month timeframe. In response, the entire workshop’s structure is made from a single thickness of cross laminated timber (CLT) panel, as opposed to the more conventional steel frame solution. The frame was designed to be as efficient as possible, using a standard CLT panel in square-cut sections, with simple connection details. The portal frame is formed from 200mm thick CLT columns and beams. The same material, in the same thickness,

is then used for the wall and roof panels. This means that the whole building could effectively be cut from a single board type in one operation – a true ‘flat-pack’ fabrication – and that services could be fixed almost anywhere, giving ultimate flexibility. CLT allowed for a rapid onsite build (important as the College has a limited window of construction/funding opportunity) and gave the flexibility for services to be fixed anywhere, without the co-ordination issues normally associated with steelwork. The timbers are also reusable, recyclable and easily disposable (as biomass fuel). It created a better environment than a steel-framed workshop as the surface

quality is warmer/softer and the acoustics are superior, with improved reverberation times. It was cost-comparable with a conventional steel frame, once savings on prelims, secondary framing, linings and finishes were considered. It has better thermal stability than steel, helping to mediate extremes of temperature when combined with the high thermal mass of the concrete floor. The frame was designed to be as efficient as possible, exploiting the omni-directional loading capability of CLT and using a 200mm thick panel for the columns, beams, wall and roof, so that the entire building could be cut from a single board type in one operation.


ST AWARDS 2017 The erection of the structural frame (involving the craning of large pieces of timber) took place during October half-term week whilst the campus was unoccupied. The rapid assembly of the base frame quickly created dry workshop conditions onsite, thereby enabling trades to work safely undercover from the earliest possible opportunity. The mass timber structure also meant that no dangerous site welding was required for fixing of services. The prefabricated timber frame and aluminium flashings meant that site waste was minimised, with the other main materials (e.g. plywood cladding, acoustic panels, polycarbonate, etc.) utilised in standard modules to reduce cutting waste. Finally, a largely self-finished envelope of cedar cladding, glazing and powder-coated metal ensures that long-term maintenance costs are kept to a minimum.

The building was delivered on time and on budget, with the client delighted with the quality of space provided and staff/ student users have said that it makes a big difference to their day-to-day experience, being warmer, brighter, more attractive and better equipped than the buildings it replaced. It is far more intensively utilised

Healthy Architecture with CLT from ZÜBLIN Timber Maggie’s Oldham – the world’s first building made from hardwood cross-laminated timber (CLT) – opened earlier this year. The first ever structural use of engineered tulipwood for an entire building was created from CLT manufactured and installed by ZÜBLIN Timber.

Designed by dRMM Architects, with CLT engineered, manufactured and installed by German specialists ZÜBLIN Timber, Maggie’s Oldham is constructed from 20 panels of five-layer cross laminated American tulipwood, ranging in size up to 12m long. American tulipwood CLT was pioneered in 2013 by dRMM, AHEC and Arup for its unparalleled strength and lightness, speed of construction and sustainability and tulipwood CLT is one of

02 the most sustainable timber species due to how fast it replenishes through natural growth alone. American tulipwood is also approximately 70% stronger in bending than a typical CLT grade softwood. “From the Oldham project inception we knew it was the right material for Maggie’s, not only structurally and visually, but conceptually,” says dRMM co-founder Alex de Rijke. “An elevated, open plan, all-timber and glass building - with trees growing through it and every detail considered from the perspective of use, health, and delight was always going to be special.” For ZÜBLIN Timber (and all project participants), Maggie’s Oldham is one of the most important developments in a decade of research and development into structural timber innovation and one that could broaden the use of CLT in the construction industry. “This centre proves that a building made of tulipwood CLT is possible and it can be done on a strict budget and

in record time.” says David Venables, European Director of AHEC. dRMM chose tulipwood for the design of Maggie’s Oldham for the positive influence wood has on people. Wood is known to significantly reduce blood pressure, heart rates and recovery times: it has more health and wellbeing benefits than any other building material, according to Wood Housing Humanity Report 2015. Among those won over is Maggie’s Chris Watson. “Our initial nervousness about using this wood this way proved ill-founded,” he said. “It was an extremely efficient construction process, completed in a year, due to the large amount of offsite fabrication.” The Maggie’s panels were machineproduced by ZÜBLIN Timber - who also produced tulipwood CLT panels for AHEC’s The Smile - a 34m upward curving rectangular tube designed by Alison Brooks. Some panels used in Maggie’s Oldham were also curved and also included custom cut-outs and a routed recess detail, so doors could close flush without additional door frames. The centre stands atop 4m steel legs on concrete pads within Royal Oldham Hospital grounds. They offer free practical and emotional support for people affected by cancer. Built in the grounds of NHS cancer hospitals, the centres are safe and welcoming spaces. They lift the spirits and set the scene for people to draw on strengths they may not have realised they had in order to cope. The design of Maggie’s Oldham is all this and more – less about form and more about content. A simple yet sophisticated

wooden box of surprises. Supported on slender columns, the building floats above a garden framed by pine, birch and tulip poplar trees. From a central oasis, a tree grows up through the building, bringing nature inside. On entering, the visitor is met with a space, light and unexpected views down to the garden below, up to the sky and out to the Pennine horizon. Maggie’s Oldham is the first permanent building constructed from sustainable hardwood cross laminated timber, following on from dRMM and American Hardwood Export Council (AHEC) development of this material. The walls and roof are visibly

structure, with an exquisite timber finish internally. The tulipwood CLT has been carefully detailed to bring out its natural beauty – it’s fine, variegated finish is more akin to furniture than construction material. The slatted ceiling was created from wood left over from the CLT fabrication process, ensuring no waste. Wood was considered at every opportunity. As those undergoing chemotherapy sometimes feel pain on touching cold objects, oak rather than metal door handles have been used. Wood fibre insulation ensures a breathable, healthy environment whilst the huge window frames are

American white oak. Externally the building is draped in custom-fluted, thermally modified tulipwood. Maggie’s Oldham was the perfect project for dRMM, one of the UK’s foremost engineered timber experts and advocates. As with most of dRMM’s projects, the material construction was from the design outset intended to be an essential, visible and enjoyable part of the building concept.

At Maggie’s Oldham, wood is beautifully presented as an answer to (and critique of) the well-known problem of healthcare environments that are in themselves unhealthy. The result is a holistic integration of timber building, interior and garden design. CLT tulipwood was used for structure and internal finish, thermally modified and profiled tulipwood for external cladding, softwood fibre for insulation, and tulipwood, ash and oak for fitted and loose furniture.

“The quality of care that we offer to all those affected by cancer is in part a function of the quality of our buildings, not just in the architecture but also in the craftsmanship,” said Chris Watson, Property Director at Maggie’s. “The Maggie’s Oldham team have delivered an inspiring building to a tight budget and timescale, testament to that relationship. A complex site demanded close liaison with the hospital. A supply chain that brought tulipwood from the US, curved glass from Italy, engineered timber from Germany was adeptly managed with care and attention of the highest order. WINNER Best Commercial Project COMPANY: Sprunt Architects Project: St Peter’s Stonegrove

St Peter’s Stonegrove is a new community building that combines a church, community centre and nursery and acts as the hub for a 1,000 home regeneration of the Stonegrove Estate in Barnet, north London. Replacing a cherished 1960s community church that had fallen into disrepair, Sprunt Architect’s design deliberately references the previous building while providing the community with a new and adaptable facility. Accommodating up to 160 worshippers, the church allows the Edgware Parish Team to share the space with other denominations and host secular events. A separate chapel, lit from above by a single skylight, is a devotional space for smaller services and gatherings. Large cross laminated timber (CLT) louvres suspended from deep eaves on the main elevation characterise the scheme and signpost the main elevation. Forming a

cloister that shades the main windows, the louvres work to limit excessive solar gain for the majority of the year. On 29 June each year – St Peter’s Day - they are carefully positioned so that sunlight fully enters the church through a large window. Behind the louvres, gabion walls emerge from the earth, wrapping the worship spaces before rising to form a bell tower; a physical metaphor of the church’s strong community embrace. Acting as a spine, a central corridor connects the café, church and community centre, allowing each element to function independently. A multifunctional community space opens out through a double height

cloister onto an external area, providing the ability to host events throughout the year. A playful ‘fort’ style set of timber clad stairs provide external access to a bright and spacious nursery and toddlers play area located on the first floor. A parabolic timber roof references the shape of the former church and acts as an umbrella, unifying the three distinct zones within the building. Internally, a latticed glulam spruce structure is exposed, providing an impressive focal point within the double height church and nursery on the upper floor. Externally, the roof overhangs the perimeter of the building providing shelter to the main entrance and a covered external play area for the nursery. Timber was selected not only for its structural and environmental qualities, but for its warm and tactile aesthetic which

The Gateway Project comprises a modern newbuild visitor centre within the Weald and Downland Living Museum located in the South Downs National Park and set within the Grade II West Dean Park. The Gateway reflects and transcends some of the qualities of the collection and provides a transitional threshold between the 21st Century facilities and the museum exhibits that boast a unique collection of 50 significant historic vernacular timber framed buildings of considerable importance from across the South East of England, rescued from their original settings spanning a 950-year period. The new buildings utilise and combine traditional building materials with modern timber structures, detailing and construction techniques, both sympathetic to and appropriate for their unique setting whilst offering and encouraging places

for learning, stimulation, discussion, engagement, contemplation and enjoyment. The design concept is based around farmstead village clusters – opening views, vistas and connections into the museum with two new building clusters set either side of an entry court. The setting and collection were key to informing the architecture. To replicate any one style or period of the exhibits would have been inappropriate, however this harnessed a common theme – a response to the museum’s timber framed collections with components, connections, junctions and materiality and the educational relationship with the collection itself.

The Gateway buildings are designed to stimulate discussion, engagement and interaction with all users and are based around three primary components – the green oak timber frame with stainless steel connections, the internal cross laminated timber (CLT) planes and the external materials. The timber frame makes clear references to its historic counterparts whilst wholly marrying the traditional with modern technology. Net Zero Buildings design and construct energy efficient school buildings using Structural Insulated Panel (SIPS) technology. Schoolhaus is their own proprietary design that runs at a fraction of the cost of alternative solutions. The Schoolhaus design was used at Redmoor Academy – a secondary academy in Hinckley, Leicestershire. The goal of the project was to address an oversubscribed secondary academy which needed to expand its capacity. The academy turned to Schoolhaus for their ultra-efficient SIP design and energy savings generated from its solar PV roof. A two-storey Schoolhaus building now houses the maths department, business studies, CEIAG programme and enterprise initiatives – across eight brand new classrooms. Schoolhaus has been specifically developed to deliver outstanding value, speed in construction, radically efficient

buildings and superior educational spaces. Depending on size, a Schoolhaus can be installed in three to five days onsite, which means that this brand new 655sq m building could start and finish construction during school holidays. Offsite design has improved efficiencies and bettered processes than are possible with onsite build, driving down costs which were passed on to Redmoor Academy in the form of lower prices and a more competitive offering. The labour was employed directly rather than sub-contracted which facilitated better control and further lowered costs. Waste was almost completely eliminated

and wood offcuts were used as biomass fuel to provide space heating in Net Zero Buildings’ offsite factory. Deliveries were minimised because products arrived in bulk, rather than individually to disparate sites. Materials were received without packaging which saved time and waste. Excellent value is represented in the pricing of Schoolhaus and the speed of its delivery. There is also a hugely positive impact of our methodology on both climate change and the operating costs (and thereby the lifecycle costs) of the building – Schoolhaus scores ‘off the scale’ on both fronts and also provides students with a superior learning environment and teachers with a valuable educational tool.

The Principal Operations Manager and 15 students from Redmoor Academy came to see their new facility being built up-close in the factory. The pupils were given an engaging presentation which explained what net zero buildings are, advice on how to get into careers in construction, what climate change is and how net zero buildings can help to slow it. Along with the presentation, the students got the chance to see a mini-Schoolhaus being built in front of their very eyes. As well as getting a

chance to see their future building up close, they each signed a length of cedar which was fitted into their future school as they watched on. Jo Cox, Operations Manager, Redmoor Academy said: “For them to be able to see the different personnel working behind the scenes to deliver their new building is a powerful learning tool and hopefully the students on this trip have been inspired by the innumerable career opportunities that are involved in designing and constructing this innovative building.”

All CLT elements are pre-manufactured in the factory and due to the high degree of accuracy afforded by the CNC cutting process, this ensures that exact structural openings are delivered to site – just before they are needed. This enables the panels to be easily and quickly erected, by small installation crews. Early pre-assessment and 3D logistics modelling resulted in the optimised four cranes/four crew site operation for the project. The swift installation and no need to allow for curing times also permitted early handover to follow on trades, providing further time savings.

The Blackdale Campus at the University of East Anglia (UEA), consists of two new cross laminated timber (CLT) blocks providing 514 residential units ranging from three to seven storeys and is the tallest CLT student accommodation ever built. The 30,400m2 blocks went from concept to completion in 62 weeks with the CLT superstructure finished in only 17 weeks, with KLH UK operating a four-team, four-crane approach, that included the installation of 520 pre-manufactured bathroom pods. The advantages yielded by cross laminated timber (CLT) made it the obvious choice as far as the material for the superstructure was concerned. The cellular arrangement of the residential units further helped produce a very efficient structural arrangement. The timber superstructure was delivered to the site in 95 lorry loads, with the total sequestered/stored carbon in the KLH panels weighing 935.3 tonnes.

Collaboration between the project team members was a key factor for the success of the job that has been designed and delivered to building information modelling (BIM) level 2. The development, rated Excellent by BREEAM, was completed in time for the start of the September 2016 academic year. Apart from the BREEAM Excellent rating the building’s frame uses 3,600 m3 of CLT and provided an embodied carbon saving of 1,700 tonnes compared to a concrete frame excluding carbon sequestration in the wood. If sequestration is taken into account then this saves a staggering 4,600 tonnes of embodied carbon compared to a concrete frame.

KLH panels are manufactured from PEFCcertified timber sources and sustainably managed forests in Austria. All CLT elements are pre-manufactured in our factory (KLH Massivholz in Austria), where they are cut and processed to the exact design requirements of the project using state-of-the-art CNC technologies. This results in excellent dimensional stability, both in overall panel size and for structural openings. The manufacturing process is low energy and produces zero waste – all off-cuts, wood shavings and sawdust are manufactured into biomass pellets and used to generate heat and power in the KLH Massivholz factory, with the excess being sold to regional CHP plants. The achievement of the short 17-week construction programme (including

the installation of 520 bathroom pods) exceeded the client and construction team expectations. This was achieved strong direction from the client and determined collaboration by the construction team. The innovative and cost-effective development of the high capacity connection details for lack of stability walls for this project

and for use on future similar structures was ground-breaking. The high standards of sustainability achieved and the high standards of design were delivered onsite using minimal crane operation and resulted in a building that was virtually snag-free. The project was also part of the Considerate Constructors Ultra scheme,

The SMTS BIM library is a pioneering step change towards integrated digital design, manufacturing and construction. The BIM Library provides free to use Revit Product File downloads, for use in 3D BIM modelling giving designers the ability to download dimensionally accurate 3D product files, with embedded data-sets, visually representative of the system solution selected. They are available through BIM Store, the ‘go-too-place’ for BIM objects and one of the most extensive libraries of BIM products in the world. This digitisation enables SMTS products to be used to generate quick and accurate timber frame building designs, in half the time a normal design process takes, and automatically creates 3D IFC files of the timber frame structure, reducing cost of design by 30%, allowing clash detection early and shortening lead in times by four

The BIM library was delivered in a pioneering collaborative approach, inspiring others towards developing their digitisation plans. The BIM library is a direct output from a wider BIM Pilot Research project, part funded through CITB Flexible and Structured Innovation Funding Programme. The project investigated the case for BIM within SMEs and explored the readiness of the supply chain to enable BIM working, evaluating the technology, training and cultural change behaviours needed to unlock transformational change within each company, their supply chains and the sector as a whole. This approach required two housebuilders and their supply chains working together to share knowledge, learning and to collaborate to drive forward change. The BIM library has been greatly welcomed in the sector, unlocking benefits to SMTS, the timber frame sector and impacting on construction in the widest sense. In delivering this pioneering BIM library, SMTS is BIM ready and fast developing a maturity

Stephen Perse Foundation School required a new sports hall on an unusual site set within an urban context among residential properties. The answer used a CLT, glulam and steel structure that completed in 15 weeks. Including Cambridge’s first roof top multi-use games area, a Sport England four court sports hall, a hub area and nine additional classrooms, the project was challenging due to the complexity of the design and the site layout. The building included 8m high CLT panels erected on top of a 3m high concrete plinth wall, the roof consisted of three piece steel trusses bolted together onsite before installation. The flat roof consisted of CLT panels and a steel frame to form the roof top sports field. The entrance area and student hub consisted of an intricate glulam and steel frame which when completed gives the entrance a modern innovative feel.

The project was technically challenging as the glulam structure was connected with hidden fixings and the beams had to be kept in pristine condition during construction, this was achieved by wrapping the beams in breather membrane to protect from sun bleach and water marks. When the installation was complete the breather membranes were removed and the panels were constantly the same colour saving hours of preparation work. The steel roof trusses over the sports hall had to take different loads. Each set of steel trusses were pre-tensioned to take the different loads. When first placed they sat at different levels but once the

loadings were applied the trusses sat at the same level, with each panel connection having a specific fixing method. The whole project was installed without an external scaffold with the use of scissor lifts, cherry pickers and temporary edge protection – the installation methodology was strictly adhered to avoid any risks to the operatives. Mint Construction used a skills matrix for all of employees and subcontractors – not only for the core competencies required for site work but for various health and safety elements including facefit. 100% of operatives have a CSCS card with over 95% having a skilled card in either timber frame erection or carpentry. Operatives


ST AWARDS 2017 also had CPCS cards both red and blue and NVQ’s are undertaken to ensure that they have the skills required in lifting operations. Importantly, senior members of the team have SMSTS and SSSTS certification. When new technology/systems of work were introduced directors, contracts managers, gang leaders are trained with follow-on onsite training for the rest of the teams that follow. All new jobs have an individual Health & Safety folder which is onsite at the start of each job for all operatives to read, this includes risk assessments and method statements that must be followed and COSHH information for any substances being used as well as PPE and fall arrest checklists. Operatives are given the tools they need to carry out their duties to the best of their abilities, and are fully trained for all of the required competencies needed for each job

The conversion of a former nuclear research and engineering structure on the Severn Estuary has provided South Gloucestershire and Stroud College with an eye-catching solid engineered wood building that has been described as ‘visionary’. The centre represents the first step of the College’s ambitious plans to establish a sustainable science and technology park. The result is an exciting new hub for the sustainable industry and provide a renewable energy and engineering skills centre supported by both local enterprise funding and international technology partners. The building is designed to become an exemplar of regenerative investment and an education tool in its own right and utilises the vast existing Engineering Hall to create a dynamic and sustainable new education facility that will also generate a surplus of electricity from a 100kW solar PV façade.

The application of prefabricated timber technology was, by necessity, at the highest level of technical achievement, due to significant site constraints including limited floor-to-floor height, in order to co-ordinate with existing floor levels. This was resolved through the adoption of an innovative hybrid laminated timber structure, using CLT for the floor slabs, supported on network of LVL joists in order to keep floor depths to a minimum. Due to the fact the prefabricated assembly had to take place within an existing building, this necessitated use of smaller section sizes and/or advanced crane/

handling techniques where this was not possible (e.g. the 2.4m x 8m CLT balustrade panels). The complex existing structure meant that the existing building had to be 3D-scan surveyed and the CLT/LVL panels CNC-cut to precisely fit around the in-situ steel frame with multiple diagonal braces. By applying precision computer controlled machining technology and using plywood sheets in available sizes, waste was also reduced. The use of timber created an improved environment for users, with warm surfaces, improved acoustics and enhanced vibration characteristics with wood improving temperature stability thanks to higher thermal storage capacity.


ST AWARDS 2017 and suppress reverberation, minimising waste through use of perforated plywood in standard 1200mm sheets. It is also perforated and backed with acoustic material to suppress reverberation within the main hall.

The prefabrication of timber elements meant that onsite build time was minimised (important as the College had a limited window of construction opportunity) and limited the associated environmental disruption. It was cost-comparable with a conventional steel frame, once savings on preliminaries, secondary framing, linings and finishes were considered. It is carbon-sequestering, with only PEFC/ FSC certified timber from sustainably managed forests being used (along with formaldehyde-free adhesives).

The project provides a national exemplar for the transformation of an ‘unloved’ industrial building (originally earmarked for demolition) into a vibrant, sustainable hub for the promotion of new environmental technologies, including a prefabricated hardwood LVL timber structure and ‘dazzle-camo’ prefabricated plywood cladding. The iconic pattern is based upon the dazzle camouflage of World War I battleships. Rather than ‘daze and confuse’ here it is intended to reduce the visual mass of the lower levels of accommodation

The new £5 million Engineering Centre – now known as Berkeley GREEN campus – opened to learners in September 2017 and offers some of the best training facilities in the country for the built environment, welding, engineering and digital technologies. The £2 million Sunbeams Music Centre marks a significant milestone for the Sunbeams Music Trust and uses timber within the contextual environment of the healing power of music in an exceptional way. Founded by Annie Mawson in 1992, Sunbeams Music Trust is one of the leading Arts in Health organisations in the UK and recognised as one of the most innovative, high-achieving ‘hands-on’ charities in the country. Based around Steiner Principles to give the optimum conditions for therapy the building is imagined as a piece of ‘architectural music’ in the landscape of the Lake District. The architecture is intended to reflect synthesis between the natural context, a contemporary vernacular and musical

union. The design team’s resultant building is designed to embody musical qualities of rhythm, timbre and melody within the landscape shaped along the curved natural contours it grows with a crescendo at the canopy to the eastern main entrance. The structural geometry has a main curved aspect which is formed in twin glulam sections sat onto a vertical beam within an oak clad elevation to the south. The projecting eaves have a larch lining which continues internally to draw the eye connecting inside and out. This projection

Timber has many therapeutic qualities which resonated well with the core drivers of the project. Ultimately timber has a natural warmth and vibrancy that was ideal for the intended use within the context of Steiner principles. Structurally the frame is visible and celebrated throughout. Like a musical instrument, it was important that the structure had a truth to materials and was finished to a high standard. The lozenge shaped therapy spaces have large Metsa Wood panels forming the acoustic lining, again the qualities of timber being ideal for the task in the acoustic separation. Throughout the centre the use of timber has been balanced against other earth materials such as stone and glass along with the surrounding natural patina of the landscape but essentially timber is the core ingredient in the composition. Various timbers have been incorporated, from the refined exacting finish of the oak boarding rhythmically banded contrasted against the rough less regular cedar boarding lining the therapy pods. In the latter material the flexibility of the lapping and size of shingle allowed for large volumes to be uniformly covered with a warmth and consistency that with oak boarding used elsewhere would not have been possible.

minimise section dimensions, sustainable features but also its durability and high-quality architectural finish.

A dramatic fan-shaped timber and fabric roof, supported by cantilevered glulam beams, defines the new Warner Stand at Lords Cricket Ground. The elegant stand roof features the first use of American White Oak beams of this scale in Europe. The Marylebone Cricket Club (MCC) commissioned the stand as part of its 2013 masterplan for upgrading the ground’s facilities, and knows full well the sensitivities involved in making any changes at the world’s most famous cricket ground. The architectural criteria demanded a sensitive yet structurally efficient intervention. The roof would also have to cantilever (structurally) a great distance to offer shelter and protection to spectators at the ground while also roofing over internal restaurant spaces.

In collaboration with architects Populous and BAM, Arup delivered innovative engineering solutions to design the graceful roof featuring slender American White Oak hardwood glulam beams as primary structural and architectural elements. The large glulam cantilever beams of American White Oak are up to 25m in overall length, with 13m maximum cantilevers – and support a fabric roof stretched over a steel skeleton. The choice of American White Oak glulam was driven by its inherent structural properties (strength and stiffness) to

The use of a timber, steel and fabric hybrid, and of American White Oak, presented a number of issues. Firstly, the steel-totimber interfaces introduced issues of differential movement (due to thermal expansion and contraction, and creep in the timber) which required careful study and were designed out through the introduction of slender connecting elements. The steel therefore is completely secondary, simply sitting on the timber, which thus became the primary load-bearing structure. Secondly, little research had been done on the strength of the hardwood finger joints and the potential impact on the strength of the glulam. Extensive testing was required, carefully co-ordinated between Arup as structural engineers, HESS as fabricators, and the MPA Materials Testing Institute in Stuttgart. This indicated to Arup the extent of the reduction in strength that had to be assumed in the design of the beams due to the finger joints. Lastly, testing revealed issues of delamination between

oak laminates. This was related to the relatively high density of the hardwood, which prevented absorption of several different adhesives tested. A newer, melamine adhesive was necessary to overcome this, meaning these glulam elements would not have been possible without the latest adhesive technology. The rigorous testing regime allowed the glulam to satisfy requirements for European Product Approval. Parametric and computational design models were used to handle the complex, radial geometry of the scalloped roof form. It was possible to generate the roof geometry via coded rules that controlled various parameters, such as the setting-out of steel and timber, sectional dimensions of the timber, overall footprint and incline. MCC’s Assistant Secretary (Estates), Robert Ebdon, said: “MCC created a tough brief, requiring a structure which delivered exceptional facilities for spectators, a unique experience for meetings and events and provided an outstanding working environment, while meeting sustainability targets. The expertise and knowledge brought by Arup ensured that these objectives were met and delivered a truly world-class building.”

Barratt Homes is the UK’s largest housebuilder. With sustainability, cost, speed and quality their key objectives, they embarked on a project to investigate alternative methods of construction that would deliver these objectives and deliver benefits to their business. In 2014, Barratt Developments committed to build a percentage of their output in timber frame across the UK. Barratt undertook an extensive tender process to fully understand the benefits of timber frame and how they could make the transition to timber frame. This was a critical factor as site teams would need to understand a new way of working to ensure that Barratt Homes reaped the benefits – they chose Stewart Milne Timber Systems (SMTS). SMTS met Barratt’s requirements with their expertise, collaborative partnership approach, ability to meet volume needs and its track record in delivering quality

and consistent volume. This was the beginning of an unrivalled approach to the introduction of timber frame. In that period, together they have delivered over 2,500 timber frame plots across the UK. Prior to the decision to utilise timber frame as their initial offsite solution for housing, Barratt Developments completed a review of available offsite technologies, ranging from pre-formed M&E cupboards to full volumetric build solutions available and included assessment on commercial aspects as well as availability and opportunity to increase volume. As well as the technical development of the timber frame solution, and conversion

of the existing house type portfolio from masonry to timber frame, they developed a commercial analysis tool to compare buildcost of timber frame with existing masonry. This remains instrumental to Barratt Homes enabling them to review the commercial impact of timber frame with a full analysis, including the impact on build time, and output levels as well as full material cost movements in line with the scope of works and specification. A primary strand of their offsite strategy sought to build on their experience in Scotland and lead the way in England to develop homes in timber frame by investing resources to understand the benefits


Sidey’s Offsite Solution IS KEY for an Offsite Future Site construction times and therefore end costs are dramatically reduced... and then embark on a plan of continual improvement in design for manufacture, BIM and offsite construction. The decision to use timber frame was the understanding that timber frame was tried and tested, readily available, well understood, cost effective, high quality and fast to construct. Barratt Homes and SMTS worked together to provide an unrivalled level of training and collateral for the introduction of timber frame – developing a workshop ‘An introduction to Timber Frame’, jointly delivered with the relevant Barratt Homes division prior to a timber frame site start. Completion of this has had a significant impact on the successful introduction of timber frame. Similarly, an induction specific for site teams was developed and is used on each site to include follow-on trades and NHBC inspectors to ensure understanding of variances when using timber frame. A follow-up review with the site team and follow-on trades is also completed 4 to 6 weeks after the first timber frame on site, including a review of homes to check completed works and further support the site teams. Maggie’s Oldham is the newly constructed cancer care centre situated within the grounds of The Royal Oldham Hospital and required a sensitive and collaborative team approach to its construction. Maggie’s Oldham seeks to provide ‘the architecture of hope’. The building sits on six slender stilts which allows the building to hover over a garden. The garden offers ‘open air rooms’ framed by pine and birch trees. The project required fast mobilisation due to a finite amount of funding, postBrexit currency rates and strict spending criteria. Therefore, all members of the team including the client, design team, QS, contractor and supply chain, all worked collaboratively to ensure this was achieved and the maximum value for money accomplished.

Throughout the scheme F Parkinson worked to ensure that a committed customer focus was maintained to create the best possible facility, in terms of design, quality, sustainability, value for money and community involvement – all to provide the maximum benefit for the occupiers and users. Achieving the practical, social and emotional vision focused the entire team’s attention and total buy-in to a common goal of creating a building that would deliver a soothing, welcoming and calming environment to those suffering the distress that a cancer diagnosis can cause. The building is constructed entirely of hardwood cross-laminated timber (CLT) – a

relatively new material made from highly sustainable American tulipwood, which was selected as the principal material for its health benefits, strength and expressive, warm finish. Situated on a very tight site adjacent to existing live hospital buildings, a careful strategy needed to be considered in how to maximise the building footprint and allow sufficient access to undertake the work. Maximising the landscaping is also critical component of all Maggie’s schemes and ensuring no disturbance for hospital neighbours and access maintenance. Having previously worked with the architect on a seafront wedding chapel in Blackpool, where a challenging project had gone


Use PIR insulation Why? very well, both parties were keen to work together again. The client was looking for a main contractor who would work with the team and become a trusted part of it. The selection was based upon: quality, existing relationships, whole-life costs and benefits and the focus on whole-life legacy. Working with the main contractor at an early stage along with early supply chain engagement was crucial to achieving quality, transparency, gathering expertise and best value. Following Lean principles the building was fully watertight in five weeks. Factory visits were organised for the team to inspect the pre-manufactured product and ensure quality. Shared document control through the use of cloud-based software – XCIPIO – allowed each party to communicate with one another to ensure that the design and construction processes interlinked. It also provided a central hub of project data with access for all. This became especially important due to the locations of some of the supply chain being geographically located around the globe: USA, Germany, Italy and the UK. This software allowed us to overcome the barriers of location and work together seamlessly. Through collaboration with an educated client and an aim to provide a Maggie’s Centre within every hospital estate, this model will be rolled out as a blueprint for success. Even if the drilled hole is oversize, Joyner Bolt’s teeth will bite and hold the bolt securely in place and maintain the integrity of the fixing whereas a coach bolt will pull through or fall out causing time and cost issues. Because the teeth grip the timber securely Joyner Bolt can be tightened with only one hand even in awkward spaces. A coach bolt requires two hands for tightening, often with restricted access and view which is again a cost issue. Joyner Bolt is also proving to be the fixing of choice with a growing list of new timber style materials, most particularly glulam and it also has the potential to be manufactured in other materials e.g. stainless steel for oak frame buildings. Supporting & Caring for the Timber Industry Assisting the retired and less fortunate from the timber industry – the Timber Trades Benevolent Society (TTBS) has been operating throughout the UK since 1897.

The Society is funded by annual dividends from a well-managed Investment portfolio, built up since the 1897 formation, together with national and regional fundraising activities, which provide a calendar of social events for the timber trade throughout the year, donations from companies and individuals connected to the timber trade and also, over the years, from some extremely generous legacies from past members of the timber trade. The TTBS not only assists aged and retired timber trade members and their dependants, but also some much younger who have fallen ill, have become severely handicapped or who have lost their partners and are still caring for their children.

The Biggest Show to Date As the UK’s only specialist event dedicated to timber, Timber Expo re-opened its doors on the 10 October at the NEC to welcome professionals, exhibitors and governing bodies alike to showcase the latest developments, products and innovations to hit the industry.

Timber Expo forms part of UK Construction Week, which had its most successful event to date with a record 33,697 construction professionals attending – an impressive 11% increase year on year. Timber Expo also encouraged attendees to network with and celebrate its diverse community – including a dedicated evening at the Structural Timber Awards. The show offered creative and inspiring stands from Glennon Brothers, Hoppings Softwood, Gripdeck, White Haus Bespoke Timber and more with an array of international talent including Biesse, Garnica, Bodino, PIVETEAUBOIS with neverseen-before exhibitors coming from as far

as Belarus, and Latvia. The Innovation Trail showcased the latest products and services to the market, including STEICO, which displayed its European Technical Approval (ETA) awarded product SteicoFloc, a highquality air-injected cellulose insulation, manufactured from recycled paper. Leading industry authority, TRADA, collaborated with Timber Expo to host the Timber Focus Theatre. The stage welcomed the likes of Zaha Hadid Architects, drMM, Arup, Pier Architects and Design for Homes, who provided ample content on how the design and application of wood are being reimagined. In addition to a wealth of engaging content, Timber Expo offered various crowd-pulling displays, including the OOD’s pod solution – OODHOUSE - an innovative concept born in Estonia that combines a pod home/ hotel cabin with serious style credentials. There was also a great focus on up and coming talent with an impressive feature from Birmingham’s primary-school students from in the Next Generation Design Brum competition by Scale Rule.

Students from the Emergent Technologies and Design Programme at the Architectural Association also provided an innovative timber installation, aptly named ‘Entwined’, which was co-ordinated by TRADA and sponsored by Hanson Plywood.

The Structural Timber Awards surpassed all previous years with its highest calibre of entries and attendance, with professionals gathering to celebrate the best of the industry. Judges had to sift through over 200 submissions to crown their winners that included: B & K Structures, Stewart Milne Timber Systems, Net Zero Building and ABIR Architects to name just a few. Visitor and exhibitor feedback on the show has been phenomenally positive. First time exhibitor, Michael Sant, Director at Gripdeck, said: “Footfall has been particularly good and the quality of the visitors to our stand has generated some good leads. The type of visitor has been a real mix from architects, merchants and end users, and it’s been good to talk to a wide range of people at the show. It’s been very good for us with some really good contacts made.”
