Sek Real Estate Guide

The Real Estate Guide was started in 1994 and served the Parsons/Chanute area. With support from your local realtors and other businesses, we are able to provide you with a full color magazine listing real estate for sale. The Real Estate Guide offers other information such as helpful articles and advertisements from your hometown businesses. We work hard to provide a variety of ads for your viewing pleasure. This publication is free, one per reader. Removal of more than one paper from any distribution point constitutes theft and violators are subject to prosecution. Tampering with our racks is prohibited. The Real Estate Guide is published by RAM Publishing, P.O. Box 823, Parsons, KS 67357. We try our best to present an accurate guide for you, but RAM Publishing and our advertisers are not liable for material printed in error. July/August, 2016 Clean Indoor Air

(NAPS)—For clean, fresh air in your house, you need effective filters in your heating and cooling ducts. This is especially important if you have pets, plants, or people with allergies around. The newer sort of filters can remove more and much smaller particles than could older fiberglass filters. Dirty filters let dirt, allergens and mold spores in. So do leaks around duct joints. Contaminants cause the heating and cooling system to work harder, use more energy and wear out faster. Fortunately, you can address this issue by having the ducts cleaned regularly by a member of the National Air Duct Cleaners Association (NADCA). It’s a trade association of the HVAC inspection, cleaning and restoration industry and its members have signed a Code of Ethics and invested time and resources into industry-related training and education. They also have general liability insurance. The contractor should conduct a thorough inspection of the entire HVAC system before doing any work and tell you about any problems. You can find a NADCA member at http://nadca.com/en/prosearch/ all. Enter your zip code or state to find a certified professional near you.

(NAPS)—This year, designers are seeing a growing trend emerge among homeowners: bringing their interior design aesthetic to their outdoor spaces. “Homeowners are looking for ways to let their personalities shine throughout every room in their homes, including the outdoors,” says HGTV/diy network star, Jeff Wilson. “It’s changing the way people approach decorating, including their decks and backyards.” Here are some tips from the leader in outdoor wood care protection and beautification, Thompson’s® WaterSeal.® They can help you create an outdoor environment that’s both beautiful and functional for entertaining family and friends (or even a party of one!). • Bring some natural color to your backyard. Consider adding a colorful variety of potted plants (like geraniums) and greenery (like boxwood topiaries) to provide some privacy and a bit of texture to border the space. • Furnish it colorfully and comfortably. Whether your aesthetic lends itself to stone benches or wooden Adirondack chairs, add some cushions to make the seating both comfortable and colorful. Vibrant accent pillows are a great way to tie in fabrics and colors from your home’s interior, creating one cohesive look. • Decorate with a light touch. Hang paper lanterns or string lights to keep your deck well-lit at night while creating a soft ambience for your guests. • Keep it serene. Bring the tranquil sounds of water to your deck with a small, decorative fountain. Alternatively, consider hanging a wind chime to create a relaxing, Zen environment for you and your visitors. • Protect and beautify with confidence. Provide long-lasting, durable protection for outdoor wood items against the harmful effects of tough weather conditions such as intense rain, heavy snow and harsh sunlight. Four seasons will take their toll on all unprotected wood, causing cracking, splitting and rotting. But there’s an easy, one-step solution available at your local Lowe’s: Thompson’s WaterSeal’s new Signature Series collection of waterproofing and staining products features highly specialized formulas for your outdoor wood, providing outstanding protection and beautiful results all in one. Homeowners can select either the Clear Wood Protector to enhance the wood’s natural appearance or a Stain & Sealer to add beautiful color in three opacities: Transparent, which adds subtle color and shows the most wood grain; Semi-Transparent, which offers moderate color and shows medium wood grain; and Solid, which adds the most color and shows the least amount of wood grain. You can also choose from four popular color options: Autumn Brown, Natural Cedar, Timber Brown and Honey Gold. They’re available in Thompson’s WaterSeal preferred and easy-to-use packaging available at Lowe’s nationwide. With Thompson’s WaterSeal Signature Series, homeowners can devote more time to enjoying their outdoor space and less time maintaining it. Creating the ultimate outdoor haven starts with a beautiful deck, personalized deck-cessories and a party with all your closest family and friends. Thompson’s WaterSeal can make this all a reality with their annual Deck Party of Your Dreams contest. Head to www. thompsonswaterseal.com/dreamdeck to enter for a chance to win all this, including a deck refurbishment from deck expert, Jeff Wilson! Selecting A Zero-Turn Mower (NAPS)—Every lawn is unique. From slopes and rough terrain to a cleverly crafted maze of trees, each lawn requires the right mower to make clean, precise cuts. To help you make the right decision when it comes to mower selection, here are some expert tips on how to accurately choose a zero-turn lawn mower. • Durability: Comparing specs on steel frame design and dimension, the gauge of the steel (the lower the gauge, the thicker the material) and protection surrounding the rearmounted engine can provide a good idea of overall durability. • Deck Construction: Residential mowers have decks of lighter-gauge steel stamped in a press. For typical residential properties, stamped decks are more than adequate, but for properties with rough terrain, they may be less durable than the commercial-grade welded decks. Manufacturers with professional heritage who also produce products for sports fields, golf courses and professional contractors, like Toro, can be trusted to provide high-quality, commercial-grade welded decks. • Engine Design: It’s important to be alert for brands that are found on commercial zero-turn mowers or a mower manufacturer’s own brand. These engines can be customized for specific machines. At Toro, for example, engines are specifically matched to maximize performance for the product they control. Before each engine leaves the assembly line, it’s tested under load and checked for power levels and governor response to ensure peak performance. • Easy-To-Adjust Cutting Height: Adjusting cutting height on a mower should be easy and fast. A foot assist will provide extra leverage in addition to a hand lever. This lets the operator quickly raise the deck for short periods, such as mowing over an exposed tree root. Mowers that require manually adjusting the deck height can significantly reduce productivity. • Tire Width: Wider tires distribute the machine’s weight over a large area and are easier on the grass. Additionally, they provide improved traction. • Comfort: Although zero-turn mowers reduce the amount of time spent mowing, comfort is still key. Ensure the seat is comfortable and provides good back support. Control panel location is also important. Make sure the controls are highly visible and within easy reach. Operation is less complicated when controls are on the same side. • Ease of Use: Ensure your mower matches your experience level. Some zero-turn mowers provide adjustable mowing speed to match comfort. Choosing the “high mode” gives operators maximum speed for mowing flat, open spaces. “Low mode” creates enhanced maneuverability when cutting around trees, landscaping or in other tight spaces. Some manufacturers also provide zero-turn mowers with steering wheels, making operation even more simple and intuitive. Look for models with adjustable steering columns to maximize comfort and ease of use. • Price: Residential zero-turn mowers range from $2,000 to $6,000. While it’s possible to get a quality zero-turn mower at the lower end of that range, mowers at the higher end usually have more features and added durability. No two lawns are alike. Zero-turn mowers, such as those in the TimeCutter series from Toro, can cater to the uniqueness of any yard.

Knowledge Is Power, But It Won’t Keep The Lights On (NAPS)—Being prepared means being in control to maintain peace of mind. There is nowhere to hide from seasonal storms but, because they are coming regardless, it is possible to get ready to face them head-on. Increased dependence on electronics has changed the look of storm safety checklists, so it is a good idea to review some new tips. • Be sure devices are charged so they are ready for use. A true testament to how hurricane preparedness has changed in the last two decades, electronic devices have become a much more critical part of our lives. As the forecast becomes more serious, get all necessary gadgets powered up and use only as needed. • Have a family communication plan. Ideally, everyone will have fully charged devices, but if they don’t and family members are separated, have a plan to check in and share status updates. Text messages use less bandwidth than phone calls, so set up a group text for single message check-ins. Keep a paper copy of important contact numbers in addition to all the contact information stored on a cell phone. Identify someone outside the community who can serve as a point of contact if communication within the area is cut off. If local lines are jammed as the result of a disaster, it can actually be easier to make a long-distance call to someone in another area. • Be sure the hurricane kit includes a battery-operated radio. It will be important to save power on phones and tablets, so don’t waste it getting news updates online. Dig out the old AM/ FM transistor and make sure the batteries are fresh. • Get the gas tank filled up. If power goes out for an extended period, gas stations will be challenged without use of their digital pumps. Take action ahead of time to avoid what is sure to be a chaotic scene. • Install a backup generator. Home standby generators like the Guardian Series by Generac turn on automatically when the power goes out and will stay on until power is restored. They don’t require refueling so there is no need to worry about the gas station situation. A sense of safety and normalcy can be restored within moments after the power goes out. “Severe weather puts a lot of stress on a homeowner, but a standby generator reduces that stress,” explained Jodi Marose, Generac Power Systems, Inc. spokesperson. “Maintaining power allows you to maintain a sense of normalcy as you navigate your way through the aftermath of the storm.” Homes and families come in different sizes and so do generators. Generac.com has a sizing calculator that will recommend the best generator for the user’s backup power needs. Household items can be identified to keep specific items running during an outage, from furnace and refrigerator to sauna and hot tub. Live representatives are available to chat online or backup plans can be designed and sent via e-mail. Jeff Friges from Ashland, Ohio owns a Guardian Series 11kW. “I’ve had it for over a year now and it just sits there quietly until it’s called upon when the power goes out. Then it turns into a power-pumping monster without hesitation. One of the best investments for my family and my home.”

Make Your Vacation Home Work For You (NAPS)—One of the last things most homeowners think about when buying the vacation home of their dreams is work. They’re envisioning more getaways and time with family and friends. However, if and when they decide to rent out their property to bring in some extra revenue, that can be a different story. While peer-to-peer sharing sites have gotten owners thinking it’s easy to become a do-it-yourself host, a new Kelton survey found that nearly nine in 10 homeowners who rented out their home themselves “dread” something about doing it on their own, including the very things travelers find most important. “It’s not uncommon to hear the same story from owners who switch from managing their home themselves to working with a professional manager,” said Mary Lynn Clark, president, Wyndham Vacation Rentals North America. “They initially think renting on their own, without any commission charges, is the best route. But they quickly realize the work involved. The study showed that not only does working with a professional manager get you more bookings, it saves you time, which is invaluable to most.” For owners without the expertise or bandwidth to go it alone, a professional manager might help. In fact, among owners who have rented on their own and through a professional management company, more than seven in 10 prefer the managed option. Here are four common headaches a professional manager can help you avoid: • Regular maintenance: When your vacation home is your escape, it’s draining to find it comes with a to-do list. According to the survey, chief complaints among homeowners who have rented their home themselves include handling inspections (48 percent) and cleaning the house (48 percent). • Service issues: Dealing with guest issues is the top-cited complaint among homeowners who rent their home themselves. If the air-conditioning breaks, you’re responsible for getting that issue fixed quickly or explaining to your renters they’ll no longer have that amenity during their stay. Most professional managers can ensure your guests have 24/7 assistance. • Time commitments: Owners who work with a professional manager save an average of four hours with every booking, which can add up to nearly 130 hours each year. If you have the time and a knack for hospitality, renting can be a fulfilling job. If you’re just looking to reap the revenue benefits, consider enlisting a manager to handle your home’s rental needs. • Marketing pressures: It takes marketing savvy and dedication to get your property booked. Homeowners who have rented both on their own and through a professional manager feel a manager is more effective at attracting renters, marketing their home across the appropriate channels and filling their home during slow seasons. Close to seven in 10 even feel they would get more bookings with a professional manager.

Wildfire Smoke Travels Farther Than You Think

(NAPS)—There’s been a disturbing pattern of increasing wildfires in the U.S. and Canada. Nine of the 10 largest wildfires in the U.S. in recent history have occurred since 2000. The U.S. Forest Service now spends more than half its annual budget on firefighting, compared to 16 percent just 20 years ago. In Canada, hundreds of wildfires burned throughout the nation in 2015 as a result of scorching temperatures and drought. The trend is likely to continue, and wildfires are likely to be a health concern for areas far downwind. More than ever, it’s important to know what steps to take when wildfires affect the air quality where you live. Wildfire Smoke Travels Farther Than Previously Thought In one recent study, researchers discovered that rural wildfire smoke drifts farther from its source than was previously thought. Examining satellite data to track the movement and dispersal of smoke plumes, they found that wildfire smoke drifts at a very high altitude, eventually reaching distant urban centers and interacting with other pollutants to create elevated ozone levels far from the fire source. Previous studies had found that wildfires release nitrogen oxide and hydrocarbons that contribute to elevated ozone levels, but those effects were seen mostly in rural areas, not distant urban centers far removed from the fires. Breathing ozone can trigger a variety of negative health effects, including coughing, throat irritation and congestion in healthy people. Furthermore, ozone can worsen symptoms of bronchitis, emphysema and asthma. Wildfires And Heart Attacks Another recent study, published in the Journal of the American Heart Association, reported new evidence of a connection between wildfire smoke particles and acute heart disease, including cardiac arrest. Smoke particles that are 2.5 microns or less in diameter (known as “fine” particles) in particular were found to be associated with a short-term increased risk of cardiac arrest. The study also found an increase in emergency-department hospital visits associated with exposure to fine smoke particles from wildfires and a 6.9 percent increase in cardiac arrests as a result of exposure to wildfire smoke particles. The increase was most strongly associated with men and people more than 65 years old. Increases were also found in other forms of heart disease. How To Protect Yourself From Wildfire Smoke Fortunately, there are precautions you can take if wildfires occur near you. Here are a few: 1. Protect your indoor air. Keep windows and doors closed. If you use an air conditioner, keep the fresh-air intake closed. A high-performance air purifier such as the IQAir HealthPro Plus will help remove smoke particles of all sizes from indoor air. It will also help control ozone levels. This is critical if you live in an urban area downwind (even remotely) from wildfires. 2. Remain indoors as much as possible. This is especially true for those with respiratory or heart disease, the elderly and children. 3. Wear a mask outdoors. A paper dust mask or surgical mask is not sufficient. Choose a respirator mask with an N95 or N100 rating. 4. Avoid activities that further pollute the indoor air. Avoid burning candles, using the fireplace, or even vacuuming (unless you own a highperformance HEPA vacuum cleaner). All of these can otherwise become additional sources of indoor air pollutants. Wildfires can occur with little or no notice, and they can poison the air for hundreds of miles or more. Be ready to react quickly and take the right steps to protect your home and family from unhealthy air quality when wildfires occur. A wildfire hundreds of miles away can be a threat to your health—but there are steps you can take to protect yourself.

Call Bev for more information today! Importance Of Garage And Gate Safety For Homeowners (NAPS)—As a homeowner, few things are more important than safety and security, whether referring to the entry and exit points of your home or community at large. Unfortunately, millions of homes and communities are at risk, with 1 in 15 garages and 3 out of 4 gate systems lacking the latest safety features, which ensure protection for everyone who comes into contact. As you work to keep your home and community safe, keep in mind the following tips for added safety in your garage and around your community. 1. Don’t Chance It. Check It.® Beyond your regular routine of checking the fireplace, electrical outlets and carbon monoxide detectors, you should also check systems often overlooked, such as your garage door opener. Because more than 70 percent of homeowners use the garage as the main access point to the home, it is crucial that garage door openers not only function properly, but also safely. To ensure that all family members—including your children and pets—are as safe as possible, consider conducting LiftMaster’s 3-Step Safety Check. The check only takes a few minutes, but it can tell you if the garage is not functioning properly. To conduct, check the sides of the garage door for properly installed photo eyes mounted no higher than six inches off the floor; block photo eyes with an object over six inches tall and test the garage door—the door should not close. Finally, lay a 1.5-inch-high object on the ground, in the door’s path and test the door—the door should reverse off this object. If your garage fails any steps of the check, consult a professional garage door dealer. 2. Make sure your family is prepared under any circumstance —whether it’s a power outage or a storm. Install a backup power source or products that have backup capabilities built in, so that your daily routine isn’t disrupted. To maintain access to the home, consider installing a garage door opener with a battery backup system, so you can still park your vehicle, reach stored items and access your home. 3. In addition to checking or updating your garage door system, you should also consider the safety of your community as a whole. With more than 11 million households across the U.S. located within gated residential communities, automatic gates are another area where safety is often overlooked, but is vital. Do your part by speaking to your community or property manager about the 2016 Underwriters Laboratories’ UL 325 standards, to ensure automatic gates in your community are up to code. If the gates in and around your community do not have the proper safety equipment, such as photo eyes, consider replacing them with ones that do. 4. If you are installing a new garage door or community gate access system, make sure to involve a professional, safety-trained dealer. “Many homeowners don’t realize this, but the garage door is the heaviest moving object in the home, and gates can be even heavier,” said John Villanueva, Vice President of Marketing at LiftMaster. “This makes the garage and gate area extremely important in ensuring the safety of your entire family.” With these helpful tips, you can ensure that your garage and community’s automatic gates are safe and functional. To learn more about safety in and around your home and community, please visit www.LiftMaster.com.

Become a Superhero of Summer Safety (NAPS)—You can protect the kids you care about from the playground falls, lawn mower accidents and campfire and fire pit burns that are common and potentially life-altering childhood injuries. Darren Rottmann knows first-hand how easily accidents can happen. He lost his leg in a lawn mower accident when he was 3 ½ years old and was treated at Shriners Hospitals for Children® —St. Louis, where he was fitted for different prosthetic legs as he grew. Despite his injury, Rottmann was able to walk then run and eventually, play baseball, basketball and football. Now 37, Rottmann is a certified prosthetist at that same hospital where he was treated. He was inspired to help children the same way he was helped as a boy. “I think it puts the kids’ minds and their parents’ minds at ease to see that somebody else has been through it,” he explains. Today, Rottmann is helping Shriners Hospitals for Children encourage kids to become Superheroes of Summer Safety by learning and following a few simple rules of safe summer play. Mowing Matters • Teach children to never play on or around a lawn mower, even when it is not in use. They should never be permitted to walk beside, in front of or behind a moving mower. • Children under 6 years of age should be kept inside while you are mowing. • Children should be at least 12 years of age before operating a push lawn mower and at least 16 years of age before operating a riding lawn mower. Playground 101 • Choose playgrounds appropriate for the child’s age and that offer shock-absorbing surfaces. • Teach children that pushing and shoving can result in accidents and injuries. • Remind kids to use the slide one at a time and to wait until it is completely clear before taking their turn. Teach them to always face forward with their legs straight in front and to never slide down headfirst. • Remind children to swing sitting down. Encourage them to wait until the swing stops before getting off and to be careful when walking in front of moving swings. Make a Safe Splash • Teach children to never swim alone or go near water without an adult present. • Give children your undivided attention when they are swimming or near any body of water. • Always jump in feet first to check the depth before diving into any body of water. • Never dive in the shallow end of the pool or into above-ground pools. Fun on the Water • Always have children wear Coast Guard–approved, properly fitted life jackets while on a boat, around an open body of water or when participating in water sports. • Educate yourself. According to the U.S. Coast Guard, 86 percent of boating accident deaths involve boaters who have not completed a safety course. • Always check water conditions and forecasts before going out on the water. Fire Safety Simplified • Teach kids to never play with matches, gasoline, lighter fluid or lighters. Store these items up and away from young children. • Do not leave children unattended near grills, campfires, fire pits or bonfires. Always have a bucket of water or fire extinguisher nearby. • Take your child to a doctor or hospital immediately if he or she is injured in a fire or by fireworks.

First Zika Virus Death Reported West Nile Virus—119 Recent Deaths Protect Your Home

(NAPS)—You can help protect your home from these mosquito-borne viruses. Zika has been declared a Public Health Emergency by the WHO. The CDC reports 426 cases in 44 states, with the active mosquito season just starting. Zika and West Nile will surely cause multiple deaths this year. Infected mosquitoes are most active in warm weather, breeding in standing water. Action Required One simple step can reduce your risk of contracting these often-fatal diseases: Eliminate all standing water on your property. According to the CDC, this is essential. Empty outside pots, barrels, etc., weekly. Since the CDC suggests gutters are the leading source of standing water, you may want to eliminate this threat completely. You can replace traditional gutters with a patented gutter system for handling runoff that eliminates standing water. It’s a set of seven aluminum louvers that turn the roof runoff into gentle rain-sized drops spread in a swath three feet wide away from your home. Called Rainhandler, it requires no cleaning or maintenance and eliminates ground erosion. No standing water in gutters ever again. Get more facts at www.rainhandlers.com/naps or call 800-942-3004.

(NAPS)—Allergies are nothing to sneeze at but you can make your home more comfortable for people who have allergies and improve your indoor air quality—by cleaning in an often forgotten place. Indoor air quality can be a big concern for many families. After all, in a typical six-room home, up to 40 pounds of dust—including dangerous chemicals and other pollutants—is created annually through everyday living. These contaminants are pulled into the HVAC system and recirculated as much as seven times a day. Over time, this leads to built-up contaminants in the ductwork. Since your heating and cooling system is the lungs of your home, you want to keep it clear. One way to do so is to hire a member of the National Air Duct Cleaners Association (NADCA) to give your system a thorough cleaning. Since NADCA members possess general liability insurance and they must clean and restore your heating and cooling system in accordance with NADCA standards and guidelines, they provide a high level of security. To find a NADCA member, see http://nadca.com/ en/prosearch/all. Enter your zip code or state to find a certified professional near you.

Avoid Home Improvement Scams (NAPS)—While home repairs are a standard part of homeownership, they can open the door to scam artists seeking to prey on vulnerable older adults—but you can avoid being a target. That’s a good thing, since recent research suggests older Americans lose over $36 billion annually to a range of financial exploitation schemes, including home improvement scams. Scammers use a variety of strategies to target seniors, from charging inflated prices and delivering substandard work, to using high-pressure tactics to sell services. Older adults are prime targets for this type of exploitation because they often own homes with equity, tend to be more trusting and may be less likely to report an incident. Home repair scams can jeopardize the independence of older adults by robbing them of money and equity in their home, as well as threatening their safety. Fortunately, there are solutions. A new brochure, “Home Improvement Scams—Tools for Reducing Your Risk,” has been released by the Eldercare Locator to provide detailed recommendations that seniors can use to safeguard their financial future. The brochure provides information and resources that can help older adults avoid being targeted in the first place and guidance on what to do if you are a victim of this type of scam. It also features a handy checklist to help homeowners select a reputable contractor. This is an essential publication for any older adult interested in undertaking a home repair project armed with information that will help to ensure it is a success. To order a copy, visit the Eldercare Locator at www. eldercare.gov. The Eldercare Locator, a public service of the Administration for Community Living/Administration on Aging, U.S. Department of Health and Human Services, is a nationwide service that connects older adults and their caregivers with information and referrals to local providers and programs. The toll-free number is (800) 677-1116.

We Want Your Listing Here!

Tips And Tools To Make Chores Easier (NAPS)—Whether your “to-do” list is getting you down or gearing you up for do-it-yourself fun, you want to be sure you have the right equipment to minimize the time, money and elbow grease you have to expend. Therefore, you should look for products that can help make lawn care, gardening, home improvement and other DIY projects easier to accomplish. For example, instead of laboring to push an aerator around your lawn, consider a liquid dethatcher. You apply the dethatcher using a sprayer on the end of the garden hose and the formula works to aerate soil and break up the layer of thatch that hinders grass growth. Renting tools or equipment you use occasionally can save you time and money. Many home improvement stores now offer a wide range of tools for rent, from bench saws and floor sanders to augers and overseeders. By renting, you avoid storage issues and maintenance chores. One piece of equipment a DIYer can use all year round is an off-road vehicle. By having it for heavy jobs, you can avoid the expense of hiring additional workers for projects such as: • Removing dead branches and towing out bushes and trees. With a winch on the front of the vehicle or a tow strap at the rear, you can pull out old brush more easily. • Smoothing out fresh dirt with a plow. Raking by hand is messy and takes a lot of time. Instead, hook up a plow to your off-road vehicle and gently smooth out the dirt. If the dirt is already level, attach a pull-behind rake to the vehicle to get set for planting or seeding. • Carting lumber. You take fewer trips and save yourself from muscle aches and splinters. You can also reduce the number of helpers you need for the project. • If you have a boat dock, use your off-road vehicle to tow it into the water. • Hauling rocks or mulch around. You may be able to get more done with a versatile Polaris RANGER side-by-side. These have a rear dump box so you can move and distribute materials in different garden beds or around all your trees. • Now for the best part: After all the hard work, take your vehicle out on the trail for a bit of fun. The two-passenger RANGER side-by-sides fit into the bed of most full-sized pickups, making it easy for you and a companion to take a break from the work and hit the trails.
