Set Your Irrigation System Up For The Season (NAPS)—To keep the grass greener on your side of the fence next spring, there are a few steps you should take now. For example, if you use a sprinkler system to help keep your lawn in great shape, there are certain tasks you must perform to protect your system before winter arrives. Experts recommend that you winterize your system around the middle of autumn to make certain that the job is done before any freezing occurs. The process main ly consists of getting all the water out of the lines. When water is left in the system and freezes, it can damage the valves, pipes and other system components. Here are some tips from the experts at Rain Bird: • Start by turning off the timer. Automatic irrigation systems have a controller or timer. Most controllers have a “rain” or “off” mode that shuts off the signals to the valves. Turning it “off” allows the controller to keep all the essential programming information stored. The only change is that the valves will not turn on. If you unplug or cut the power to your controller, you may need to reprogram it in the spring. • Make sure the water is off. Shutting off the irrigation main water supply helps to protect the system from damage. If your system doesn’t have a main shutoff valve, it’s a good idea to install one to protect your investment. • Wrap it up. It’s a good idea to insulate any aboveground pipes, backflow preventers and valves by wrapping them with foam insulation tape and a plastic bag. • Next, drain the pipes. People who live in regions that freeze should remove the water from pipes to protect them from freezing and bursting. There are several ways to drain pipes, including opening the valves manually and using compressed air to “blow out” the system. Since there can be some risk involved, it’s always a good idea to contact an irrigation contractor who specializes in winterization. • Learn more. Hardwood Or Laminate, Natural Tile Or Luxury Vinyl: What’s Best For Your Lifestyle (NAPS)—Anyone can have beautiful, functional floors—once you review your options. For example, you may have your heart set on hardwood, but laminate may be a better option given your lifestyle. Alternatively, you may admire tile floors, but you might be a lot happier with luxury vinyl tile (LVT). In order to make the right decision, consider three key factors—budget, wearability and maintenance. • Hardwood floors are a great choice under the right conditions. Nothing compares to the natural beauty, color, intricate graining and depth of shine of a hardwood floor. Not only easy on the eye, hardwood floors tend to be warm underfoot too. Quality hardwood flooring is a big investment but will last a long time and add real value to your home. Hardwood is timely and timeless and completely authentic, and it comes in many colors, from nearly white to practically black and various warm shades of brown in between. Though there are many pluses to hardwood, there are some minuses to consider when deciding whether it’s right for you. Bear in mind, all hardwood is not the same; quality and pricing are big factors. Depending on the species, some hardwood floors can take a great deal of wear and tear and still look good. Others, though beautiful at first, show the signs of wear very quickly. In any case, you have to clean and care for it properly. This includes not using ammonia cleaners, oil soaps or a wet mop; using a professional hardwood floor cleaner to remove scuffs and scratches; and cleaning spills immediately. For these reasons, hardwood might not be the best fit for every home. • In some cases, laminate is a great alternative. Fortunately, for people who really like the look of wood, there’s an excellent—and much less expensive—alternative: laminate flooring. Through highly detailed digitized photography, laminate floors of today duplicate hardwood with tremendous realism that allows for a lower initial cost. What’s more, an inner cork subfloor on some laminate products helps tone down the noise and echoing attributes associated with laminates of yesterday. Unlike hardwood, a laminate floor will not fade. Pets can also be a problem for hardwood flooring. Laminate, on the other hand, offers a durable wear surface that is highly stain, scratch and moisture resistant. Because of its durability, hygienic nature and ease of installation and
maintenance, laminate floors have become a low-cost alternative to hardwood, stone and tile. • Is your heart set on stone? Natural stone and porcelain tiles are another popular way to pave your floors. They come in all shapes, sizes and colors, glazed or unglazed, and can be used plain, decorated or as part of a mosaic. Along with its beauty, natural stone flooring will likely increase your home’s resale value, and it only improves with age. Stone is also popular because every piece of stone is unique so no two floors are alike. Natural stone varies in hardness as no stone floor has a perfectly smooth surface. There is always a possibility that small chips or pits may show up and be more evident in certain kinds of lighting. It’s a good idea to match the flooring with the kind of activities that will be taking place, as soft, porous stone flooring is probably inappropriate for a high-traffic area. • Is tile the right fit for your family? A properly installed ceramic tile floor will outperform and outlast nearly any other. Glazed ceramic tile and porcelain resist stains, odors and dirt and can be cleaned easily. Environmentally friendly, ceramic tile is manufactured using natural materials and does not retain odors, allergens or bacteria. It also does not burn or emit toxic fumes. It can, however, be expensive and difficult to install, and some people find tile cold underfoot. • Vinyl floors offer many perks. Luxury vinyl tile, which falls in the “resilient” flooring category, may be a flooring you should consider— especially if you’re concerned about pets and kids. Luxury vinyl tile flooring is a great choice for kitchens and bathrooms, as well, because it’s “no wax” and easy to keep clean. It’s durable, affordable, water resistant, easy to install and doesn’t fade or stain. LVT flooring comes in many colors, textures and patterns and can imitate wood grain, tile, even marble. Since it also comes in sheets, planks and tiles, there’s lots of room for self-expression. A talented installer can use contrasting sheet vinyl for large patterns. Tiles can be arranged any way you want, from checkerboard to stripes to diagonals. Plus, LVT are flexible and soft to walk on. They have a cushy “give” underfoot.

Modern Technology Simplifies Yard Maintenance
(NAPS)—You can significantly reduce the time spent maintaining your property by employing modern mower technology. Compared to older tractor-style mowers, modern midmount zero-turn riding mowers cut much faster, with enhanced maneuverability. This lets them be much more productive and versatile, as the “turn on a dime” handling means operators can trim closer to landscape features and deftly navigate around flowerbeds. Instead of the traditional gearbox, a zero-turn rider uses a system of hydraulic pumps and wheel motors to drive the mower forward and backward at variable speeds of up to 10 miles per hour. The zero-turning radius is achieved with independent hydro motors on each drive wheel, which allow one wheel to run forward simultaneously as the other runs in reverse. When combined with freely rotating caster wheels ahead of the cutting deck, the system allows for a zero-turning radius and a heightened level of control. “For many folks, time is almost more valuable than money,” said Daryn Walters of Exmark Mfg. “The switch from a tractor-style mower to a mid-mount zero-turn riding mower dramatically reduces the time it takes to care for the yard. Not only do users have more time to do what they love, the unmatched cut quality delivers a professionally maintained appearance.” Walters noted that zero-turn riders are the dominant mower type for professional landscape contractors and the virtues for which contractors choose the mowers are similar to those homeowners want. In short, he said it’s about doing more in less time. “Their business is built on delivering a great cut quality, but to be profitable they need to do it as quickly as possible. This is where a mid-mount zero-turn rider shines.” There are a number of considerations that factor into the ultimate value of the mower. Mower options including higher-horsepower engines, wider cutting decks and accessory bagging systems are available. Bigger isn’t always better, however, and it makes sense to choose an appropriate zero-turn mower for the property. When selecting a mid-mount zero-turn riding mower, consider overall size, landscaping and budget. Rule out the square footage- It’s okay to consider price per square foot “as a general statement,” but this calculation shouldn’t be a primary or decisive factor because it’s nearly impossible to compare two homes on this basis alone. For example, one house might have a buyer-preferred floor plan while another might have chopped up rooms, yet both could be the same size. Price per square foot can be somewhat more helpful to compare condominiums in the same complex. 2. Disregard irrelevancies- The list of irrelevant factors that sellers use to justify inflated asking prices is long. *Price you paid for your house isn’t relevant *The amount you want to net from the deal isn’t relevant *The price your house might have fetched five or six years ago isn’t relevant. *The amount you’ve spent on repairs, maintenance and improvements isn’t relevant. The value of a major renovation might be relevant, but only if your house was substantially upgraded. A new bathroom vanity doesn’t count! 3. Don’t over-price- Sellers who push well beyond the likely sale price are “cruising for trouble”, because a too-high price can turn into a price reduction. If the seller has to reduce the price in a hot market, it really looks tainted. Buyers will read into it that it’s probably more over-priced than even that difference.

The Importance Of Indoor Air Quality (NAPS)—The quality of the air in your home should always be a priority, but during the colder months it’s particularly important to monitor it. The Problem One of the most common air-quality problems in an indoor environment is particles in the air, such as allergens, viruses, bacteria and other contaminants. You have longer exposure to these particles when you’re inside for a long time in the winter, and just because you can’t see these pollut ants, it doesn’t mean they’re not there. These lightweight particles can stay suspended in midair unless properly removed, and smaller particles can sometimes cause the most adverse health effects. The human body’s immune system is able to deal with a certain level of contaminants. However, once allergens or other airborne pollutants reach a threshold, negative health effects and allergic reactions can occur. “When the temperature drops, people tend to spend more time indoors, which means more time sharing air in a confined area,” said Kent Kuffner, indoor air quality product manager, Carrier. “In addition, the air is notoriously harsh and dry in the winter months, so evaluate your home to ensure that the air quality inside is optimized no matter how severe the weather gets outside.” What Can Be Done Fortunately, by reducing the contaminant levels of airborne particles through proper indoor air-quality technologies, these problems may be alleviated. Here are some hints on how: • Air purifiers clean harmful microscopic airborne pathogens from the conditioned air and some even capture and kill them
to prevent them from re-entering the home. • Another common issue during the winter is dry air. Installing a humidifier can help maintain proper humidity during heating season and help you avoid itchy, cracked skin, dry nasal passages and static electricity. It may even reduce the drying that can damage wood furniture and flooring. “An added benefit to properly humidified air is that it feels warmer than drier air,” Kuffner said. “When the humidity is right, you can actually lower your thermostat during heating season and stay more comfortable while saving on utility costs.” • Air infiltration is also a big concern. Today’s homes are built for better energy efficiency, with tighter construction and less air infiltration. While that’s great for maintaining temperatures, it means air can become stagnant and stale in your home, especially when you and your family are spending more time indoors. You need fresh air in your home and that’s where a ventilator helps. It works with your heating and cooling system to allow clean, fresh outdoor air into your home without jeopardizing your comfort. Who Can Do It When evaluating your home’s indoor air quality, it’s important to discuss it with a certified heating, ventilation and airconditioning (HVAC) contractor. Consider Siding That Better Protects A Home From Weather (NAPS)—Your home is probably the biggest monetary investment you’ll ever make, so it’s a good idea to carefully discuss your house’s siding choices with your home builder or remodeler. For homeowners, in particular, nature’s wild side— hurricanes, high winds, heavy rain, fire and flood—can be a big concern. What’s more, that sort of thing seems to be on the upswing: According to Weather.com, four of the top five costliest hurricanes have occurred since 2005, while Insure.com notes that six of the top 10 costliest wildfires have struck in the last 10 years. That’s why, if you’re considering a home building or remodeling project, it’s important to choose products that best protect that investment, including the siding. There are several materials you can consider, including: 1. Fiber cement, which consists of sand, cement and cellulose fiber 2. Masonry 3. Wood-based siding, including cedar and woodcomposite 4. Vinyl. Compared with vinyl or wood-based siding, fiber cement siding is better formulated to handle the rigors of both everyday and extreme weather. Consider this: • Fire: Fiber cement siding is noncombustible, so it doesn’t contribute any “fuel” to a fire. Conversely, vinyl siding melts and burns and wood-based siding burns. • Impact: Fiber cement siding resists impact from objects blown by a storm’s high winds much better than vinyl siding. • Flood: Fiber cement siding is a Class 5 floodresistant material according to the Federal Emergency Management Agency. This differs from wood-based siding, which is not moisture resistant and prone to rotting. Certain types of fiber cement siding go even further to protect your home. For example, James Hardie siding is engineered for the home’s specific climate. That means for homes in cooler, wetter areas, proprietary additives are included in the formulation to decrease the water absorption rate and protect it from wet or freezing conditions. For those in hotter, dryer places, the formulation is tailored to protect the house from wind and dry heat.
