Why Buy Now: Five Reasons (NAPS)—The American dream of owning a home may be more within reach these days than many people realize. There are several reasons. The economy is improving, home prices have stabilized in most areas and the cost of owning a home is more affordable than ever. “It’s understandable for people to be skeptical about housing after the economic uncertainty of the past few years,” says Quicken Loans chief economist Bob Walters. “But history teaches us that the best time to buy is when we are most afraid and pessimistic. It is, of course, impossible to perfectly time markets, but I think people who buy homes now will be pleased that they did in the years to come.” Here are a few more reasons to buy a home: 1. Record-low mortgage rates—There’s no better time to lock in a 30- or 15-year fixed-rate mortgage. As the economy improves and rates go up, many people on the fence will be left wondering why they didn’t take advantage now. 2. It’s a buyer’s market—While home affordability is at record highs, that hasn’t translated into substantial demand for housing yet. As a result, buyers are in control and are dictating terms and conditions. It won’t always be this way…. 3. Low-cost mortgages— Prospective homebuyers who cannot afford a higher down payment are purchasing homes with a mortgage insured by the Federal Housing Administration (FHA). FHA loans have low down payments, are easier to qualify for and have lower closing costs. 4. The rent is too darn high—As demand for rental units surges and the cost to rent continues to move higher, a monthly mortgage payment can often be less than your monthly rent check. 5. Home values are positioned to appreciate— Home prices fell as much as 50 percent or more after the housing crash. No one should expect skyrocketing home values, but home prices will resume their steady march higher in the coming years.

looking to reduce their utility bills are beginning to explore more-efficient alternatives—like solar panels and geothermal systems—to traditional technology to heat and cool their homes. Although solar panels are primarily used to generate electricity, homeowners have begun to expand the functionality of solar energy to heat and cool their homes as well. However, the success of solar panels depends on the climate and the location of the home. Homeowners living in the Southwest, which generally gets up to 300 days of sunshine a year, would benefit more from solar panels than residents of the Northeast, where it’s only sunny about 50 percent of the time. Geothermal, on the other hand, relies on temperatures beneath the ground’s surface, which remain constant all year long, regardless of the location. A geothermal system consists of pipes that reach beneath the frost line. To warm the home, the system utilizes a compressor to pull the heat from underground and circulates it through the home as either forced air or hot water for radiant heat. The process is reversed when the home needs to be cooled: The compressor removes heat from inside the home and transfers it back to the pipes. The remaining cool air is circulated throughout the home. Homeowners should also consider costs of the two systems. Solar systems produce a limited amount of energy per square foot and take up a considerable amount of space. In addition, accommodating the heating and cooling needs in a home requires a large number of costly solar panels, while just one geothermal heat pump can effectively cool and heat an entire home. Finally, most geothermal manufacturers offer hot water equipment that can provide hot water to the home. These systems can heat water at three to five times the efficiency of traditional gas or electric heaters, and unlike solar solutions, provide hot water 24 hours a day, seven days a week, 365 days a year. Many geothermal units are eligible for a 30 percent federal tax credit and may qualify for utility and state rebates. Meanwhile, states are beginning to acknowledge that geothermal systems offer as much benefit through energy conservation as wind and solar provide through clean generation. The state of Maryland, for example, recently enacted legislation making it the first state in the nation to allow utilities to claim renewable energy credits for the installation of geothermal heat pumps. (NAPS)—According to the U.S. Environmental Protection Agency, Americans spend approximately 90 percent of their time indoors, where air pollution levels can be two to five times higher than outdoor levels. In order to create a safe, healthy home, consider the following tips: Install carbon monoxide detectors. Homeowners should install a carbon monoxide detector in or near each bedroom and on every level of the house. Rest easy knowing that you and your family will be better protected with these cost-effective alarms. Control moisture to prevent mold. Maintain low humidity levels throughout the home and fix any leaks. Clean damp areas often, use exhaust fans in bathrooms and kitchens to remove moisture, and install a dehumidifier to help prevent mold growth. Take it outside. Creating a healthy home can be as simple as taking it outside. Spending time outdoors gives you a boost of vitamin D and can reduce stress and enhance your overall mood. Test for radon. Many homeowners are not aware that they have a radon problem until they sell their house. Testing your home for radon is easy and radon detectors are available at most hardware stores. When planning for a healthy home from the construction stage, install a product such as Form-A-Drain that not only helps vent radon gas but helps keep basements dry. Focus on indoor air quality. (NAPS)—When it comes to decorating, color experts are predicting that homeowners will be seeking out stronger colors in their search for intensity. Seeking Sensation The bold choice to turn to vibrant, optimistic colors is two-fold: a search for euphoria for some and, for others, a sense of oneself. According to PPG Pittsburgh Paints color expert Dee Schlotter, for many people, intensity is a survival strategy in times of crisis. “For some, it means seeking out extremes of sensation, rebelling against the bland existence that comes with cynicism and disenchantment. For others, it means ‘unplugging’ in order to reconnect with a life they feel is fleeting,” added Schlotter. Sensation seekers will go for colors that stir the senses and set them in motion, amping up the chromatic density of their lives. Expect their spaces to be full of strong contrasts—heavy and weightless, shadow and light, hot and cold. On the other hand, some individuals will use strong color as a way to turn inward and unplug. Expect them to opt for quiet, understated palettes accented by deep, rich colors in order to create the space they need to take time to relax. If you are thinking of taking the leap to strong, deep color, here are some tips: • If you appreciate deep, rich colors outside your home—whether in the clothes you wear or when you see these colors in restaurants or other people’s homes—then you will probably also like them in your own home. • Consider an accent wall.
