Brown Trout Haven on Willow Creek is the perfect landing spot in the foothills of the Beartooth Mountains along the eastern front of the Rockies. This property has it all: great fishing out your doorstep, spectacular mountain views, and a beautifully updated historic home on the banks of Willow Creek with approximately 20± acres of sub-irrigated and dryland horse pasture. The ranch offers creekside tranquility and country solitude, with all the amenities of the mountain ski resort town of Red Lodge just 10 minutes away.
Willow Creek meanders and bends throughout the property, providing wonderful trout habitat, including a deep hole known locally as the “Trout Hotel.” Willows and chokecherry bushes line the creek, giving way to lush grasslands and wild-flowering hills.
The improvements enhance the place perfectly and include a 100+ year-old homestead that has been extensively remodeled, expanded, and updated. Beautifully landscaped terraced lawns with a fire pit, multiple seating areas, and a creekside porch provide relaxing surroundings. The detached two-car garage has a stairway leading up to a charming twobedroom, one-bath apartment with a kitchenette and a balcony overlooking the creek. A stocked wood shop comes with multiple tools, and there is a retro railroad box car currently being used for hay storage, as well as a shed, greenhouse, and fenced-off raised-bed garden. A two-stall horse barn with corrals opens to the pasture for grazing.
Besides the year-round water from Willow Creek, the property has three wells: one domestic well for the house, one for the horse barn, and a third for irrigating the grounds.
Wildlife abounds, and the current owner has identified over 42 separate bird species, elk, deer, bear, and many other small mammals. Several mating pairs of sandhill cranes return yearly to raise their “colts” on the Haven.

This area is known for its exceptional fishing, ranging from the many high mountain lakes, mountain creeks, and streams to the legendary trout rivers of the east and west Rosebuds, Stillwater, and Yellowstone. Willow Creek is held in high regard for those few who are aware of this hidden gem. When videoing this property, the neighbor’s 11-year-old daughter caught 13 brown trout in less than an hour. When her father came by to thank the owners, he relayed a story to us and showed us the picture of his wife’s 6-pound bull brown trout caught the previous summer on his place just upstream.
Red Lodge Ski Mountain is less than 20 minutes away. Enjoy 2,400± vertical feet and over 1,635± acres of groomers, glades, and chutes. Six chair lifts and one surface lift shuttle skiers up the hill with minimal lines and can service a capacity of 10,690 skiers
per hour. The mountain serves as a hotspot for skiing and draws crowds from all over the region, giving the former mining town turned ski village of Red Lodge a fun and exciting atmosphere. The historic downtown has wonderful shops, delicious restaurants, and affordable lodging.
The current owners have a year-to-year grazing lease for horses that produces income. The home and apartment could also be rented out via long-term lease, VRBO, or Airbnb for other income possibilities in this highly desirable area.
Red Lodge Mountain spring carnival includes the World Skijoring Championship. Ski-Joring is a sport that involves a single skier pulled around a track with jumps on horseback. The Home of Champions Rodeo highlights the summer months over the 1st-4th of July. It’s one of the oldest and largest rodeos in the area and fun for the whole family. Also, in mid-July, the Beartooth Motorcycle Rally draws big crowds and sponsors a Harley Rodeo, street dances, and other fun events.
The world-famous Beartooth Highway starts at the south end of town. Charles Kuralt called it the “most scenic highway in the United States.” It rises spectacularly and vertically straight up the Rocky Mountain front and into the northeast entrance of Yellowstone National Park. Red Lodge is a full-service winter ski resort bustling with tourists en route to the park in summer. The quiet times are in the spring and fall between seasons.

A “Seller Agent” is obligated to the Seller to:
Act solely in the best interests of the seller; Obey promptly and efficiently all lawful instructions of the seller; Disclose all relevant and material information that concerns the real estate transaction and that is known to the seller agent and not known or discoverable by the seller unless the information is subject to confidentiality arising from a prior or existing agency relationship on the part of the seller agent; Safeguard the seller’s confidences; Exercise reasonable care, skill, and diligence in pursuing the seller’s objectives and in complying with the terms established in the listing agreement; Fully account to the seller for any funds or property of the seller that comes into the seller agent’s possession; and Comply with all applicable federal and state laws, rules, and regulations.

These obligations may prohibit the dual agent from advocating exclusively on behalf of the seller or buyer and may limit the depth and degree of representation that you receive. A broker or a salesperson may not act as a dual agent without the signed, written consent of both the seller and the buyer.
A “Dual Agent” is obligated to a Seller in the same manner as a seller agent and is obligated to a Buyer in the same manner as a buyer agent, except a dual agent:
