Bully Creek Farm | Vale, Oregon
INTRODUCTION Opportunities like this don’t come available very often. You owe it to yourself to take a good hard look at the possibilities that Bully Creek Farm can offer to the right farmer or rancher who is willing to put in a little work for a big payoff. This farm or ranch property offers 302.06± deeded acres, including 146.8± acres irrigated from Vale Water District, which comes directly from Bully Creek Reservoir. Currently, the irrigation consists of flood, wheel line, and handline. The flood irrigation is delivered via open ditch, gated pipe, and draft hoses, making irrigating a simple chore. The current owners have grown alfalfa hay and corn for the 2021 season. There are an estimated 90± acres of corn and 55± acres of alfalfa currently planted. A new owner could continue harvesting as is, plant other row crops, convert all to alfalfa, or turn the 145± planted acres into pasture land. The farm headquarters and improvements include a four-bedroom, one-bathroom farmhouse and two small shops. The charming 1900 farmhouse has been updated with a forced-air heating system and laminate flooring but still features some original hardwood floors. One of the shops has an RV hookup, perfect for out-of-town guests or for the new owner to live in while remodeling the farmhouse. The owner has done extensive work with the county planning department to create the opportunity for additional building sites (contact listing agent for details). Situated in a nice area and surrounded by other small farms, this is the perfect place for your family to put some roots down, do a little work, and enjoy the benefits of country living.

WATER SOURCES | WATER RIGHTS Under Oregon law, all water is publicly owned. With some exceptions, cities, farmers, factory owners and other users must obtain a permit or water right from the Water Resources Department to use water from any source, whether it is underground, or from lakes or streams. Landowners with water flowing past, thru, or under their property do not automatically have the right to use that water without a permit from the Department. The water of Oregon are administered by the State of Oregon under a “priorappropriation” doctrine; first in time, first in right.
