WATER SOURCES | WATER RIGHTS
The ranch has ample water rights dating back to 1906. The 301± irrigated acres are irrigated by two pivots, gated pipe, and flood. Both pivots are Zimmatic, one is an 11-tower which is 1,846 feet in length, and the other is a nine-tower, which is 1,456 feet in length. In 2007, the seller had a water rights consulting firm change the Point of Diversion and Means of Conveyance to consolidate the water rights and better accommodate the irrigation process. One bonus to the water rights is that they come directly out of Cottonwood Creek, so there is no additional cost to the landowner for the irrigation water.
