White Sulphur Springs has been a gathering place for many years for people looking to soak in the natural hot springs. Crow Indian warriors used the springs for medicinal purposes, and later it became a stage stop on the Carroll Trail. The town is dotted with beautiful homes built in the 1890s. RECREATION F ly F ishing The Smith River is almost exclusively known to fly fishermen downstream of Camp Baker, the put-in for the 60-mile float the Smith River is famous for. This float is one of the most spectacular that Montana has to offer and is most popular in May and June when there is enough water in the river to float a boat. During this time, the floating is highly regulated by a permit system administered by the Montana Fish, Wildlife, and Parks. The river is characterized by big bends, cut banks, shallow riffles, and dark holes. The fish are numerous, and the trophy Brown Trout potential is excellent. Spring and early summer is the best time for the biggest fish, and late summer and early fall Hopper fishing can be explosive. Several other reservoirs offer lake fishing for Northern pike, rainbow, and brown trout just down the road.
H unting There is a very healthy population of elk in the area with good quality bulls. There are also dynamic populations of mule deer, black bear, and mountain grouse. The property sits in a region that offers over-the-counter elk and deer tags and has excess cow tags. Showdown Ski Area is 50± miles from the ranch and 30± miles from White Sulphur Springs. Showdown is located in the heart of the Little Belt Mountains along the Kings Hill Scenic Byway and is Montana’s oldest ski area. Showdown offers 34 trails over 640+ skiable acres. Ideally located in a winter storm pathway, patrons of Showdown can enjoy an average of 240 inches of snow per year. Bridger Bowl Ski Area is 85± miles from the ranch just outside of Bozeman. Just a short drive northwest of the ranch, the 430 acre Bahr Reservoir provides boating, camping, and fishing opportunities for northern pike, rainbow trout, and brown trout. Approximately 85± miles west of the ranch is Canyon Ferry Reservoir. The lake covers 35,181 surface acres, 76 shoreline miles, and offers excellent walleye and trout fishing as well as water skiing, jet skiing, and other lake activities. Wildlife viewing at Canyon Ferry Reservoir is quite impressive. The area is one of the best in the country for viewing large concentrations of Bald Eagles. At the end of the reservoir, a wildlife management area is managed by the Montana Department of Fish, Wildlife, and Parks and is home to a colony of terns and pelicans.

WATER RIGHTS In all their varied forms and locations, Montana waters belong to the State for the benefit of its people. A water right is the right to use the water within state-established guidelines and not any ownership of the water itself. Since water rights in Montana are guided by the prior appropriation doctrine, a person’s right to use a specific quantity of water depends on when the use of water began, establishing the relative priority date of use on the water source. The first person to use water from a source established the first right, and the second person could establish a right to the water that was left, and so on. Additionally, water users are limited to the amount of water that can be beneficially used. Beneficial use includes, but is not limited to, agricultural, recreational, fish and wildlife, and domestic purposes. Montana is currently conducting a statewide adjudication of all water rights with priority dates prior to July 1, 1973. The statewide adjudication is a court process that prioritizes and quantifies all existing water rights in each Montana drainage basin. With eighty-five basins in Montana and over 219,000 water right claims, the statewide adjudication is a massive undertaking that is expected to stretch well into the future. RELATIONSHIPS IN REAL ESTATE As required by Montana law, a broker or salesperson shall disclose the existence and nature of relevant agency or other relationships to the parties to a real estate transaction.
