RECREATION

F ishin G

Minutes from Twin Bridges, the Jefferson River is formed by the confluence of the Ruby, Beaverhead, and Big Hole rivers, which are world-famous trout fisheries. During the late 1980s and 1990s, the Jefferson River suffered from chronic de-watering due to the over-appropriation of water for irrigation combined with low water years. In a cooperative effort between landowners, the State of Montana, Trout Unlimited, and Orvis, the Jefferson has become one of the great large trout fisheries in the American West, as referenced in an article in Fly Fisherman Magazine entitled “Jefferson River Rising.” Rainbow and brown trout with average fish sizes between 12-16± inches, and many over 20± inches live in the Jefferson River.

The Beaverhead, Ruby, and Big Hole Rivers are within fifteen minutes of the CloverCrest Ranch on the Jefferson, and the Madison River is 45± minutes to an hour to the east. In addition to these famous rivers, several tributaries, spring creeks, and mountain lakes will become known as you explore your surroundings.

The 11± acre, spring-fed “big pond” is a rare and wonderful amenity that provides excellent angling for large rainbow and brown trout. Additionally, four other ponds support trout and provide enjoyment steps from the front porches.

Upland bird hunting is consistent all along the Jefferson River corridor. Wild pheasant exist in populations appropriate for hunting on the property. Supplementing the wild birds with released birds will make for more consistent shooting. In recent years Merriam turkeys have populated the Jefferson River Valley and are often seen on the property.

Most notable, however, is waterfowl hunting. The 11± acre pond was designed and constructed to support trout and to provide waterfowl habitat. Other spring-fed ponds stay open well after other ponds have frozen and provide excellent waterfowl hunting even into the colder months. The Jefferson River corridor is a well-known flyway for waterfowl. Waterfowl hunting on the ranch has become fantastic and boasts high numbers of ducks and geese.

Excellent whitetail deer hunting is available on the property. Most evenings, deer dot the fields on the ranch in significant numbers. The Jefferson has become well known for producing trophy-class whitetails. Big game hunting for elk, moose, deer, and antelope is available in the Highland Mountains to the west and the Tobacco Root Mountains to the east.

Owners can take a quiet stroll along the river viewing wildlife. The big pond dock offers an ideal diving board for swimming and a fun place to gather and relax. Additionally, four other ponds provide fun for the whole family steps from the front porches.

The Tobacco Root and Highland Mountains provide tremendous hiking, mountain biking, and horseback riding opportunities. The Tobacco Roots are interlaced with trails and old mining roads, providing excellent access to the range’s many alpine lakes and peaks. The Tobacco Roots are a stunningly beautiful mountain range with relatively light use due to the absence of a significant population base in the area and the abundance of mountain ranges throughout southwest Montana.

A neighboring ranch leases approximately 130± acres under a center-pivot irrigation system. The irrigated 130± acre field is planted in alfalfa and grass with two cuttings of hay annually.

An additional 50± acres of the ranch is irrigated with a wheel line irrigation system. The 50± acres are a mix of natural vegetation and alfalfa for wildlife food and habitat.

A “Seller Agent” is obligated to the Seller to:

Act solely in the best interests of the seller; Obey promptly and efficiently all lawful instructions of the seller; Disclose all relevant and material information that concerns the real estate transaction and that is known to the seller agent and not known or discoverable by the seller unless the information is subject to confidentiality arising from a prior or existing agency relationship on the part of the seller agent; Safeguard the seller’s confidences; Exercise reasonable care, skill, and diligence in pursuing the seller’s objectives and in complying with the terms established in the listing agreement; Fully account to the seller for any funds or property of the seller that comes into the seller agent’s possession; and Comply with all applicable federal and state laws, rules, and regulations.

In a dual agency relationship, the dual agent is equally obligated to both the seller and the buyer. These obligations may prohibit the dual agent from advocating exclusively on behalf of the seller or buyer and may limit the depth and degree of representation that you receive. A broker or a salesperson may not act as a dual agent without the signed, written consent of both the seller and the buyer.

A “Dual Agent” is obligated to a Seller in the same manner as a seller agent and is obligated to a Buyer in the same manner as a buyer agent, except

BUYER AGENT

A “Buyer Agent” is obligated to the Buyer to: Act solely in the best interests of the buyer; Obey promptly and efficiently all lawful instructions of the buyer; Disclose all relevant and material information that concerns the real estate transaction and that is known to the buyer agent and not known or discoverable by the buyer, unless the information is subject to confidentiality arising from a prior or existing agency relationship on the part of the buyer agent; Safeguard the buyer’s confidences; Exercise reasonable care, skill, and diligence in pursuing the buyer’s objectives and in complying with the terms established in the listing agreement; Fully account to the buyer for any funds or property of the buyer that comes into the buyer agent’s possession; and Comply with all applicable federal and state laws, rules and regulations.
