SPORTING ATTRIBUTES hunting, wildlife and other recreation The big game hunting on Crazy Elk Ranch is incredible due to tremendous habitat, privacy, and a lack of public hunting in the area. If you are looking for a ranch where the hunting is the way it used to be, you have found it. Not hearing or seeing another hunter is what hunting dreams are made of. The ranch provides tremendous opportunities to pursue the bull elk of your dreams, as well as antelope, mountain lion, bear, white-tailed deer, and mule deer. The current owner leases the big game hunting to a local outfitter. For the upland bird enthusiast, there are several coveys of Hungarian partridge, as well as a very good population of resident grouse. fly fishing Crazy Elk Ranch is centrally located close to a variety of recreational pursuits. The closest fishing access is on the East Gallatin River, about 11 miles from the ranch. In addition to the Gallatin River, the Madison, Jefferson, Missouri and Yellowstone Rivers are located within an hour and a half from the property. These legendary rivers are arguably the most famous fly fishing rivers in the world due to their scenic beauty and incredible numbers and size of wild trout. The Madison, Yellowstone, Missouri, and Gallatin Rivers are known for their dry fly fishing. From blue-winged olives and midges in the spring, the salmon fly hatch in June, mayflies, caddis, hoppers, and terrestrials in the summer and back to blue-winged olives and midges in the fall and winter, the time is always right for fishing this area. Throw in some of the best streamer fishing in the state, as well as great nymph fishing throughout the year, and you have a variety of rivers that can provide a lifetime of entertainment for beginners as well as seasoned veterans. Fish in these rivers can exceed 24”. Other rivers within an hour and a half to two and a half hours from the property that offer world-class trout fishing are the Ruby, Big Hole, and the Beaverhead. Several internationally famed “fee” spring creek fisheries are also close at hand. An hour and a half or so over the hill in the Paradise Valley along the Yellowstone River, Depuy, Armstrong, and Nelson Spring Creeks attract avid anglers from around the globe. Fishing conditions on these creeks are consistently wonderful, even through winter. These spring creeks are natural wonders emerging from the ground with a large volume of nutrient-rich water providing for an enormous amount of aquatic life, including an abundance of wild trout. Additionally, there are several tributaries, spring creeks, and mountain lakes in the area that will become known to you as you explore your surroundings. Of course, at times, the lure of traveling further may beckon a curious angler. Two and a half to three hours of travel time will put you in the Henry’s Fork watershed in Idaho or well into the center of Yellowstone National Park. Yellowstone National Park is the birthplace of many of the finest trout rivers in the West. Headwater streams like the Gibbon, Firehole, and Lamar create rivers such as the Madison and Gallatin within its boundaries. The park hosts a lifetime of fishing opportunities with over a hundred lakes and a thousand miles of streams. Nowhere in the world are so many public rivers and streams found within such a small area.

RELATIONSHIPS IN REAL ESTATE As required by Montana law, a broker or salesperson shall disclose the existence and nature of relevant agency or other relationships to the parties to a real estate transaction. The various relationships and description of duties are as follows: 1.
