The area is relatively moderate, with many sunny days in the summer with average temperatures of approximately 88 degrees and cool, comfortable nights. Winter temperatures average 21 degrees, with snow starting to fall in late November, and the area will typically have approximately two feet of snow accumulated on the ground in January. Longer days and warming temperatures spur the spring snowmelt at the beginning of March. The average precipitation for the area is approximately 15 inches per year.

RECREATION H unting & W ildlife The property has wonderful grazing, which translates into ideal wildlife habitat. The ranch is in a location with good elk numbers, mule deer, and a healthy population of chukars and various other birds and small game. The property is located in hunting unit #51 Sumpter Zone. The Archery elk and deer season opens on August 30th and runs through the month of September, with rifle hunts starting in October.
