AREA HISTORY History In the 1930s, the U.S. government built an air navigation silo at what is known today as King Salmon, Alaska and later built an airbase around the silo. The road from Naknek to King Salmon was constructed in the 1940s and 1950s and is approximately 16 miles long. The National Park Service, the Weather Bureau, and the Alaska Department of Fish and Game all have facilities in King Salmon. King Salmon is now a hub, transportation service, and shipment center for the commercial salmon and sport fishing industries. Otis the Bear Close to Alaska’s Gold Creek Lodge is Katmai National Park. Every October, the park hosts Fat Bear Week, where the public votes for the fattest bear in the park. It was started in 2014 by a park ranger and has since gained national attention, being featured on the Today show and in the Wall Street Journal. Alaska’s most prominent celebrity is Otis, a four-time champion of Fat Bear Week. Weighing nearly 1,000 pounds, he is identified by his floppy ear, big belly, and patience. He is laser-focused on salmon and can eat as many as 40 of them in five hours. Otis is so beloved you will find coffee mugs, hats, blankets, and t-shirts featuring this famous big bear.

SUMMARY Alaska’s Gold Creek Lodge is truly a rare investment opportunity where an owner can enjoy all that Alaska has to offer in a magnificent lodge. Just minutes from the airport, it has a great return on investment, and the opportunity to scale up maximizes the lodge’s potential for a new owner; the buildings, systems, network, infrastructure, and customers are already in place. It would take several years of trips to experience all this lodge has to offer. Katmai Water Taxi is your ultimate transportation option to Brooks Falls and Katmai National Park. Brooks Falls in Katmai National Park is a bucket list location for many visitors, where they might find Otis and other big bears feasting on a salmon buffet. Like most places in Alaska, Brooks Falls was once only accessible by float plane. The advantage of little to no competition in the area makes this water taxi business one that can grow steadily over time. The rental car fleet at Alaska’s Bristol Bay Rentals offers guests the opportunity to get outside the lodge and visit some of the most beautiful places in Alaska. The area is full of mountains, lakes, rivers, and once-in-a-lifetime experiences. The Bristol Bay region boasts five National Parks and wildlife refuges where guests can go hunting, hiking, sport fishing, bear viewing, and more with the availability of a rental car. The synergies between these three businesses gives them an advantage over all others in this space. It is the only lodge with this capability and has the potential to grow exponentially over time. The owners are ready to pass the baton to someone who can make these businesses thrive and give guests an unforgettable Alaska experience. 26

KA T M A I W A TE R TAXI - $ 3 , 0 0 0 , 0 0 0 Operating June 1 - September 25, Katmai Water Taxi (KWT) is the official water transportation option to Brooks Falls and Katmai National Park. Every Summer, about 30,000+ people visit the park to watch brown bears feast on salmon as they migrate up the Brooks River. On some days, as many as 25 bears can be seen filling their bellies with salmon for winter hibernation. One celebrity bear is Otis, the oldest bear to visit the falls and probably the most beloved. He is so well known he has his own Facebook page and is the master of patience and efficiency. Guest shuttles from the King Salmon, Alaska Airport to the National Park Service dock run daily from 7 am to 9 pm. In 2023, the water taxi transported approximately 3,000 passengers. Upon arrival to Alaska, guests will be shuttled from King Salmon, Alaska Airport, to the National Park service dock. They will board a state-of-the-art, purpose-built USCG-inspected watercraft for a 45-minute scenic cruise across Naknek Lake to Brooks Camp. Brooks Falls in Katmai National Park is a bucket list location for many. Like most places in Alaska, Brooks Falls was once only accessible by float plane. Katmai Water Taxi Services is a transportation service only. Once the guests disembark the boat, they are at the Brooks Camp Visitor Center, where they are encouraged to participate in the bear viewing orientation class hosted by Katmai National Park staff. KWT has an advantage over the float planes in the area. Floatplane trips can, from time to time, be delayed or canceled because of inclement weather, which can put a damper on guests’ plans. KWT is a good and reliable transportation option with very few weather delays or cancellations. Run as a stand-alone profit center or fold into t he lodge operations.

KWT 2023 SEASON OUTLOOK • • • •
Season: June 1 - September 25, running 7 am - 8 pm with 24 passenger seats $450 per seat at 7 runs per day = $75,600 per day at 100% capacity 122 operational days x $75,600 per day = $9,223,200 total capacity With one boat, sales inventory is 20,496 seats per season
In 2023, the water taxi transported approximately 3,000 passengers, with daily operating costs averaging $5500 per day. If sales remain the same in 2024, the 3,000± passengers transported at $450 per person will be $1,350,000. It’s not unrealistic to expect 30% capacity in 2024. $2,766,960. KWT got the attention of Natural Habitat Adventures, who is now booking their people on the water taxi starting in 2023. The synergies between the two businesses and their advantage over all others in this space, being the only lodge with this capability, can grow exponentially over time.

KWT FINANCIALS 2019 was the first season for operations, and they only operated a portion of that season. Ticket prices at that time were $195 roundtrip. KWT did not operate in 2020 due to COVID. In 2021 KWT operated, but the park was on a COVID restriction of 25% and later 50%, with the campground closed intermittently for the better part of the season. Many people did not attempt to travel due to COVID and the restrictions in place by the National Park Service (NPS). 2022 was the first year of unrestricted operations. Demand greater than anticipated, Katmai Water Taxi designed the website so bookings could be made without personal interface. They learned quickly that 80% of passengers prefer to book over the phone or email questions, not simply book online. Customers can now call, email or book online. KWT requested a price increase for operating season 2024 of $500 per person roundtrip and $250 per person for a one-way passage.
