Scenic beauty, impeccable improvements, a recreational paradise, and year-round access are a few features of the Gold Pan Ranch near Guffey, Colorado. This nearly 600± acre historic hay and cattle ranch has substantially transformed in the last couple of years. The owner’s vision of a ranch retreat is now complete with the addition of a multi-million dollar barn/ event center that can be partially converted into a luxury residence. Multiple cabins of various types make this a perfect property for a family retreat or even a guest ranch with rental income.
The ranch has nine cabins of various types and sizes, complete and ready to bring your extended friends and family or rent for additional income. The barn is permitted as a “barndominium” should the new owner choose to quickly create a luxury residence in that space.
The barn currently features a sizeable commercial-style kitchen, grand banquet hall, restrooms, and first-class equestrian facilities, including in and out stalls and a large tack room with an attached personal gym. Four Mile Creek runs the length of the property, and hay meadows are ready to be irrigated using the ranch’s water rights.

Various support buildings allow hay storage, a workshop, goat pens, and a very cool chicken coop. The ranch sits southwest of Pikes Peak, a mere hour and a half from Interstate 25 and the Colorado Springs airport. It is only two and a half hours from Denver International Airport and all of Denver’s social and business opportunities.

The current owners had a vision several years ago to develop a western ranch retreat. They wanted to share the joy they found living in the mountains of Colorado with family, friends, and guests; hence, the ranch was built to expose people to the pleasures of living in a rural ranch and as a family retreat. Life events have forced the owners to reconsider their plans and offer this incredible ranch opportunity to a buyer who can share the dream with his/her family and friends.
Should the new owner choose, there are several opportunities to generate substantial income from the existing facility: Revenues from operating a full-service guest ranch or simple nightly guest ranch cabin rentals could generate substantial income and offset the ranch’s operational costs.
The large banquet hall in the barn is suitable for large events such as weddings, graduation ceremonies, or corporate retreats. The barn provides a gathering place and core location for events of all sizes.
