AREA HISTORY The history of Goodnoe Hills in the Columbia River Gorge is rich and diverse. The forces of nature, human endeavors, and a deep-rooted connection to the land are all factors in the evolution of the region’s agriculture, viticulture, and the pursuit of quality in winemaking. The Columbia Valley AVA was officially established in 1984, encompassing over eleven million acres. The Goodnoe Station land blankets the sloped terrain on the north side of the Columbia River. The geological history of the area is vital to understanding its viticultural capacity. The Missoula Floods, a series of cataclysmic events during the last Ice Age, resulted from the periodic bursting of Glacial Lake Missoula’s ice dams. As this massive lake breached its natural barrier, it unleashed torrents of water and carved channels throughout the region, creating iconic features such as the Columbia River Gorge. The floods also deposited rich sediment, creating fertile soils that later proved ideal for grape cultivation. In the spring of 1806, Lewis and Clark’s historic expedition set foot on Goodnoe Hills on their journey to explore the newly acquired Louisiana Territory and find a water route to the Pacific Ocean. At Goodnoe Hills, Lewis and Clark engaged in their customary scientific observation and cartographic mapping activities. The journals of Lewis and Clark provide valuable insights into the region’s natural history and the challenges faced by the expedition. The area’s modern history as a wine-producing region began in the mid-20th century. CLIMATE Located in the rain shadow of the Cascade Mountains, the Goodnoe Hills enjoy a Mediterranean-like climate. They average 205 days of sun annually and only 8-9 days of rain. Temperatures range from 100° or slightly higher during the summer months to mild 50° during the winter months. The diurnal temperature range is 35° to 47°. WATER SOURCES | WATER RIGHTS The irrigation water source via Continuity Wells is located on the lower bench of the V75 Vineyard. A Continuity Well is drilled inland from the edge of the Columbia River down to sub-surface water that is connected to, or in “continuity” with, the river’s aquifer. This is an approved and permitted method by the Washington State Department of Ecology (DOE). This also provides a reliable and virtually inexhaustible supply of irrigation water. Future irrigation well locations for V9, V10, and V11 are located and approved. The project hydro-engineers estimate that one large production well (20” cased) can irrigate approximately 500 vineyard acres. Therefore, this listing provides a Well Agreement that designates a stand-alone well for V9, one for V10, and one for V11. WATER RIGHTS: The senior water rights are leased from the local Klickitat County Public Utility District 01. This is a 50-year lease with options to extend. WATER PERMIT: The Water Permit is issued by DOE, and like the Water Rights, the permit has been quad-furcated. Each permit allows for a 1-acre feet per year of water to be used per acre of new vineyard land, all with a cubic feet per second maximum flow rate. This amount of water (1AF/YR per Vineyard Acre) is in keeping with the accepted vineyard water requirements of the region. UTIILITY EASEMENT: The Irrigation Wells will be drilled on the lower bench and then pumped up the grade to the north to serve V9, V10, and V11. Piping, electrical grid power, and vehicular access will be routed through this 60’ wide easement. A buyer may elect to run one, two, or three irrigation main lines up this corridor to the specific vineyard.
