Powell Butte is a small town with a small history. Named after the nearby Powell Buttes, which were named after the Joseph Powell family, they were a cattle family that crossed the cascade range in 1891 from the Willamette Valley. The post office there was established in 1909.

The climate in Powell Butte is quite mild and pleasant. Summers are dry and warm, with temperatures reaching up to the low 80s F, while winters tend to be cool but not too cold, with average temperatures around the mid-40s to low-50s F. Precipitation is spread throughout the year, with the most rain falling in the winter months and snowfall only being occasional.
Leased from the Central Oregon Irrigation District (COID) are 79± acres of water rights. COID is one the earliest water-holding companies established in 1918. This is a Municipal Corporation of the State of Oregon and the second oldest district in the area. The system consists of two main canals: Pilot Butte Canal, which runs north through Bend, Redmond, and Terrebone, and the Central Oregon Canal, which runs east through Bend, Alfalfa, and Powell Butte. Both canals avert water from the Deschutes River. Under Oregon law, all water is publicly owned. With some exceptions, cities, farmers, factory owners, and other users must obtain a permit or water right from the Water Resources Department to use water from any source, whether it is underground or from lakes and streams. Landowners with water flowing past, through, or under their property do not automatically have the right to use that water without a permit from the department. The waters of Oregon are administered by the State of Oregon un a “prior appropriation” doctrine, “first come, first served.”
All mineral rights appurtenant to the property and owned by the seller will convey to the buyer at closing. Mineral rights are not guaranteed. It is suggested that the buyer conduct a mineral search with a title company.
