INTRODUCTION Historically this land has been used for grazing and is ideal for running cattle on in early spring. The terrain is made up of native range grasses and brush and is rated at 117 AUM’s. The 585± acres is perimeter fenced with a combination of wood and steel posts and four-strand barb wire. The topography consists of rolling hills and multiple drainages flowing into a seasonal reservoir used for stock water in early spring. There is a concreted tire trough situated in the southern portion of the property with a frost-free faucet used for stock water. There are currently five building permits available on the four parcels that make up the property. Power lines are running across the southern border along Highway 95 of the property to bring power to your building plans. There are no improvements on the land, just a clean palette to paint up a rugged and rustic Idaho lodge cabin against the mountain backdrop of the West Mountains and the Cuddy and Hitt Mountain ranges. You will need a wrap-around porch to take in the 360 degrees of mountain views. It is accessible right off Highway 95 to recreation in all directions. This is big recreation country, rich in rivers, canyons, mountain lakes, creeks, and reservoirs. The Payette National Forest comprises over two million acres that surround the “Upper Country.” Many more thousands of acres of BLM and State of Idaho lands are within close access.
