LOCATION Bozeman (pop 52,000± seasonally) is one of Montana’s major tourism and agricultural centers and is one of the most diverse small towns in the Rocky Mountain West. The museum features a planetarium, paleontology, ethnology, displays of dinosaurs and dinosaur eggs unearthed in Montana, Plains Indian artifacts, pioneer exhibits, and Western art exhibits. Downtown Bozeman has been an important and historic gateway to the West for more than 100 years. Downtown merchants outfitted explorers, miners, ranchers, and the army with supplies to sustain them. HUNTING There is an excellent population of pheasants on the ranch as well as a healthy population of whitetail deer and the waterfowl hunting in the fall is extraordinary. With such a desirable location in the valley the property would lend itself to a family or group that already have homes in Bozeman/Big Sky and looking for that perfect recreational property that provides quality hunting. The developed wetland and large trout pond attract waterfowl all fall long and the native population of pheasant and whitetail deer are strong. The wetland currently has 1 six-person heated Koehler Blind that is buried along with two above-ground blinds. Paths have been constructed around the wetland complex and to the blinds for easy access. The property also would be a perfect candidate for a bird preserve license, which allows a property owner to release pheasant and chucker and hunt them from September 1st through the month of March. This allows for multiple hunters to be assured of getting plenty of shooting opportunities! The preserve license does not limit the amount of birds you can release or the amount of birds you can shoot in one day (no bag limits within the preserve). FISHING The large trout pond located on the property is stocked and setup for easy fishing. The current owner has mowed a path around the pond leading to large, flat rocks that have been strategically placed to act as “casting rocks” or platforms for anglers to throw a line. The pond has a depth of 18’± feet, giving the fish plenty of cool water and room to survive the winter. The pond provides a wonderful fishing experience. The Gallatin Valley Hunting Preserve is centrally located for a variety of recreational pursuits. The closest access for river fishing would be on the West Gallatin River which is approximately 5 minutes west of the property and the East Gallatin River about 10 minutes away. The lower Madison River and the lower Jefferson River are only a 30± minute drive and offer excellent fishing for large brown and rainbow trout. The Madison, Yellowstone, and Gallatin rivers are known for their dry fly fishing. From blue winged olives and midges in the spring, the salmon fly hatch in June, mayflies, caddis, hoppers, and terrestrials in the summer and back to blue winged olives and midges in the fall and winter, the time is always right for fishing in this area. Throw in some of the best streamer fishing in the state, as well as great nymph fishing throughout the year, and you’ve got a variety of rivers that can provide a lifetime of entertainment for beginners, as well as seasoned veterans. Fish in these rivers can exceed 24”. Other rivers that are within 1½-hour drive from the property and offer world class trout fishing are the Jefferson, Ruby, Big Hole, Missouri, and Beaverhead Rivers. Additionally, several tributaries, spring creeks, and mountain lakes in the area will become known to you as you explore your surroundings. One half-hour over the hill in the Paradise Valley along the Yellowstone River, The Depuy, Armstrong, and Nelson spring creeks attract avid anglers from around the globe. These spring creeks are natural wonders emerging from the ground with a large volume of nutrient-rich water providing for an enormous amount of aquatic life, including an abundance of wild trout. Fishing conditions on these creeks are consistently wonderful, even through the winter. Of course, at times, the lure of traveling further may beckon a curious angler. One to two hours of travel time will put you into the Henry’s Fork watershed in Idaho or well into the center of Yellowstone National Park. Yellowstone National Park is the birthplace of many of the finest trout rivers in the west. Headwater streams, such as the Gibbon, Firehole and Lamar create rivers such as the Madison and Gallatin within its boundaries. The park hosts a lifetime of fishing opportunities with over a hundred lakes and a thousand miles of streams. Nowhere in the world are so many public rivers and streams found within such a small area. 12

OTHER AREAS OF INTEREST Skiing Bridger Bowl Ski Area is a tremendous asset of the Bozeman community and the ranch, lying just 15± miles north of Bozeman. Considered “Bozeman’s own resort”, Bridger Bowl offers an intimate atmosphere where tickets are affordable, lift lines are short, people are friendly, and the skiing is fantastic. A total of eight lifts service 1,500± skiable acres with a 2,600-foot vertical drop. Three lodges give skiers plenty of room to warm up and refuel. Yellowstone Bozeman is the launching pad for several unique destinations because of the ease of transportation and proximity to such a diverse and spectacular mix of natural resources. The north entrance of Yellowstone National Park is just over an hour and a half drive from the property, and its western entrance isn’t much farther. The town of West Yellowstone is home to the Grizzly & Wolf Discovery Center where you can get an up close and personal look at these elusive predators. The nation’s first national park covers 2,219,789 acres and is most famous for the thousands of thermal features and geysers, most notably, Old Faithful. An easy day trip from Bozeman is to enter the park at West Yellowstone and then exit the Park’s north entrance at Gardiner. For anyone that dedicates more time to exploring Yellowstone, the Park offers limitless hiking, fishing, horseback riding and wildlife viewing.

IMPROVEMENTS The property currently has a heated newly constructed warming cottage and offers a bar, sitting area, loft, and outdoor sink connected to one of the wells. The Cottage does not currently have water or sewer indoors. The owners have permitted and installed a septic system that is permitted and ready to use. The property is also equipped with one well and a developed build site that already has electric in place. In addition to the infrastructure listed above the ranch also provides a Quonset hut that serves as equipment storage as well as three waterfowl blinds on the wetland.

WATER RIGHTS Montana waters, in all their varied forms and locations, belong to the State for the benefit of its people. A water right is the right to use the water within state-established guidelines, and not any ownership of the water itself. Since water rights in Montana are guided by the prior appropriation doctrine, a person’s right to use a specific quantity of water depends on when the use of water began, establishing the relative priority date of use on the water source. The first person to use water from a source established the first right, the second person could establish a right to the water that was left, and so on. Additionally, water users are limited to the amount of water that can be beneficially used. Beneficial use includes, but is not limited to, agricultural, recreational, fish and wildlife and domestic purposes. Montana is currently conducting a statewide adjudication of all water rights with priority dates prior to July 1, 1973. The statewide adjudication is a court process that prioritizes and quantifies all existing water rights in each Montana drainage basin. With eighty-five basins in Montana, and over 219,000 water right claims, the statewide adjudication is a massive undertaking that is expected to stretch well into the future. Until the adjudication process is complete, the status of any particular water right 20

claim cannot be guaranteed.
