ACREAGE

The 1,168± acres range in elevation from 2,800 feet at the west end of the valley floor to 3,200 feet at the east end of the ranch towards Sugarloaf Peak. The perimeter is fenced and cross-fenced for rotational grazing into dryland and irrigated pastures. Four live springs are used as stock water. Joslin Ditch delivers irrigation water from the Mann Creek Reservoir through a canal.

AGRICULTURE

The ranch has historically stocked around 200 pairs for the grazing season. There is a wood corral and working pens for livestock processing. Irrigation is equipped by two Zimmatic pivots covering 64± acres of alfalfa under a full circle four-tower pivot. The other pivot is a quarter circle four-tower pivot. The three-phase power and 25-horsepower pump run the two pivots. The mainline leading from the pump was plumbed for a third pivot so the irrigation system could be expanded to increase hay production, as per the previous seller. About 134± acres of pasture ground are flood irrigated via gated pipe, and about 200± acres of tillable land have been dryland farmed in the past as food plots and crested wheatgrass for grazing.

With 252± acres of water rights and only around 200 of that being utilized, there’s an opportunity to enhance and expand the irrigated acres to increase the hay production for Winter feeding with a third pivot. Per the previous seller, the mainline pipe has already been plumbed for a third pivot.

The property includes two pivots and all hand lines for irrigating approximately 64± acres of alfalfa, 134± acres of flood-irrigated pasture by a gated pipe, 200± tillable acres of previously dryland farmed historically planted into food plots to attract wildlife, and crested wheatgrass for grazing.

Four natural artesian springs are on the property, along with 250± acres of water appropriated per year delivered via the Joslin ditch that runs from the north to south end of the property, which comes from the Mann Creek Reservoir.
