IMPROVEMENTS A county-maintained highway provides effortless year-round access to the property. The ranch’s main headquarters was historically located just off the highway on the lower portion of the property. This area still includes the original early 1900’s two-bed, one-bath ranch house, a large steel Quonset hut, loafing shed, several storage sheds, vintage outbuildings, and a corral. The ranch also boasts a beautiful and rustic 730± SF solar off-the-grid cabin, built in 1999 by Yellowstone Traditions. The cabin is located midway towards the high country with easy road access and consists of an open floor plan, fireplace, loft with beds, well, and a western-style outhouse.

LOCATION This property is in Jefferson County, located just 7± miles north of Cardwell, a town that sits at the mouth of the scenic Jefferson Canyon. Three Forks The small town of Three Forks is located about a half hour from the ranch and is just south of where the Madison, Gallatin, and Jefferson Rivers converge to form the headwaters of the Missouri River. These fishable blue-ribbon trout rivers are only a short distance from the property. Three Forks (population 2,006±) offers amenities for the culturally-minded visitor and the sporting enthusiast. Downtown, the historic Sacajawea Hotel, constructed in 1910 and recently renovated, offers fine dining and accommodations. The Headwaters Public Golf Course features a 9-hole course. RECREATION Fly Fishing The Boulder River is formed at the confluence of its South and West Forks on the east side of the Continental Divide, north of Butte. It flows east to Boulder, then south to its confluence with the Jefferson River near Cardwell. It is 78± miles in total length, and the last 10 miles before its confluence with the Jefferson River is a significant spawning tributary to the Jefferson River because of Cold Springs spring creek. Cold Springs, which is a natural spring emerging from the ground producing an estimated 31 CFS (CFS= A unit used to measure water flow. One cubic foot per second is equal to 449 gallons per minute), flows into the Boulder River roughly 10 miles upstream of the confluence with the Jefferson River. From the Cold Springs spring creek to the Jefferson River, water quality improves significantly. This large volume of nutrient-rich water provides an enormous amount of aquatic life as it flows through the ranch, which is just a half-mile downstream from where Cold Springs pours into the Boulder River and 7 miles from the confluence of the Jefferson. In addition to supporting a quality resident fishery with an abundance of wild trout, large numbers of spawning brown trout from the Jefferson River enter this reach of the Boulder River during the fall. The spawning of brown trout is so prolific in this section from Cold Springs to its confluence with the Jefferson River, near Cardwell, that there is a seasonal closure (Oct. 1st - Jan. 1st) to protect spawning trout (from the Jefferson River). From the town of Boulder to the confluence with the Jefferson River, access is limited to only a couple of county road bridges. There are no public FASs (Fishing Access Sites) administered by Fish, Wildlife, and Parks on the Boulder River, which provides a private fishing and hunting experience on the ranch. The 2,687± acre North Boulder River Ranch has over one mile of both sides of the North Boulder River, accessible on both sides via a private bridge installed this past fall by the current owner. This property is not just a prolific fishery with a massive wild trout population; it is also one of the most beautiful and private places to fish for trout in Montana. The fishing season begins in late March/early April before runoff on the North Boulder. This is a magical time when the fish are dumb and hungry, and you get to throw big streamers on heavy tippet. Bluewing olives and golden stoneflies emerge during this pre-runoff bonanza. According to a local fishing outfitter who has leased the fishing on this ranch in the summer for many years, the Trico hatch rivals the Missouri River Trico hatch. This epic hatch provides a private experience with many hungry, aggressive trout in the spring-like water. Caddis and blue-wing olives continue throughout the summer, and a high floating attractor pattern will remain productive. Hoppers also become the dry fly of choice on hot, sunny summer days. The hopper fishing lasts through September and is arguably the most enjoyable way to catch trout on a fly rod. Throughout the fishing season, nymphs and streamers will work well on days the fish are not taking dry flies. The trout in the river average 12 to 18 inches, with populations of large fish in the 19 to 24-inch range. Fishing is predominately for brown and rainbow trout. On any fly fishing property, no matter how good the fishing, the day will come when other waters beckon. Thankfully, North Boulder River Ranch is just 10± minutes from the Jefferson River and 30 to 45± minutes from seven very notable rivers. The ranch location, 40± minutes from Twin Bridges, and 30± minutes from Three Forks, is a considerable asset. Hunting The Boulder River Valley is famous for its large number of trophy elk, as well as white-tailed and mule deer. Hunting on North Boulder River Ranch is incredible, with a robust elk population and the opportunity to harvest the bull elk of a lifetime. Almost the entire property is in hunting district 370 (Bull Mountains), with a small portion in hunting district 380 (Radersburg). There are trophy white-tailed deer and mule deer available on the ranch and plenty of antelope that call the property home. For the upland bird enthusiast, there are multiple Hungarian partridge coveys, a favorite target for many western bird hunters. Grouse are also plentiful in the upper sections of the property, as well as pheasants along the riparian area on the lower section of the ranch. Variations of seasonal grass keep the wildlife close to home. Montana’s early-season duck populations depend on local spring rainfall. By November, migrating northern duck numbers reflect precipitation on the Canadian prairies during the summer nesting season. When ponds and lakes start to freeze, migrating ducks utilize the ice-resistant, spring-fed creeks and rivers on their route. Migrating ducks and geese know all about these unique spots and use them in large numbers. Cold Springs spring creek, pouring into the Boulder River just above the ranch, provides that ice-free late season open water that waterfowl yearn for, making late-season gunning for iced-up waterfowl on this property in the Pacific Flyway epic.

WATER RIGHTS Montana waters, in all their varied forms and locations, belong to the State for the benefit of its people. A water right is the right to use the water within state-established guidelines, and not any ownership of the water itself. Since water rights in Montana are guided by the prior appropriation doctrine, a person’s right to use a specific quantity of water depends on when the use of water began, establishing the relative priority date of use on the water source. The first person to use water from a source established the first right, the second person could establish a right to the water that was left, and so on. Additionally, water users are limited to the amount of water that can be beneficially used. Beneficial use includes, but is not limited to, agricultural, recreational, fish, wildlife and domestic purposes. Montana is currently conducting a statewide adjudication of all water rights with priority dates prior to July 1, 1973. STATUTORY BROKER A “Statutory Broker” is not the agent of the Buyer or Seller but nevertheless is obligated to them to: • Disclose to: i. a buyer or buyer agent any adverse material facts that concern the property and that are known to the statutory broker, except that the statutory broker is not required to inspect the property or verify any statements made by the seller; and • ii. a seller or a seller agent any adverse material facts that are known to the statutory broker and that concern the ability of the buyer to perform on any purchase offer; • Exercise reasonable care, skill, and diligence in putting together a real estate transaction, and • Comply with all applicable federal and state laws, rules and regulations. 5. IN-HOUSE SELLER AGENT DESIGNATE Created when the agency holds both the listing on a property from the seller and a buyer broker agreement with the buyer, an in-house seller agent designate is a broker or salesperson employed by or associated as an independent contractor with a broker and designated by the broker as the exclusive agent for a seller for a designated transaction and who may not be considered to be acting for other than the seller with respect to the designated transaction. 6. IN-HOUSE BUYER AGENT DESIGNATE Created when the agency holds both the listing on a property from the seller and a buyer broker agreement with the buyer, an in-house buyer agent designate is a broker or salesperson employed by or associated as an independent contractor with a broker and designated by the broker as the exclusive agent for a buyer for a designated transaction and who may not be considered to be acting for other than the buyer with respect to the designated transaction.
