• Timber Industry: The early economy of Ritter and the surrounding area was closely tied to the timber industry. Logging and sawmills played a significant role in the local economy, as the region had abundant forests.

WATER SOURCES | WATER RIGHTS

Oregon law, all water is publicly owned. With some exceptions, cities, farmers, factory owners and other users must obtain a permit or water right from the Water Resources Department to use water from any source, whether it is underground, or from lakes or streams. Landowners with water flowing past, through, or under their property do not automatically have the right to use that water without a permit from the Department. The waters of Oregon are administered by the State of Oregon under a “priorappropriation” doctrine; first in time, first in right.

Rockin’ River Ranch has 13.8± acres of Certified Water Rights of record, sourced from Middle Fork John Day River. The ranch also has a right to use waters from an unnamed stream, a tributary of Middle Fork John Day River, for hydroelectric production of up to five theoretical horsepower.

For further clarification of the ranch water rights, a certified water rights examination by a licensed professional is recommended.

MINERAL RIGHTS

All mineral rights appurtenant to the property and owned by the seller will convey to the buyer at closing. Mineral rights are not guaranteed. It is suggested that the buyer conduct a mineral search with a title company.
