INTRODUCTION I am very happy to present the Silver Sage Ranch, a true 400 head, year-round operation. The ranch is comprised of 3,788± deeded acres with another 39,000± acres of State, BLM and Forest service lease land, adjacent to the ranch. There is 250± acres of irrigated crop group under pivot with another 245± acres of sub-irrigated crop/pasture. The ranch is located east of Midvale, Idaho, in the North Crane Creek valley. What makes this ranch special is the true nature of being a 400 head, cow/calf operation, with enough irrigated land to grow hay in order to feed during the winter and sell what is not needed. North Crane Creek flows through the ranch from north to south and the ranch has two other year-round creeks flowing into the ranch. At present, the ranch is running 400 pair, with the overall rating of 450 pair. The past couple of years the ranch has produced 1,600 tons of hay. Silver Sage is located just over 2 hours north of Boise, Idaho. This is a ranch operation that works!

LOCATION The property is located 20 miles to the east of Midvale, Idaho (pop. 175) which is a small, friendly agriculture-based town. Most needed supplies can be found in Cambridge, another 8 miles down the road. The ranch is surrounded by public land along with other large ranch, family holdings. Washington County is a very ranch friendly area, with farming and ranching being the largest industry. Weiser, Idaho (pop. 5,600), 40 miles to the south is the county seat with hospital, stores and all supplies needed. Cambridge, Idaho (pop. 318) is 28 miles to the north. • 40 miles to Weiser, Idaho • 113 miles to Boise, Idaho • 28 miles to Cambridge, Idaho The nearest commercial airport, Boise Air Terminal 113 miles to the south, is served by United, Northwest, Delta, Southwest, Horizon and Skywest airlines. ACREAGE The 3,788± acres has the temperature and soils for a good hay crop and makes for very good grazing land. Presently there is 250± acres of alfalfa under pivot along with another 245± acres of sub-irrigated hay and pasture ground. The owners presently take one cutting off the sub-irrigated ground and leave the second growth for grazing. The valley is fairly flat with slopes rising to the west and the east. Per the Department of Water Resources, there can be another deep well drilled and used for irrigation. The range ground is a combination of sage covered hills with natural grasses, fully fenced and cross fenced, creating multiple pastures North Crane Creek flows through the middle of the ranch along with Shirts Creek and Spring Creek flowing into the ranch. Elevations in the range of 3,200 feet to 5,000 feet at the highest point of the grazing land. Soils: Mainly Newell Clay Loam along the valley floor, among others. • • • • •

The irrigation ground has produced approximately 1,600 tons a year with 3 cuttings on the irrigated land and 1 cutting on the remaining 245± acres of subirrigated land. CLIMATE Precipitation in the area averages 20 inches of precipitation per year with less than half coming during the growing season. There are lots of sunny days per year with July and August temperatures the highest with an average of 92 but can be in the high 90’s, with very little humidity. The winter lows are typically in January with an average of 21 degrees. Growing days average 140 days.

RECREATION hunting The property is located in the Hunting Units #32 and #32A which are managed for big game animals including elk and mule deer. The property and the surrounding mountains have resident herds of both deer and elk, and come September when pressure of hunting starts on the national forest, elk move down into the solitude of private land. The big sage brush country is wonderful mule deer habitat with the big open hillsides and brush filled drainages. There is a variety of hunts in this unit starting with archery in early September and seasons continuing into November. The pheasant and quail hunting is excellent with the irrigated farm ground and the lush habitat created by North Crane Creek, supporting ideal habitat for both birds. Once you get up onto the slopes with sagebrush, you also find healthy numbers of Hungarian Partridge. The ranch also has a good number of turkeys throughout the drainage.
