GETTING THERE

Get on I-84 from Southeast Morrison Bridge. Follow I-84 E to US-97 N in Sherman County. Take exit 104 from I-84 E. Follow US-97 to Woodland Road in Klickitat County.

RECREATION

If you like fishing, whether you are spinning, baitcasting, or flyfishing, your chances of getting a bite are high. The Little Klickitat River is also a good place to swim or paddle if you enjoy being in the water.

IMPROVEMENTS

Many upgraded features include a 500-gallon propane tank hooked to a fire starter, barbeque, stove, garage heater, and fire pit. Full glass deck railings wrap the top deck. The home includes the highest insulation possible with 10-inch Structural Insulated Panel walls and Anderson windows. A large mechanical room houses separate heat pump systems for each floor in the lodge for more zone control. Both lower suites and the entire lower level can be blocked off for privacy. Each level is designed with less than 0.5 inches grade change to minimize trip hazards, and 36-inch doorways allow full wheelchair access. The staircase is hickory with custom rod iron railings. All window sills were made with exposed edge solid Douglas fir planking. The kitchen has a 6-burner, 2-oven Wolf gas stove, large pantry, computer station, and huge island with a prep sink.

WATER SOURCES | WATER RIGHTS

Two sources of water rights exist on the property: wells and surface water.

Wells

A – domestic 2-5 gallons per minute

B – domestic one acre-foot and 17 acre-feet irrigation of up to five acres. This services both the lodge and homestead. It was tested at 35 gallons/minute with a two-inch drop and estimated at 85 gallons/minute.

Surface Water

The ranch has the oldest and first-in-line water rights in the Little Klickitat River watershed. This is because the ranch area was the site of the first flour mill with a dam and waterwheel power in Klickitat County. The water rights are for a total of 126 acre-feet per year.

Irrigation for Hayfields

All fields are currently being irrigated via surface water sources. A 10x12 well house with power and a pump was built in 2014. A new, 3-phase power 30 horsepower irrigation pump was installed in 2015 with both east and west pivot 3-phase electrical systems. Each field can be automatically irrigated without changing any piping or connections.

West Field Pivot: approximately 18 acres – 600-foot Zimmatic automated circle irrigation – runs a complete half-circle. The pivot includes a Global Positioning System upgrade.

East Field Pivot: approximately 18 acres – 590-foot Zimmatic automated circle irrigation – runs a complete half-circle.

Underground Big Gun Sprinkler Systems – Two fields of approximately 3.0 acres and 1.0 acres, for four total acres, are big gun sprinkled.

MINERAL RIGHTS

All mineral rights appurtenant to the property and owned by the Seller will convey to the Buyer at closing. Mineral rights are not guaranteed. It is suggested that the Buyer conduct a mineral search with a title company.
