LOCATION The ranch is conveniently located only 15 miles west of Pueblo, Colorado along State Highway 96. The population of Pueblo is about 120,000± people, with shopping, restaurants, hospitals, and the Downtown Riverwalk.. GETTING THERE Take Highway 96 west of Pueblo. Watch for the large, gated entrance to Stone Creek Ranch, about 15 miles out. That is the north entrance to the property. The southern end of the ranch can be accessed from Newton Road by entering Red Creek Ranch. Take Newton Road south until it connects to Bronquist, then continue west on Newton for 1.5 miles the property starts on the north side of the road.

AREA HISTORY Stone Creek Ranch is a portion of a larger cattle ranch that was split into smaller parcels in the late 1990s. Prior to that, the ranch had been operational for some time dating back to the original settlers who came to the area. There is an old cabin on the property that once had a working windmill. The cabin is dilapidated but still an iconic part of the property’s history. The local area was once the home of the Ute Indians, who used the waters from the Arkansas River as a life source. Around 1860, opportunity-seeking adventures, driven by the gold rush, headed west. Just a few miles northeast of current-day Stone Creek Ranch, some of the homesteads established the settlement of Swallows. Swallows was a stop on the rail line that headed to gold camps, a source for natural resources supplies that helped the town prosper. The rich soils of the river bottom were perfect for cultivating crops, maintaining orchards, and raising livestock. The town of Swallows was decimated by the great flood of 1921. The town never completely recovered in the aftermath of the flood, and in 1974 the remnants of Swallows were covered by the waters of the Pueblo Reservoir as the Arkansas River was dammed, flooding the valley floor. 6

NEARBY ATTRACTIONS & ACTIVITIES Downtown Pueblo hosts the Pueblo River Walk, which offers a variety of restaurants, artwork, and festivals. The city of Pueblo has also established a kayaking course that follows the main river channel as it passes through town. The Pueblo Reservoir offers boating and fishing opportunities. Lake Pueblo is considered a fishing “hot spot.” The lake is 4,600± acres with 60± miles of shoreline. The mild climate allows for year-round fishing. WATER SOURCES There is an operational stock well on the ranch. It has never been recorded with the Colorado Division of Water Resources. This well could be recorded and permitted as a domestic well if the Buyer should choose to do so.
