Storm Castle Retreat offers outdoor enjoyment year-round. In the summer, fly fishing in the evening on the crystal clear mountain stream filled with trout will satisfy young and old, while early mornings and afternoons can be filled with mountain hikes and mountain bike riding. Montana is incredibly beautiful in the fall, and Storm Castle Retreat takes full advantage by providing a picture-perfect base camp for big game hunting adventures. Trophy class Elk and Mule Deer are abundant in the area, and do not be surprised if you see a sizeable antlered trophy within the property’s ground. SURROUNDING LOCALE The property sits comfortably in the Gallatin Range, where Native Americans hunted bighorn sheep, and elk and fur trappers explored much of the range during the days of the mountain men. Today, the Storm Castle Retreat is conveniently located between the vibrant university town of Bozeman and the beautiful resort community of Big Sky, Montana.

BOZEMAN, MONTANA

Bozeman has received national accolades for its scenic location, endless outdoor activities, and historic downtown in recent years. The cafes, restaurants, and boutiques have become favorite places for those who love nature—whether fishing, hunting, skiing, mountain biking, or hiking. The Montana Handbook describes Bozeman as “a lovely setting that makes the most of its physical attributes, with hiking, fishing, and skiing practically out the back door. However, what makes Bozeman such a great place is the town itself. Bozeman has maintained its handsome old downtown as a business center more than any other Montana city, which makes the city seem centralized and community-focused.

BIG SKY, MONTANA Big Sky is an outdoor person’s dream. Known initially for its Big Sky Ski and Summer Resort, the mountain town has emerged rapidly into its thriving community. Sitting beneath Lone Mountain, Big Sky offers a wide variety of activities for all seasons. In addition to the skiing, mountain biking, and other activities that the resort is known for, you will discover fine restaurants, trendy coffee shops, and movie theaters. During the summer, you can attend the farmers market, outdoor concerts, and the annual Big Sky Pro Bull Riding event, which has been the PBRs #1 event in the nation since 2013. During the winter, the annual Christmas Stroll is a delightful treat for all ages.

IMPROVEMENTS The rustic cabins on the Storm Castle Retreat yield a quintessential mountain escape. Sitting in a park-like setting are two renovated cabins, a bathhouse, an additional cabin ready to be finished to the new owner’s taste, and other outbuildings. Each renovated cabin has a kitchen with a propane cooktop, a wood-burning stove and can sleep four people each. The larger of the two cabins has a 200-watt solar panel that charges two deep cycle batteries that power a 2500-watt inverter. The bathhouse has 4, 100watt solar panels that charge two deep cycle batteries that power a 3000-watt inverter.

There is a new septic system on the property, and two springs that originate on the property feed to a cistern for water (not potable). In addition, there are some spectacular build sites if a new owner chose to add to the improvements.

RECREATION ON AND AROUND THE RANCH FLY FISHING Storm Castle Creek offers the features and benefits of a small Rocky Mountain stream. It is simple fishing for hungry fish in the beautiful scenery. Whether one is teaching their children how to throw their first line or looking for some variation from the larger rivers, this small stream can provide excellent recreation with hungry Rainbow, Brooke, and Brown Trout. If you have never set foot on the Gallatin River, there is a good chance you have at least seen it. Robert Redford chose the Gallatin River for the role of the Blackfoot River in the movie, A River Runs Through It. Several parts of the film were filmed close to the property. In fact, during the movie’s final scene, the crest of Storm Castle Peak rises above the river. Only minutes away from the property, The Gallatin is the classic Montana trout stream holding a healthy population of brown and rainbow trout with the average fish around 12-14 inches. The stretch close to the property is lined with large Douglas firs sitting beneath snow-packed peaks packed with riffles, pools, and boulders. The Gallatin River, for the most part, is not a very large river. As a result, float fishing on the Gallatin River from Yellowstone National Park downstream to the confluence with the East Gallatin River is not allowed, a distance of more than seventy miles. Since much of the Gallatin River is closed to float fishing (but not recreational floating), the Gallatin is a dream come true for wade anglers. Within 2 hours of the property, you can reach world-famous fisheries such as the Madison, Yellowstone, Jefferson, Ruby, Big Hole, Missouri, and Beaverhead Rivers. Venture into Yellowstone National Park, and you can hit The Firehole, Gibbon, and Lamar Rivers. Several internationally famed “fee” spring creek fisheries are also close at hand.

HUNTING The area surrounding the Storm Castle Retreat offers great backcountry hunting opportunities with incredibly scenic views. Mule Deer and Elk Hunting can be done in this area with a general license, and there are opportunities for trophy class animals. The renovated cabins and additional outbuildings on the property provide the perfect base camp and access point to the seemingly never-ending acres of adjoining and huntable National Forest land.

HIKING, MOUNTAIN BIKING, SNOWMOBILING, AND OTHER OUTDOOR PURSUITS An endless network of trails for hiking, mountain biking, trail running, snowmobiling, and other outdoor pursuits begin off the cabin doorsteps. For those that love the outdoors and the serenity that it provides, the location of the Storm Castle Retreat is challenging to match. The Gallatin Range rises in a mass of impressive snow-capped peaks with vast alpine plateaus, steep canyons, evergreen forests, rich creeks, and inspiring waterfalls. The range offers more than 500 miles of navigable hiking trails, almost 200 miles of mountain biking trails, and the nationally registered historic Big Sky Trail that is 123 miles of snowmobiling heaven running right by the Storm Castle Retreat. Not only is the Gallatin River a phenomenal fishery, but it is also one of the premier river rafting and kayaking destinations in the west. Within minutes from the property are a variety of rafting and kayaking options. The Gallatin offers water for different skill levels, from incredibly scenic floats to the Class IV Mad Mile. 20

SELLER AGENT A “Seller Agent” is obligated to the Seller to: Act solely in the best interests of the seller; Obey promptly and efficiently all lawful instructions of the seller; Disclose all relevant and material information that concerns the real estate transaction and that is known to the seller agent and not known or discoverable by the seller unless the information is subject to confidentiality arising from a prior or existing agency relationship on the part of the seller agent; Safeguard the seller’s confidences; Exercise reasonable care, skill, and diligence in pursuing the seller’s objectives and in complying with the terms established in the listing agreement; Fully account to the seller for any funds or property of the seller that comes into the seller agent’s possession; and Comply with all applicable federal and state laws, rules, and regulations. DUAL AGENCY If a seller agent is also representing a buyer, or a buyer agent is also representing a seller with regard to a property, then a dual agency relationship may be established. In a dual agency relationship, the dual agent is equally obligated to both the seller and the buyer. These obligations may prohibit the dual agent from advocating exclusively on behalf of the seller or buyer and may limit the depth and degree of representation that you receive. A broker or a salesperson may not act as a dual agent without the signed, written consent of both the seller and the buyer.
