T90 Cattle Ranch | Tenino, Washington

INTRODUCTION This spectacular 1,567± acre Ranch is comprised of 30 parcels, 1 parcel of approximately 90± acres is located inside of Tenino City limits and is zoned “master plan community.” This iconic ranch has been for sale just 2 times in the last 70 years, and it truly has it all anyone could want in a top-notch Western Washington Ranch. The community that would become Tenino, located in Thurston County, was founded in 1851 when Stephen Hodgden (1807-1882) filed a claim under the Donation Land Claim Act of 1850. In 1872 the Northern Pacific Railroad arrived, giving the local economy a major boost by enabling local timber and especially sandstone to be transported to market. By the time the city of Tenino was incorporated in 1906, sandstone quarries were anchoring the economy. But almost as soon as the city was incorporated, a series of major economic challenges arose. Most significantly, new building materials resulted in collapsing markets for sandstone. The Great Depression of the 1930s also took a toll on the already struggling local economy. In recent decades the city has found new life as a bedroom community for those working in nearby Olympia and Tacoma. This scenic ranch has views of both Mount St. Helens and Mount Rainier and gorgeous territorial views. This property offers lower grazing areas in the fenced pastures with paved road frontage. The upland and timbered areas and pasture provide excellent grazing for livestock as well as wildlife habitat. This ranch is home to Roosevelt Elk, Black Tail Deer and wild turkeys, to name a few. The owner has leased the property out to big game hunting, but under stringent guidelines to ensure and maintain the hunting opportunities for years to come. The T90 Cattle Ranch is one of the last large ranches left in Western Washington, totaling 1,567± acres. 400± acres of lower pasture and outbuildings, with the remainder of the ranch consisting of forestland and upper grazing areas. Located within just a short drive is Olympia or Centralia via I-5. Outdoor recreational opportunities are abundant: Olympic National Park, Mount Rainier National Park, Mount St. Helens and the Washington coast are all within a short day’s drive.
