IMPROVEMENTS F armhouse W ith M odern C harm The White Rock Hobby Farm home exhibits a wonderful blend of country charm and grayscale wood with colorful accents. The daylight basement has a garage which can have space for two cars, if shelving and workbench are taken out, or one car, comfortably, as-is. You can enter the mudroom from the garage, which is also accessible from the outside. From the mudroom, you can enter the finished office and the bonus room finished with newly carpeted floors. The upstairs is accessible from the landing, located between the office and mudroom. The home’s next level or main floor can be accessed from the daylight basement or each of the home’s decks, which are located on the home’s east and west sides. You walk into the eating area and the kitchen from the French doors off the east deck. The kitchen has a large island with a breakfast bar that can accommodate seating and is roomy enough to allow larger gatherings. Around the corner from the kitchen is the living room, which features a wood-burning stove and provides an intimate space to sit and visit. For privacy, the primary bedroom is the only one on the main level and has its own updated bathroom with double sinks. The primary bedroom features stylish French doors that open onto the east-facing deck via stairs that lead to the elevated, covered deck, a perfect spot to enjoy the sunsets. The home’s upstairs level consists of three bedrooms, two of which are connected by a “Jack and Jill” bathroom. RECREATION The vast majority of the appeal of Central Oregon is its extensive array of recreational opportunities. People of all interests can find a passion that lets them enjoy life to the fullest in Central Oregon. Many will tell you it all started with Mount Bachelor ski resort, a world-renowned resort with many prestigious skiing and snowboarding events. From there, the area’s other natural wonders have given many more activities like Smith Rocks for rock climbing and the Deschutes and Crooked Rivers for lazy floats and white-water rafting. If you want to have some fun and can’t in Central Oregon, chances are you will not anywhere else. The White Rock Hobby Farm is roughly a half of mile from public lands and trails. There one can either ride their favorite (or maybe least favorite) mount for miles on the High Desert. Many of the trails are suitable for mountain bikes as well. From the Property it is a 2 mile walk to the “Twin Bridges” river access area which give the public access to the Deschutes River for fishing or riverfront trails. It is common for the residents of the neighborhood to walk to the river or just quiet roads adjacent to the White Rock Loop and enjoy the scenery of the small farms and public lands. WATER SOURCES | WATER RIGHTS The 4.4± acres of irrigation rights are serviced by Tumalo Irrigation District (TUID). The annual charge for the district in 2022 was $1,309.56. This includes all canal/ditch maintenance to the property and projects to conserve water. During a typical water year, the irrigation season starts in mid-April and ends in early October. Under Oregon law, all water is publicly owned. With some exceptions, cities, farmers, factory owners, and other users must obtain a permit or water right from the Water Resources Department to use water from any sources, whether it is underground or from lakes and streams. Landowners with water flowing past, thru, or under their property do not automatically have the right to use that water without a permit from the Department. The waters of Oregon are administered by the State of Oregon under a “priorappropriation” doctrine, “first in time, first in right.”
