AGRICULTURE As mentioned earlier, the meadows of the Property (Connor Meadows) are flooded by the waters of Jack Creek every winter/spring. Once the meadow dries out, it produces ample high-mountain grass that the current seller grazes in the late summer (to let the ground firm up from the flooding). On average, the property sustains 100± pair of cattle of 60± days. Cattle are watered from the domestic well and the natural ponds formed from the flooding in spring. The ponds usually do not stay full through the summer but will supplement the well. The property is well-fenced on the perimeter. There is a set of corrals to unload and load out cattle as well.

WATER SOURCES | WATER RIGHTS There is a domestic well, which also serves as stock water for the property. The well is run off a generator and is 500+ feet deep. There are also many (15+) natural ponds on the south side of the property, which serve as stock water as well but will run dry late in the summer. Under Oregon law, all water is publicly owned. With some exceptions, cities, farmers, factory owners, and other users must obtain a permit or water right from the Water Resources Department to use water from any source, whether it is underground or from lakes or streams. Landowners with water flowing past, through, or under their property do not automatically have the right to use that water without a permit from the Department. The waters of Oregon are administered by the State of Oregon under a “prior appropriation” doctrine: first in time, first in right.
