The number of closed sales in the 12 months ending March 31, 2022 for the Naples and Bonita Springs Area decreased 3% year-over-year (9,242 vs 9,549).

There were 95 closed sales priced above two million in March 2022 compared to 130 in March 2021, a 27% decrease. During the 12 months ending March 31, 2022, sales in this category increased 15% over the same time period in 2021 (889 vs 772 units).

NEW LISTINGS / INVENTORY •

During the 12 months ending March 31, 2022, a total of 9,837 new listings were added to the market, this is a 4% decrease vs the same time period 12 months ending March 31, 2021.

Available inventory as of March 31, 2022 consisted of 2,558 units, a decrease of 22% vs the same time period in 2021. Current inventory represents 3 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE •

The year-over-year average sales price for the area was $1,027,110, a 23% increase vs the same time period in 2021.

The median sales price for the area in March 2022 increased 30% to $700,000 vs March 2021.
