The luxury markets in our footprint — and for the entire United States — had another fantastic year in 2021! William Raveis had its best year ever with over $21 billion in sales, up from $16 billion in 2020. We want to thank our luxury customers for their continued confidence in our company.
Luxury properties with prices above one million have seen a surge everywhere, and the numbers truly speak for themselves. The average sales prices in many of our luxury markets have continued to increase throughout 2022. In our high-end markets like Naples, New York City, Westchester County, Palm Beach and Port Royal, as well as our new expansion branches in Sarasota and Jupiter Island, housing has had tremendous appreciation over the past 2 years. In some areas, the average sold prices are up 50 percent year to date 2022.
I anticipate prices will continue to climb substantially during 2022, regardless of the location. The demand for luxury properties priced at $1 million and above remains very high while the inventory remains very low. The average time on market is down almost 50 percent in our luxury markets. The excess inventory we had two years ago has sold, and because of high demand, it has not had an opportunity to rebuild fast enough.
This is a phenomenon I haven’t seen in 48 years in the business! In addition, prices will continue to climb, regardless of rising interest rates. Luxury housing is an asset that will beat the interest rate cycle, and price appreciation will beat inflation. It is still an active market, even though inventory is low. We’re excited to publish another Raveis Collection which highlights luxury homes in our eight-state footprint in the Northeast and Florida. This year, we will also feature many of our sold homes that barely stayed on the market. All of these properties are spectacular!
