CLOSED SALES

• The number of closed sales in the 12 months ending November 30th, 2024 for the Naples and Bonita Springs Area decreased 12% year-over-year (5,701 vs 6,481).

• There were 42 closed sales priced above two million in November 2024 compared to 29 in November 2023; a 45% increase. During the 12 months ending November 30th, 2024, sales in this category decreased 6% over the same time period in 2023 (683 vs 724 units).

NEW LISTINGS / INVENTORY

• During the 12 months ending November 30th, 2024, a total of 10,260 new listings were added to the market, this is a 11% increase vs the same time period 12 months ending November 30th, 2023.

• Available inventory as of November 30th, 2024 consisted of 4,091 units, an increase of 23% vs the same time period in 2023. Current inventory represents 9 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

• The year-over-year average sales price for the area was $1,222,154, a 6% increase vs the same time period in 2023.

• The median sales price for the area in November 2024 increased 1% to $680,000 vs November 2023.

• There were 12 closed sales priced above two million in November 2024 compared to 27 in November 2023; a 56% decrease. During the 12 months ending November 30th, 2024, sales in this category decreased 2% over the same time period in 2023 (447 vs 458 units).

NEW LISTINGS / INVENTORY

• During the 12 months ending November 30th, 2024, a total of 8,123 new listings were added to the market, a 15% increase vs the same time period 12 months ending November 30th, 2023.

• Available inventory as of November 30th, 2024 consisted of 3,428 units, an increase of 35% vs the same time period in 2023. Current inventory represents 10 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

• The year-over-year average sales price for the area was $845,273, a 2% increase vs the same time period in 2023.

• The median sales price for the area in November 2024 decreased 14% to $385,000 vs November 2023.
