• The number of closed sales in the 12 months ending January 31st, 2025 for the Naples and Bonita Springs Area decreased 8% year-over-year (5,843 vs 6,360).
• There were 65 closed sales priced above two million in January 2025 compared to 41 in January 2024; a 59% increase. During the 12 months ending January 31st, 2025, sales in this category increased 1% over the same time period in 2024 (707 vs 702 units).
NEW LISTINGS / INVENTORY
• During the 12 months ending January 31st, 2025, a total of 10,775 new listings were added to the market, this is a 13% increase vs the same time period 12 months ending January 31st, 2024.
• Available inventory as of January 31st, 2025 consisted of 4,982 units, an increase of 27% vs the same time period in 2024. Current inventory represents 10 months of supply based on current absorption rates.
AVERAGE & MEDIAN SALES PRICE
• The year-over-year average sales price for the area was $1,236,675, an 8% increase vs the same time period in 2024.
• The median sales price for the area in January 2025 increased 13% to $774,900 vs January 2024.
