• The number of closed sales in the 12 months ending February 28th, 2025 for the Naples and Bonita Springs Area decreased 7% year-over-year (5,823 vs 6,293).
• There were 70 closed sales priced above two million in February 2025 compared to 56 in February 2024; a 25% increase. During the 12 months ending February 28th, 2025, sales in this category increased 2% over the same time period in 2024 (722 vs 706 units).
• During the 12 months ending February 28th, 2025, a total of 10,833 new listings were added to the market, this is a 11% increase vs the same time period 12 months ending February 29th, 2024.
• Available inventory as of February 28th, 2025 consisted of 4,131 units, an increase of 25% vs the same time period in 2024. Current inventory represents 9 months of supply based on current absorption rates.
• The year-over-year average sales price for the area was $1,252,503, a 9% increase vs the same time period in 2024.
• The median sales price for the area in February 2025 increased 2% to $753,500 vs February 2024.
• The number of closed sales in the 12 months ending February 28th, 2025 for the Naples and Bonita Springs Area decreased 11% year-over-year (4,131 vs 4,663).
• There were 28 closed sales priced above two million in February 2025 compared to 26 in February 2024; an 8% increase. During the 12 months ending February 28th, 2025, sales in this category increased 24% over the same time period in 2024 (440 vs 356 units).
• During the 12 months ending February 28th, 2025, a total of 8,555 new listings were added to the market, a 13% increase vs the same time period 12 months ending February 29th, 2024.
• Available inventory as of February 28th, 2025 consisted of 4,879 units, an increase of 31% vs the same time period in 2024. Current inventory represents 14 months of supply based on current absorption rates.
• The year-over-year average sales price for the area was $827,209, a 4% increase vs the same time period in 2024.
• The median sales price for the area in February 2025 decreased 1% to $465,000 vs February 2024.

• During the 12 months ending February 28th, 2025, a total of 933 new listings were added to the market, an increase of 18% compared to the same time period 12 months ending February 29th, 2024.
• Available inventory as of February 28th, 2025 consisted of 690 units, a 26% increase vs the same time period in 2024 (690 vs 546). Current inventory represents 26 months of supply based on current absorption rates.
