CLOSED SALES

• The number of closed sales in the 12 months ending September 30, 2022 for the Naples and Bonita Springs Area decreased 28% year-over-year (7,648 vs 10,661).

• There were 29 closed sales priced above two million in September 2022 compared to 44 in September 2021; a 34% decrease. During the 12 months ending September 30, 2022, sales in this category decreased 22% over the same time period in 2021 (807 vs 1,032 units).

NEW LISTINGS / INVENTORY

• During the 12 months ending September 30, 2022, a total of 9,758 new listings were added to the market, this is an 8% decrease vs the same time period 12 months ending September 30, 2021.

• Available inventory as of September 30, 2022 consisted of 2,590 units, an increase of 12% vs the same time period in 2021. Current inventory represents 8 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

• The year-over-year average sales price for the area was $1,123,909, a 16% increase vs the same time period in 2021.

• The median sales price for the area in September 2022 increased 19% to $650,000 vs September 2021.
