• The number of closed sales in the 12 months ending January 31st, 2024 for the Naples and Bonita Springs Area decreased 10% year-over-year (6,306 vs 7,029).

• There were 39 closed sales priced above two million in January 2024 compared to 55 in January 2023; a 29% decrease. During the 12 months ending January 31st, 2024, sales in this category decreased 13% over the same time period in 2023 (699 vs 802 units).

NEW LISTINGS / INVENTORY

• During the 12 months ending January 31st, 2024, a total of 9,471 new listings were added to the market, this is a 6% decrease vs the same time period 12 months ending January 31st, 2023.

• Available inventory as of January 31st, 2024 consisted of 3,806 units, an increase of 224% vs the same time period in 2023. Current inventory represents 12 months of supply based on current absorption rates.

AVERAGE & MEDIAN SALES PRICE

• The year-over-year average sales price for the area was $1,148,558, a 2% decrease vs the same time period in 2023.

• The median sales price for the area in January 2024 increased 3% to $692,500 vs January 2023.

AVERAGE & MEDIAN SALES PRICE

• The year-over-year average sales price for the area was $809,142, a 6% increase vs the same time period in 2023.
