A new FHA rule enabling the purchase of a home with a reverse mortgage is giving senior adults greater flexibility when it comes to where they live and the type of home they live in. This new means of financing the purchase of a home has created the opportunity for seniors to downsize, move to a house that is more comfortable, safe, and is convenient to services, or move closer to family. HOME INSURANCE MAY NOT COVER EVERYTHING IN A STORAGE UNIT
S
elf-storage units are growing in popularity according to a recent report from Bloomberg. New units and warehouses are being built every month to accommodate the growing demand for paid storage. From simple small garage-like units to large temperature-controlled luxury spaces, there are a wide variety of options. In 2015, about 10 percent of U.S. residents rented a storage unit. However, very few people think about what happens to their belongings if there is a burglary, fire, flood or other catastrophe.
Home Insurance And Storage Units If a home insurance policy covers belongings that are stored away from the property, the coverage is limited to a specific dollar amount. Also, physical damages are covered but theft is not. This is important to know before filling a storage unit full of costly belongings, antiques or luxury items. Homeowners who have valuable art,

jewelry, firearms, furniture, rugs or other rare items should not store them outside of the home unless they are individually appraised and insured separately. In the event of major damages, the dollar limit for stored items would not cover the replacement cost for the majority of such valuables. To store these items away from home, discuss preferences and needs with an agent.
Storage Unit Company Insurance
Some storage companies offer insurance to customers. For those who already are covered with an individual home insurance policy, this coverage may be redundant. However, it may be a good option for those whose home insurance policies do not cover belongings stored away from the property or for those who do not have home insurance. A renter's insurance policy may also cover some stored belongings. Always read the company's policy before buying it. What does it cover and exclude? Does the cover-
age come with a time limit? Is there a policy deductible? These are important things to know before making a decision. If storage businesses sell insurance, they must be licensed insurance producers. If possible, talk to an agent before signing a contract to rent a storage unit and placing items in it. Be aware of how long any stored items are covered for and the maximum dollar amount for compensation. Also, be sure to understand what types of damages are covered and those that are not. For example, fire damage to a large rug may be covered but mold growth because of normal moisture in a humid climate may not be covered. Always keep an inventory of items in the storage unit, and take pictures of the stored belongings. There are even apps for such purposes. RENOVATING? 4 WAYS TO STAY ZEN WHILE LIVING IN A DISASTER ZONE
SIMPLE IDEAS SO YOU CAN ENJOY YOUR HOME DESPITE THE DUST AND CHAOS OF REMODELING.

ongrats! You finally got that fixer-upper you’ve been eyeing like you used to do to your high-school crush. Now it’s yours, but your budget’s tight, so you’re planning to move in and live there as you remodel. Wow, that’s a stressful thought. Just thinking about it makes you feel exhausted and excited at the same time. Sigh. Well, you can let your excitement win that battle with these four strategies to ease the stress of living in the middle of a construction zone:
#1 Designate a Place for Stuff You Need to Move of the Way
Homeowners ride an emotional roller coaster during a remodeling project, says Dave Lupberger, veteran remodeler who wrote the book, “Managing the Emotional Homeowner.” To give your emotions some grounding, come up with an organization plan. It’s a lot easier (less stressful) to renovate when you’ve got the room. Think about it: Where are you going to put your piles of pots and pans until your kitchen cabinets are ready? Set up a storage place that’s reserved for stuff that needs relocating as you move from project to project. Such as: • Install an organization system in the basement or garage. • Reserve one room (future guest room?) if you can. 8

Rent a pod; you can even keep it at your home. For items you’ll need to use more frequently throughout renovations, build shelves in closets or create storage space under a window seat or banquette bench.
#2 Make the Space You'll Live In a True Retreat
Maybe your master bedroom or kitchen will need a total remodel in a few years, but other rooms of the house need more attention now. Because you spend the most time in your bedroom and kitchen, take this opportunity to make at least one of them really cozy with a quick makeover before diving into any heavy-duty projects elsewhere. The fastest way to change a room is with paint and accessories. Use paint to create an accent wall in your bedroom and try your hand at crown molding to make a room seem polished. You can even add new lighting for ambiance. In the kitchen, paint the cabinets, add new hardware, and — voilà! — you have a new kitchen. Install a backsplash over a weekend, and one of your most commonly used rooms will feel peacefully polished — even if there’s chaos right down the hall.
#3 Make a Door One of Your First Projects
Your new home might be a mess inside, but you can feel great about pulling into your driveway.
A new front door, or newly-painted one will remind you how much of an impact your work is making on your home. And give you a reason to smile as you walk through the door.
#4 Create Outdoor Places to Escape to Have a spring move in? If you have months of good weather ahead, take advantage of your new yard to create a retreat where can truly get away from the clamor of renovation project. Some simple ideas: • On your patio or deck, go ahead and “furnish” it — even if it’s just a few lawn chairs. • Create a picnic spot on a nice shaded spot. • Hang a swing. • Turn a shed into a temporary hideout

WHY EVERY HOME NEEDS SMOKE ALARMS
T
he Los Angeles Fire Department distributed and installed thousands of smoke alarms to local residents in high-risk areas between 2014 and 2015. They did this in response to alarming nationwide statistics about smoke detectors and smoke-related deaths. While over 90 percent of homes today have smoke alarms, millions of Americans still do not have them. Several other cities across the United States are taking action to encourage the use of smoke alarms.
Non-working Smoke Alarms
In about 70 percent of recent reported home fires, the home had one or more smoke alarms. Only about 50 percent of those sounded when there was a fire. However, some fires were not serious enough to activate the smoke alarms. In incidents where the fire was bad enough to trigger a fire alarm, the devices went off around 85 percent of the time. Approximately 35 percent of home fire deaths happened because there were no smoke alarms installed. and one percent of the reported deaths happened because of a fire that was not significant

enough to activate the smoke alarms.
Working Smoke Alarms Save Lives
In homes where there are smoke alarms, the risk of dying in a fire is cut in half. However, this statistic is irrelevant if the smoke alarm is not working. To ensure proper function, homeowners or renters must check their alarms regularly. Batteries should be replaced at least once per year with high-quality batteries, and all smoke alarm units should be replaced every 10 years. While it is helpful to have multiple smoke alarms, even one smoke alarm in the home reduces death risk by about 35 percent over homes that do not have any smoke alarms. When alarms fail, they usually do so because of dead batteries, disconnected wires or missing components. Some people disable smoke alarms while cooking or doing something that may set them off. If they reconnect a device improperly, accidentally break it or forget to reconnect the battery, they put themselves at risk. Smoke alarms should never be covered. If a smoke alarm is too sensitive and becomes a nuisance, do not remove or
disconnect it. Talk to a local fire department. Relocating the device to another part of the room or replacing it with a high-quality alarm may solve the issue. Also, do not remove smoke alarms from kitchens. Over 40 percent of households with smoke alarms in the kitchen reported that the device went off at least once per year, and this was due to cooking about 75 percent of the time. If an alarm starts making chirping noises, replace the battery immediately. [EDITOR'S NOTE] If your home has a source of combustion, such as natural gas propane or wood used inside for cooking, water heating, furnace or fireplace, you should also install a carbon monoxide alarm (CO alarm). Some models are combined with fire/smoke alarms, while most are a standalone unit. These can be purchased at a variety of stores ranging from WalMart to your local home improvement store for less than $100. TOP SMART HOME TECHNOLOGIES FOR ADULTS OVER 50

eyless entry, smart smoke detectors, wireless doorbell cameras and other technological safety improvements are gaining popularity among adults who are 50 years of age or older. This was a recent finding based on research from the MIT AgeLab in cooperation with The Hartford. According to researchers, these helpful technologies make life easier for all ages. However, older adults have changing lifestyles and needs and can especially benefit from these technologies. For example, wireless doorbell cameras give older adults the option of seeing who is at the door without having to get up first, and keyless entry gives them the ability to quickly unlock a door. Older adults who are fumbling for keys at the door are often targets for residential robberies. The research performed by these two organizations analyzed 25 different technologies to identify the top 10. The top picks for usefulness include the following: • Wireless doorbell cameras • Smart smoke and CO2 detectors • Keyless entry • Smart water shutoff valves • Automatic lights

A person's lifestyle has a major impact on happiness and wellness, and these technologies were all proven to help facilitate well-being and peace of mind. The two organizations interviewed older homeowners to see what they thought about the chosen technologies. When asked about their main concerns, the majority of respondents said that maintenance was their top worry. With smart home technology, security was the main concern of about 50 percent of participants. More than 45 percent said that saving energy was important, and almost 35 percent said that technologies to improve everyday life were important. Since security and maintenance were some top concerns, experts addressed technologies that could help in both areas. Water and mold sensors, smart thermostats, smart water shutoff valves and smart smoke or carbon monoxide detectors were some of their top suggestions for these specific purposes.
According to their research, the organizations found that about 50 percent of the surveyed homeowners already had smart home technologies or were planning to purchase one or more of these items in the near future. Of those who did not yet have any of these technologies but were planning to buy some, about 50 percent said that they would spend between $100 and $500 per year if necessary.
