ave you been scouring the market for your dream home only to be disappointed? As the market continues to tighten it’s not getting any easier, either. There’s one thing you’re sure of — your current home isn’t it. It checked off most of the boxes when you bought it several years ago, but you weren’t looking for a “dream home” then. That would be your next house, after you’d been in the area for a little while, gotten familiar with

the neighborhoods, made some friends and solidified your long-term goals. You’ve reached that point now, but nothing you’ve looked at is quite what you have in mind. It might be time to take another look at the house you already have and see what can be done to make it your dream home or at least come close enough for you to want to stick around a little longer. Just ask yourself a few questions.

F E AT U R E DO WE REALLY NEED MORE SPACE? Nothing drives people onto the housing market quite as fast as a cluttered home. You’ve maxed out the closets and the collections you love to display for yourself, and others are starting to butt up against each other in the hallways or crowding you out of your bedroom. Your stuff is defying attempts to organize it and becoming a source of stress. Ask yourself what you can let go of. Are all these possessions necessar y, or are you tr ying to fill a void in your life with them? Would dispensing with some of them give you more room to find new interests or make new social connections? It’s a question worth exploring. HOW DO WE WANT TO USE OUR HOME? This may be something you’ve never asked because the answer seems so obvious. But think about your daily activities and whether rearranging or refocusing a few things in your current residence might make it a more livable, joyful place for you. If your love of cooking is outgrowing the smallish kitchen where you are now, maybe there’s room to expand it. If you really want a home gym but don’t think there’s any room for one, start thinking creatively or ask a design consultant what might be possible. CAN SMALL CHANGES MAKE A BIG DIFFERENCE? You may not have done much with your current house because you knew you wouldn’t be there forever, or the things you did do were more about resale value than personal preference.

What tweaks can you make to your living space to make it more appealing to you? Maybe updating the hardware on the cabinetr y to something else just because you like it, or upgrading a couple of the light fixtures with dimmers so you have more control over their intensity? Or if you enter the house from the garage through a disheveled laundr y room, tr y cleaning it up and disguising it the best you can and see how that affects your feelings toward the rest of the house.

HOW DOES OUR HOME MAKE US FEEL? Does your house feel like your sanctuary? Would you like to see more of the colors that you really enjoy, or more reminders of your hobbies and interests? Can you put a few of the objects you love on display without creating too much clutter? How about installing a few “smart” appliances and features if you haven’t already so everything can be just how you want it the second you walk in the door? Think about every way you can adjust your home’s atmosphere to make you more comfortable in it.

ax Season is one of the busiest times in the financial world and usually begins seconds after midnight on January 1st. While taxes are not as exciting as watching the Whiskey Row Boot Drop on New Year’s Eve, they are a fiscal necessity. Here are a few things to keep in mind as you prepare for April 15th. IRA Contributions: it’s time to start making your IRA contributions. The sooner, the better. For most IRAs, contributions are $6,000/annually with a catch-up provision of an additional $1,000. That provision

only applies if you are over the age of 50. If you or your spouse have an employer-sponsored retirement plan, there may be limitations to what you can add. RMDs: otherwise known as Required Minimum Distributions. An RMD, according to Investopedia, is the amount of money that must be withdrawn from an employer-sponsored retirement plan, traditional IRA, SEP, or SIMPLE individual retirement account (IRA) by owners and qualified retirement plan participants of retirement age. In 2018, President Trump changed the age of RMDs from 70 ½ to 72 to

reflect the fact that Americans are living longer lives. I encourage my clients to be diligent about taking their RMDs because the penalties for not taking them are costly. 1099s: Traditionally, 1099s begin to show up in mailboxes around February, depending on the types of investments you have. Deadlines can become delayed as security companies scramble to finalize tax consequences, so make sure to stay proactive. If you don’t have a financial advisor, you can contact the holding company directly. If you work with a financial professional, give the office a call. The 1st payment of your quarterly taxes is due on April 15th. As far as investments, there are a few things I’m keeping an eye on in the year ahead: Inflation, interest rates, and the mid-term elections. These events could impact the market in both positive and negative ways. I would like to see a continuation of the gains made in 2021. he 2022 custom built luxury home will have all the technology available and be smarter than ever, but what will it look like? Inside, we’ll see patterned hardwood floors with two-toned inlays of, perhaps, lighter hardwood covering an entire room or just part of one. Black accents will appear through hardware, faucets, appliances and window frames. Flex space offering anything from an extra guest room to a kids’ rec room to just a quiet space to relax will be a must in new-home building. Our appreciation with the mental and physical benefits of surrounding ourselves with nature may take the form of a conservatory within the home. This could be a garden-inspired room or even a sunny corner somewhere in the house. Both inside and outside, straight lines and sharp angles will give way to curves. Rounded edges will be seen in furniture and decorative pieces and appear as doorways and arches. Expect to include barrel-vault ceilings, arched windows and curved ceilings for porches, decks and walkways. Speaking of which, walkways not only provide a path to your front door, they guide one’s eye to the home’s front entry — stone-and-pavers walkways offer an informal, organic aesthetic. Homebuilders will continue the trend of offering outdoor luxury as an extension of the 2022 custom built home by adding outdoor living rooms with televisions and fireplaces along with high-end pools. Metal roofs, known for their ecofriendliness and long life, are in. Expect more metal — for higher-end homes try bronze or copper — either on the roof or as an accent on a porch roof or awning. Other exterior must-haves:

• An emphasis on exterior lighting. Freestanding lanterns are expected to be popular. • Multipurpose retaining walls to provide an artsy background for house numbers, an inviting area for built-in planters and offer partial or total privacy to front yard patios. • Light-colored stone accents, perhaps on siding. • Wood window trim/headers to provide extra interest. • Designed concrete siding as a dramatic custom option for contemporary and modern home exteriors. Black and white will remain favored palettes for the exterior of your home but bright will be replaced with softer, warmer whites. Painted bricks will make for attractive siding. Color-blocking your home’s outside could balance the a-bit-much feel of an entirely dark paint job. It allows you to experiment, for instance, with moody charcoal color on a section or sections of your white house. Perhaps paint your shutters or front door a deep, rich color while keeping a soft white exterior base. Other trending color palettes include soft neutrals, greens and blues that meld with nature.

s your happy place a swanky casino? Then go ahead and bring it home with you! Casino rooms are becoming one of the most sought-after recreational rooms in luxury homes, and with the legalization of online sports books in Arizona you can do more than ever with them. Your family and friends can now gather in the safety and comfort of your own home to play against the house, the opposing team and each other. When you add a casino room to your home you can furnish it however you want — you can create a Disneyland theme or imagine a casino on Mars — but there are classical casino touches that are going to get most people into high-roller mode the fastest.

These are some of the design elements that will get you in line with the world’s most luxurious gambling meccas, no matter what the stakes. • The bar — This is even more important than any casino game-specific furnishings because it makes the room more than a typical home game room. It keeps the beverages, adult and otherwise, nearby and sets up formal service for participants, no matter who the server happens to be. • Game tables — Poker tables are the most ubiquitous and flexible of game tables, but that wheel on a roulette

table makes a high-end, eyecatching centerpiece. You might want to try a portable gaming tabletop that offers several playing options. If you’re trying to create an authentic casino vibe you can look into adding one or two slot machines or look for repurposed ones to integrate into your furnishings. • Furniture — The more luxe, the better! Think highbacked leather upholstered chairs, sleek coffee tables and a plush sofa near the bar if you have room and maybe a room divider if you want the full casino experience with a separate lounge. • Colors and lighting — Go with dramatic shades, most traditionally blacks and dark greens but they can be contrasted by white and pastels. The only bright lights should be over the gaming tables, and a statement pendant light fixture over the center of the room will do wonders in selling your home casino room as the real thing. • Music — Buy the best sound system you can to play tunes appropriate for your audience.

here is little doubt that a gym is the best place to go to obtain many kinds of fitness. Weight and circuit training, aerobic and dance classes, running and cycling — the list seems to go on. But technology and the rise of at-home service are making the membershipbased gym optional. And no matter how luxurious those gyms try to be, you always have to make some compromises because you’re sharing the space with other human beings. The light may not be the most flattering, their hygiene practices may be great but not excellent. So if you have a room or can add one, it’s more than a little worth considering setting up your own home gym tailored to your needs and desires to use any time! FLOORING This likely will be the most specialized element of your home gym aside from the equipment because different of activities are best done on different surfaces. Areas where you will be lifting weights need nonslip rubber surfaces to cushion your joints while you’re pumping yourself up. Foam, cork or rubber floors absorb noise and are the best choices if you want to lower the decibel level for surrounding rooms. If that’s not an issue, hardwood floors can be a more aesthetically pleasing and luxurious alternative. EQUIPMENT This of course will depend on your fitness goals and preferences, but it’s good to have a well-rounded selection to ensure better overall fitness and health. If you are a runner or cyclist at heart, a treadmill or stationary cycle (or both) are no-brainers, but do look into a home gym weight machine or a good selection of weights to get your strength training in.

If you’re more toward the bodybuilding end of the spectrum don’t forget to bring in at least one good cardio machine, such as a stair-stepper or rowing machine. Think about a climbing wall as a really cool option that takes up almost no room. If you’re at all into tech and/or data about your performance, this is a great time to look at all the smart machines out there from the betterknown products like Peloton and Mirror to sensor-loaded punching bags and virtual free weight and resistance training systems. Don’t forget smaller-ticket items like yoga mats, balance and medicine balls, foam rollers, resistance bands and other accessories needed for your specific activities. And if you’re planning to use online trainers or other resources, you’ll want a large, wall-mounted monitor for ease of use and communication. DÉCOR Think about what motivates and supports you in your fitness journey and blend it into your interior design. If you seek calm and contentment, fill the room with neutrals and pastels and add some greenery and calming scents. If you’re looking for high-energy vibes turn the music up loud and use paint, rugs and art with reds, yellows, oranges and purples. Whatever lights your fire, also try to incorporate large windows to let in lots of natural light and views of the lovely Northern Arizona you call home.

luxury home really isn’t that luxurious if it doesn’t have a stunning living room for your family and friends to live in. And when it does, the rest of your home can be a little less magnificent and still feel like the lavish castle of your dreams come to life. Living rooms serve different purposes for different households. In some it has a semi-formal function for special occasions and entertaining visitors, often without screens. In others it’s also the hub of family recreation whether it’s watching TV, playing games, working on projects or just being together — often set within a great room. This informs how you furnish it, but not how luxurious it can be. These are five key dimensions to consider when infusing this space with sumptuous style. YOUR STYLE You’re the one who’s living here, so this room has to be something you’re comfortable and happy with. The colors, furnishings, flooring and overall atmosphere have to be pleasing to you and your family, first of all. Almost anyone’s taste can be translated into a soaring space with aid from the below elements. RAISE THE CEILING If the ceiling is relatively low find ways to visually elevate it, like installing drapes just underneath it and letting them drop elegantly to the floor, or choosing lower-profile furniture that’s as cushiony and decadent as you desire. If it’s already high, use elements to emphasize it like a grand fireplace or shelves to display your most prized collection.

WOW WITH WINDOWS If the view is one of the main draws of the room, don’t let anything get in its way. Spring for larger windows if they’re warranted and orient your furnishings toward it as much as possible. If the room is adjacent to a patio or deck don’t shy away from connecting it to the great outdoors. For smaller windows the type of curtains or blinds you use is especially important to upping the glam level, such as made-to-measure curtains of velvet or silk or elegant “smart” blinds. INTRICATE LIGHTING DESIGN Position your fixtures to show your room in its best light no matter the time of day. Start with whatever natural light is available and then fill in the gaps with recessed or track lighting in areas where you need it to be more functional and bold sconces and hanging lamps where you’re making a statement. quickie — and very unscientific — text survey of friends asking what they’d want in a dream kitchen if money was no object elicited a nearly unanimous first response of: “A full-time chef.” Next: “A maid to clean up after the chef … or me.” Others mentioned a large kitchen island, two stoves, two dishwashers, sink just for filling large pots and lots and lots of outlets. From one friend who apparently has given this topic some thought: “I love the pull out trash and recycles so it’s not out in the open, pot filler is good, an island for sure (no sink), very deep sink, lots of windows, I like the refrigerator that looks like it’s part of the cabinets, wine fridge, outlets around the perimeter, spice drawer, mixer that pops up from under the cabinet, I like lots of space so there can be some shelves and not just cabinets, big enough for a small sofa or chairs so people can hang out while you cook, a high counter with stools. “Separate pantry is cool, pullouts in all the cabinets to make it easy, double Viking oven and stove, and lastly must have gas, not electric, only! Wood-burning pizza oven, TV, recessed lighting adjustable for cooking or entertaining. That’s all I have from my first thoughts. I haven’t really thought about this.” Perhaps she should go in the kitchendesign business. Costwise personal chefs are paid by the hour or the number of people being served, and some average $465 a day while others cook five meals for four at $200 to $300 a week. But a good guess would be they’d want a decent kitchen to cook in. What does a 2022 luxury kitchen look like?

PEBBLE BEACH GOLF LINKS, PEBBLE BEACH, CALIFORNIA No list of this type can omit the No. 1 public golf course in the U.S., nestled in the protected southern base of the Monterey Peninsula around Stillwater Cove. Most holes have ocean views and cliffside ruggedness. But while you’re working hard to earn that life of luxury, you don’t have time to pick up every bit of knowledge you’re going to want to have once you’re able to dive into all the perks of that life. If grasping the nuances of “oaky” tastes and “notes” of every fruit and most of the vegetables under the sun hasn’t been a big priority for you, it’s easy to feel lost at many dinner party chats and unsure when choosing libations for your own occasion. But getting where you need to be doesn’t require a class or a trip to Italy (though we heartily endorse either approach). In these three steps you can learn what you need to know to get comfortable around vintages, varietals and viniculture. 1. Know how wine should look in your glass. Quality wines will have a rich hue (not translucent) no matter what color it is, sparkle in the light and be crystal-clear, not murky or muddy. • White wine — It does have color, and it should be a shade of either white-gold, green-gold, pale gold, yellow-green gold, pale yellow, orange-yellow or amber-yellow.

• Rose wine — Look for violetpink, raspberry-pink, orangepink, salmon, apricot or red onion-colored tones.

• Red wine — These tend to be deep violet-red, pomegranate, ruby red or cherry red shades.

2. Know how your wine should smell. All wines should have a strong yet pleasant aroma, which is indeed discovered by swirling it around the bottom of your glass and letting it come to the surface. 3. Know how wine should taste. As a rule, any quality wine is going to be supple yet tender, with an even balance of flavors. A good product will be smooth in its flavor and approach, never aggressive. Over time you’ll begin to pick up the hints of different fruits, spices, herbs and more gastronomic and aromatic undertones that make wine tasting an intellectual as well as a sensual pleasure.

And many like the soothing-andor-invigorating feel of water. Indulge Fido in a blueberry facial. According to www.rover. com, this treatment is a good way to cleanse a dog’s face and get rid of tear stains. (And there’s a yummy payoff when licking takes place.) Pet spas also offer doggie massages and pet acupuncture. The latter can help with arthritis, allergies, chronic pain and asthma. It’s also said to relax your cat. No harm in pampering yourself along the way, so consider traveling to such luxury resorts as the Little Nell in Aspen, Colorado. s we fight the aging process — and we all seem to want to no matter how young/old we are — we contemplate Botox, fillers and chemical peels, among other treatments. They all come with an ouch factor of varying degrees. If that puts you off, perhaps it’s time to consider harnessing the qi (energy) of cosmetic acupuncture in which the ouch is said to be negligible. Of course needles are involved, but they are finer than a strand of hair. Seen as a non-invasive technique, cosmetic acupuncture has been said to target excess fluid, puffiness, breakouts, age spots droopy eyelids, dull skin and fine lines, while boosting collagen production and cell turnover and increasing circulation and elastin to firm and tone. It’s never too early to start because our skin elasticity begins to decline at age 21; best results are seen in patients before the age of 55. CRYO-FACIALS’ Deep Freeze Delivers YOUTHFUL LOOKING SKIN

F

acials typically involve steaming, exfoliation and extraction plus masks and layers of moisturizers and serums. But one of the newest kids in the spa, cryotherapy facials, just blows a subfreezing mist all over your face. This may not sound very appealing, especially in the dead of winter, but cryo-facials have been winning many clients over with their short sessions, lack of downtime and near-instant results in the form of tighter, more radiant skin and removal of some imperfections. HOW IT’S DONE During a cryo-facial session your face is thoroughly cleansed, and some providers also do a gentle massage or steam the face. A wand attached to a machine is used to apply the liquid nitrogen, which is as cold as minus 200 to minus 300 degrees, evenly across your face. This process takes about 3 minutes. The deep freeze triggers your pores and blood vessels to contract. Once your skin returns to normal temperature your blood vessels quickly dilate, flushing your face with oxygenated blood that can make your skin feel tighter and smooth some wrinkles, while looking refreshed and glowing. It often plumps up your lips, too. A serum is generally applied after the procedure.

Many users have compared the sensation to sticking your face into a freezer, definitely cold but generally bearable. Most appointments last around 15 to 20 minutes, but many providers give the option of additional services in conjunction with a cryo-facial. HOW SOON, HOW OFTEN? Results can appear immediately as a glowy sheen to your face, similar to what you have when stepping in from the cold after a brisk winter walk. Tightening of the skin usually becomes more obvious a day or two later. The luminous appearance and taut skin usually last a few weeks. icroneedling with the addition of platelet-rich plasma (PRP) allows you to heal yourself even more effectively, dermatologists say. First the microneedling process uses small needles to create micro injuries to stimulate your body’s natural wound healing process and encourage collagen and elastin production. Adding platelet-rich plasma, which is a therapeutic equal to stem cells, speeds up the rejuvenation process. A small sample of your blood it taken and then spun in a centrifuge to separate the plasma from the platelets, which help blood clot. The concentration of platelets is higher than that in other components of blood in PRP. PRP therapy not only has become a popular dermatological tool, but is being used in orthopedics, sports medicine and surgery. For your face, the combination has proven effective for treating: • Acne scars • Uneven skin tone • Fine lines and wrinkles • Sun spots • Surgical scars • Hyperpigmentation (dark spots on the skin) • Sun damage • Large pores

During the treatment, a practitioner will apply a topical anesthetic to your face and then use a microneedling pen or derma-roller to prick the skin to stimulate its natural healing process while creating channels for the PRP. The PRP will be massaged into the treated areas of your skin to encourage collagens production and cell reproduction. A balm will be applied to your face to reduce redness and irritation. The entire treatment takes about 2 hours. There may be some soreness and tenderness immediately after the procedure and some mild bruising. However, patients usually can go back to work the next day; any bruising should clear within four to five days. While your skin starts to benefit from the treatment almost immediately, it could take several weeks to see visible improvements, depending on your skin condition and what outcome you desire. Experts say consistency is vital and recommend both women and men undergo several treatments spaced a few week apart. Correcting more several skin conditions could take longer. Cost varies depending on location and provider, but treatments can run around $750 per session. Of course you will consult with a professional, but know that this treatment in rare cases can introduce bacteria in the skin, causing an infection. It also may cause cold sores from herpes simplex virus.

sound bath has nothing to do with water or the need for towels, but one should offer the de-stressing and relaxation of a steamy bubble bath and mindful meditation. Becoming popular through celebrity boostering in the past five years, the roots of a sound bath harken back to ancient Greece when flutes were used to heal patients; helping with digestion, mental health and sleep. It’s about letting the experience wash over you through sound vibrations — sonic frequency technology — from the repetitive use of metal bowls, crystal bowls, chimes, tuning forks, gongs or drums. The sound patterns of the singing bowls are used to help tune the nervous system as a practitioner guides you to deeper breathing and helps you get beyond any obstacles in your energy flow. A traditional sound bath experience uses different Tibetan singing bowls, an instrument that emits different sounds based on the vibrations made by a mallet. Up to 40 bowls might be used within the sound bath. Different tones and frequencies should lead you to a meditative-like state. Sessions, which can be private or group, are also known as sound

Sessions can run from 20 minutes to three hours or more, but typically run 45 to 60 minutes. Participants sit or lie on their backs in yoga’s savasana position. All you need to prepare is to wear comfortable clothing; no special equipment requirement on your part. Achieving such deep relaxation is said to improve sleep and relax muscles. For some, the experience can decrease anxiety, and for others it can be rejuvenating and invigorating. Let the sound vibrations take you where you need to go.

DESIGN CURVES AHEAD Curved and wavy lines are showing up in places where we’ve learned to expect right angles. Tables for dining or coffee are having their sharp corners rounded off, and counters that always traveled in a straight line are now starting to meander. Even walls are beginning to yield and turn at corners instead of screeching into a sharp corner, giving rooms a more cocoonlike feel. Designers and consumers are embracing these more feminine silhouettes in desks and dressers too, for a softer look and feel to the world we inhabit. These contours mimic the way water wears rivers, creeks, caves and more geological features where people have found sustenance and shelter for millennia.

There it is for all to see — the poor pathetic, sadly vulnerable space just screaming out for someone to make it the beautiful room it knows it can become. Everybody loves a challenge, and what better project to undertake than the one in your own home? A few pieces of advice albeit simplistic but nonetheless sincere.

• Prepare yourself to ignore the mess. Dust happens. Remove the odd angles, misplaced niches and unnecessary architectural detail. Clean lines never fail. • Be prepared for last minute situations that may arise. Having been at this for 25 years, trust me, something

always comes up.

• A sense of humor will serve you well.

PARQUET Parquet floors have been sneaking back up the trend lists for the last couple of years as the art of laying wood planks in a pattern has seen a renaissance. The relatively simple zigzag of chevron or herringbone styles are the predominant choice these days, but more ornate options are nearly endless — including Monticello, Versailles and Aremberg patterns, which all originated centuries ago in European castles. These can be made of solid or engineered wood. WHITEWASHED WOOD The beauty and utility of hardwood flooring often comes with a darker cast than many consumers would prefer, so treating them with chemicals or finishes that give them an ashy or white color lightens the color and mood of the room while allowing the natural grain and knots to show through.

SMOKED HARDWOOD If the airiness of whitewashed wood doesn’t appeal, you can bring more depth to your home aesthetic with smoked hardwood floors. These produces a darker plank without the use of stains. The wood is placed in a chamber and ammonia is released into the air, drawing tannins to the surface of the plank to create a richer color. This often results in a diverse floor in which no two boards are exactly alike. HEXAGONAL TILES Like parquet flooring, hexagonal and other tile shapes besides squares provide a more intricate flooring pattern that catches and challenges the eye. Hex tiles of all sizes are appearing on floors and walls in bathrooms and kitchens and making inroads into other living spaces. Some are being used to draw graphic images and patterns that set a home interior apart from others. ECO-FRIENDLY OPTIONS The reclaimed wood frenzy fired up for aesthetic reasons but gained its incredible momentum for its environmental friendliness, reducing demand for old-growth trees for production of new floors. But as the stock of salvageable wood begins to run out it’s a good idea to consider other alternatives including engineered wood. These floor boards consist of a thin layer of hardwood over a high-quality plywood core that provides very good stability while drastically reducing the need for hardwood. They are available in wider planks than solid wood and can give a room a more spacious feel.

ount the windows in your house. Go ahead. That’s how many opportunities you have to invest more in the look, feel and perhaps resale value of your home. The possibilities are seemingly endless within the broader categories of panels, blinds, shutters and drapes. These are just some of the terms that come into play: • Solid/patterned fabric • Woven wooden blinds • Roman shades or blinds • Louvered shutters • Valances • Roller shades • Layering While how you treat your windows is important in regulating UV rays and sunlight along with privacy, how you choose to adorn them can update a room, tie together a new vision and give your home that perfect finishing touch. What is the function of that room? How would a window treatment perhaps change the

mood, temperature and overall atmosphere — think about what might be a negative treatment versus a positive one. Do you need versatile lighting or perhaps a big visual statement? You can choose window treatments that are readymade, semi-custom and custom, but focus on providing an alternative texture to whichever rooms are in need of transformation. Perhaps a kitchen with all its hard finishes would benefit from adding a fabric touch to a window. Or, a room with lots of cushiony furniture would be complemented by a wood panel. Maybe a faux silk drapery panel or valance is just what you need to romanticize the boudoir. Try out some looks by using a curtain and blind configurator and order samples so you can match them against wall color and color scheme. Some dos and don’ts:

Hang curtains at least 12 inches above the window frame or all the way to the ceiling; if possible extend the curtain rod out 3 to 6 inches on either side. Don’t hang curtains right above the window because it stunts the window and lets in less light. When layering window treatments, use at least two layers (wood blinds paired with a Roman shade, perhaps), to provide greater insulation while creating a focal point. Don’t overdo; try a few layering styles before committing. Take curtains to the floor, so measure first! Drapes should slightly puddle, brush the floor or strop a half-inch above. Don’t stop at the windowsill. Think about curb appeal. Window treatments can enhance a home’s exterior color scheme and architecture. Don’t forget a neutral liner so that unbacked purple curtain doesn’t stick out when looking from the outside in.

VINTAGE DECOR Adds Weight

any people long for the character and historical awareness that vintage furnishings lend to a room. Shopping vintage décor and accessories also is a “greener” way of adorning your interior rather than buying new lamps, rugs, mirrors, wall art and other knickknacks that aren’t as likely to withstand the test of time. Classic art and objects that gain value with time add to a home’s luxe factor as well, proof of your discerning taste as well as your means to acquire these marvelous pieces. Here are some of the types of vintage (anything about 20 years or older) or antique (starting at about 100 years) elements that can build your home’s “wow” factor. • Framed mirrors — Before they became utilitarian items kept in the bathroom and bedroom, mirrors were works of art that made a room seem bigger and lighter and made looking at oneself just a little bit more fun. Highquality examples abound from the Victorian era through the art deco years and into the 1950s.

• Oil paintings — You can find representative examples from any era over the last 500 years, and given the paint’s tendency to crack over time the ones that are best cared for tend to be of the highest quality. They lend gravitas to a room that won’t be soon forgotten. • Chandeliers — These light fixtures are statement pieces no matter when they were made, but repurposed ones from earlier epochs have a shine and heft that’s harder to find in newer examples. They can become the jewel of the room where they are hung. • Rugs — They truly don’t make these like they used to. The great majority of these are machine-woven now, so when you buy vintage or antique you’re paying for the experience and craftsmanship of the artisan weaver behind it. Colors can fade attractively over time, but the integrity of the piece holds strong.

dinner party, either indoors or out, is one of the best ways to greet springtime with your best friends. And setting the table with the best blooms and colors the season has to offer will set the joyful tone you seek for your gathering. THE CENTERPIECE Start here when mapping out your tablescape to ensure cohesiveness. Florals are more expected and important now than at any other time of the year so select your species and colors accordingly. Local natives like blue flax, blackfoot daisies, golden and Rocky Mountain columbine and penstemon. They also do well with help from lilies, roses, carnations and others found at your local grocery store or florist, if not your own cultivated garden. You’ll likely lean toward springy colors like whites, pinks, lavenders and yellows, so choose compatible vases or containers, either clear glass or with tints that magnify the flowers’ inherent glow. LINENS The type and durability of your table will determine whether you want a full tablecloth to conceal the top — if you don’t, using a runner down the middle of a rectangular one is still a good idea to help ground your

centerpiece and provide some protection to the tabletop, no matter how bulletproof you think the surface is. Fresh, crisp white linen napkins enhance the spirit of renewal you’re hoping to create for the occasion. DISHWARE The level of formality will dictate which kind you use, but the air of jubilation that comes with the season makes it a good time to dig out any china you have on hand, patterned or white. The purity and translucence of the material is an ideal match for the newness and delicacy of spring warmth

and spring growth. Placing colorful chargers at each table setting will add more warmth to the dinnerware’s cool strength. GLASSWARE AND SILVERWARE These implements, while just as essential to the act of dining, function more as décor when it comes to setting the table. They frame the dinnerware as they gleam in the light, so their style should be compatible, not too plain or ornate in comparison or they’ll send a conflicting message about the atmosphere you want to create.

hile a hidden passageway would be fun, a more practical approach to keeping your family, home and property safe entails devices as simple as smoke detectors and as high-tech as drones. If your house and/or property are sprawling, know that your needs are different than with other types of homes, and your security strategy and investment needs to match those needs. Let’s start with your front door. You could get a bullet-proof, biometric door, or you could make sure your smart lock does what you need it to do — voice activation, geo-fencing and auto-locking.

Also available for the front door and any other entrances are keyless touchpads, tamperand-forced entry alarms and locks with built-in cameras. For the master bedroom, where a burglar is most apt to explore, replace the door with a better, stronger one (reinforce the door frame). A deadbolt lock is an added security plus. It’s in this room where you should consider having a safe bolted to your closet floor to ward off someone from searching for papers that would lead to identity theft. Options include fireproofing and fingerprint sensoring.

Motion sensors and break-in alarms may be smart additions throughout your home. For your grounds, research surveillance-camera systems. Some have night vision and the capacity to follow a “visitor” throughout your property. Automatically activated drones will do the same. erene, low-slung home designs deeply influenced by the natural world are in high demand these days. As globalization took hold and world travel became the norm, the parallels between two cultures’ interior design aesthetics became clear and began to fuse into its own identity. “Japandi” design draws from Japan’s serene elegance, Scandinavia’s devotion to functionality, and both traditions’ rootedness in simplicity and natural elements. Each culture has its own distinct yet complementary relaxed design philosophy: Scandinavian hygge, or focus on hominess and comfort in every room, and Japanese wabi-sabi, or finding beauty in imperfection. The combination yields design built on nature-made furnishings and light neutral colors with a minimalist sensibility and emphasis on beautifully crafted yet practical objects.
