Smart home technology is being adopted rapidly by Americans, with 57% of consumers expected to own at least one household device that can be controlled remotely by a computer or smartphone by 2025, according to Statista.
The recent release of the Matter interoperability standard should fuel even more demand with the smoother coordination it’s expected to provide. The Matter standard will enable individual connected products to work with the smart home system of your choice including Amazon Alexa, Google
Home or something else entirely.
Why is the sector growing so quickly?
We hazard a guess that it’s the luxury that everyone is after. Being able to set the thermostat to your ideal temperature and have the speakers playing your favorite song as you get home are just two examples of the ease and indulgence you can have at your fingertips.
Here are the bases you need to cover to know whether your home’s IQ marks it in the “genius” stratosphere and provides you the ultimate in luxury:
HEATING AND COOLING
You can control your home’s internal temperature not by sidling up to the thermostat and fiddling with the “up” and “down” buttons, but with a few taps on your phone’s screen or voice commands issued near a voice activation unit. These systems also monitor and optimize your energy use for financial and environmental sustainability and are continuing to improve.
LIGHTING
This is one of the areas where we’re seeing huge advances in the tech and products available. This is where everybody gets to have fun enjoying their favorite content, and the best systems sync video across multiple screens throughout the house. TVs are just getting bigger and brighter and are starting to even go wireless. Virtual reality sets are getting more portable, and one entrant is stepping up to bring odors to the multiverse.

Kitchen appliances have been linking to home networks via

MAKE IT EASY TO RELAX BY THE

Those of us fortunate enough to have a pool at home know the bliss of being able to swim whenever you want to, take a dip to cool off in the hottest days of summer and stretch out on a raft or a lounge chair on the deck (with the appropriate amount of sunscreen).
Yet pools require a considerable amount of maintenance and some supervision to keep them safe and attractive — enough for many people to throw in the towel and either avoid having one or even ripping out one they’ve had for years.
But today, technology is making pool maintenance almost effortless. Take a look at some of the innovations transforming this chore into a breeze.
ROBOT POOL CLEANER
This is a much more intelligent cousin to older models of pool vacuums that are operated manually or powered by the pool’s circulation pumps, which can overwhelm the filtration system if they don’t have a way to capture debris on their own.
Robotic versions have their own motor and filter to capture the mess and most are powerful enough to climb and scrub pool walls, too. The smartest ones can be started or scheduled from a smartphone or tablet and alert you when the debris is starting to pile up.
WATER QUALITY MONITOR
It’s just as important to make sure the water the pool contains is swimmable, without elevated chlorine levels that can irritate everyone’s eyes or PH levels that can reduce the effectiveness of the chlorine, things owners used to have to use test strips or messy kits to suss out.
Smart pool water monitors can measure the balance of these chemicals, detect contaminants and send a notification when something’s out of whack, as well as monitor the pool and ambient temperatures so it can let you know when it’s prime pool time.
POOL SAFETY ALARM
Any pool becomes a magnet in the summertime, which is why they become such a hazard for those who can’t swim or misjudge their swimming ability. Pool security systems can be set to detect and sound an alarm when a pool gate is breached or people or pets enter the water when you’re not supervising them.
Pool fence alarms are similar to other home security systems and many also send alerts to smartphones and tablets. Water entry alarms detect changes in wave and water levels and emit a loud noise when triggered, but most do not send remote notifications.
SMART POOL COVER
When your pool isn’t in use, a cover is an essential but annoying accessory to have as far as conserving energy, reducing evaporation and keeping the water clean, but automation makes them so much easier.
Smart covers go a step further, letting you operate them from wherever you are with your phone and alerting you when sensors detect that people, pets or heavy debris have found their way onto the cover, so you can respond appropriately.

The idea of a smart bathroom can be intimidating — having to interact with machines supposedly more intelligent than you are first thing in the morning and last thing at night may not fit into your idea of a relaxing routine to ease in and out of your day.

Advanced models can respond to voice commands and operate on a preset schedule for tasks such as brushing
teeth. If you’re not opposed to some touching, many models will respond to a tap anywhere on or around the surface to take the guesswork out of activating them via infrared sensor, and most do include manual handles as well.
SMART SHOWER
Besides remote turn-on by phone or voice and no-fuss entry, a smart shower is efficient and responsive. It allows you to set the flow rate, install timers to limit shower duration and cap the temperature to prevent burns. They’re able to maintain temperature consistency so you don’t have to deal with surprise fluctuations, produce steam to your preferred specs and activate shower attachments. That doesn’t even get into the truly luxurious bells and whistles like a wireless speaker mounted on the showerhead to set the morning or evening mood and waterproof screens to show your favorite YouTube clips or catch you up on the news.

Scales have been collecting information that goes far beyond weight for a while now by calculating BMI, body fat percentage, muscle and bone mass, heart and metabolic rate and other stats with varying degrees of accuracy, sending the data to phone and computer apps. Now this technology is merging with the bathmat for an even more seamless way to collect this data while also analyzing posture and balance. Wine clubs are online and send members a selection of new varieties monthly, while platforms like Vivino (www.vivino. com, Google Play, App Store), Pix (www.pix.wine) and sustainabilityminded Vivant (www.vivant. eco) provide reviews and pairing tips while constructing a taste profile based on prior purchases.
Winemakers are exploring the possibilities of augmented and virtual reality (AR and VR) for attracting and engaging buyers. More are using AR to animate scenes, educate buyers and otherwise bring the environment that created the product to life.
Vivant is one platform getting ready to move into the metaverse where users could conceivably visit wine regions on another continent and interact with others as they drink wine.

And there are robots that can dance, play music and recommend online games; others directed at children to entertain, share secrets, teach, keep company; and there are those that could serve as a kind of home office partner with information, cameras and video at the ready to help you shine.
Elon Musk says some will be in humanoid form by 2050. Also in the works by 2050, robot chefs to prepare your food, cook it, and with 3D printers get it to you eat sooner than a human could hop in their driverless car and deliver it.
Joining the robots in your 2050 home will be self- decorating rooms — contact lenses to create images onto your retina so you can change how your bedroom, well any room, appears. In the works are bed fabrics capable of changing colors, patterns and texture through smart yarns.
You just might be able to program your dreams by choosing what you want to appear in your head while you sleep.
Software has been developed that teaches robots how to learn new tasks by observing humans, and they have learned to open cabinets and remove trash bags. Although, there might be some dodging needed on the part of humans navigating around such robotic arms in the kitchen.
Dyson is developing robots that can sort dishes and vacuum your couch. Samsung is imaging robotic butlers gliding from room to room to pick up towels and pour glasses of wine. While not all these robot wonders are for purchase yet, they seem to be inevitable.

Table Setting
Setting a table properly used to be common knowledge, but these days it’s a lost art.
Yet the fact remains that food is more appetizing when served in a beautiful setting. Also, an elegant table setting sets the tone for the evening, letting guests see you went that extra step to show them just how welcome they are.
If you’re feeling a bit unpracticed on your setting skills, no worries. For both casual and formal dining, the tips below will keep your guests coming back for more.
BASIC DINING
The basic table setting we are all familiar with, perhaps for a quick lunch with a friend, generally includes a fork, knife, spoon and napkin. As a general rule, the folded napkin sits to the left of the plate with the fork on top. To the right of the plate, place the knife with the blade facing the plate and the spoon to its right. Pretty simple.
CASUAL DINING
A casual setting should be intimate and unfussy, but still demonstrate your flair and style. Start with the basic setting but step it up with your flatware and linens. Now is the time to get creative. Flatware can be crossed and tied with ribbon or raffia and you can tie the napkin in a knot or fold it and place it on the plate. If needed, add a salad plate and then a soup bowl on your
dinner plate. The water glass should sit just above the knife and to its right a wine glass.
FORMAL DINING
The formal table setting gets a bit more complicated, but don’t worry. You just need to provide your guests with everything they need for a beautiful meal.
Adding a tablescape can elevate your setting but make sure it doesn’t block anyone’s view. It’s difficult to carry on a conversation while peeking through greenery and flowers.
First, place a charger in the center of the setting, add the plate and top off with the salad plate. If you’re serving soup, place the bowl on the salad plate. Add a salad fork next to the dinner fork and beside your spoon, add the soup spoon. Just above the plates, place
a dessert spoon horizontally. A formal setting generally has more courses and may need more cutlery. If you’re serving bread, add a bread plate with the knife horizontally on the plate, directly above the napkin (if you are limited on space, it can go on top of the salad plate).
If you are serving more than one wine option, add a whitewine glass just beneath the red wine glass to form an elegant triangle. Even though you don’t need a butler’s ruler to even up everything precisely, try to make sure everything is properly lined up. For the next level of style, add place cards directly above the dessert spoon. Be sure and put the name on both sides so guests can find their seat, and guests sitting across won’t have to guess who they are talking to.

INTO THE MAGIC OF
PART 2 OF 2
It was wet and cold with a foggy mist drifting across Pollacappul Lake. The weather deterred other tourists, and I found myself alone on the wooded paths around the stately former castle of Kylemore Abbey. The castle is bordered by the lake on one side, the Connemara Mountains on the other and bookended by a gothic chapel dedicated to the wife of the original builder and the Victorian walled gardens she enjoyed.
I suddenly discovered I was not alone when a ewe crashed down through one of the streams flowing from the mountain. She rolled her martyred eyes at me as her lambs caught her on the shore and began feeding.
Of all the beautiful places we visited in Ireland, this location touched me with an ache of longing to learn everything I could about the Henry family, the tragedy that touched them, and later the Benedictine Order of nuns who fled from Belgium and founded the abbey. It operated as a convent school until 2010.
It was a quiet break from the busy weekend we had enjoyed with a ferry trip on Saturday to visit the Cliffs of Moher in the morning, an afternoon in the village of Bunratty and a dash to Galway on Sunday.
The wind was fierce creating a perfect backdrop for the dramatic panorama of vertical cliffs stretching for around 9 miles above the pounding Atlantic Ocean. I considered how many years the sea has beat against the Cliffs of Moher creating the outline of which Ireland is so famous.
Bunratty reminded me very much of my beloved St. Augustine, Florida.
Not the castle, but the restored village with homes and shops selling artisanal goods. I can’t resist pottery and spent a pleasant hour chatting with the potter at O’Neill’s as he carefully wrapped the plates and a cup I carried back.
As we settled in for the evening, I asked Gordon, our private guide, how far the closet church was so I could attend Mass on Sunday. I mentioned I could go to a 7 a.m. service if it would help us keep on schedule. It was the only time I saw him at a loss for words.
He finally said: “Sure, and you won’t find a priest up at 7 here on a Sunday. Ten will do.”
Finally our last full day arrived. We sat down for an opulent high tea in the shadow of Trim Castle, but I secretly wished I just had a piece of Irish soda bread toasted with butter and black current jam. How have I lived so long and not known about black current jam?
Trim Castle is as imposing as the Braveheart movie makes it appear with towers, moats, drawbridges and narrow stone gates that prevented the enemy from pouring onto the grounds. It is the largest and best preserved Anglo-Norman castle in Ireland dating back to the 12th century. The town provided great last-minute shopping.
As the sun set and the wind and rain picked up we heard the song “We are the World.” Looking out onto the castle grounds we saw a choir of school children braving the elements to record the song as a fundraiser for Ukraine.
It was a perfect end to a magical trip.
The Technology of HOME SELLING

Available technology and rapidly changing market conditions are the driving forces primarily behind those changes. Photography and video are a big part of that. Here are five considerations when marketing a home for sale in 2023.
PROFESSIONAL PHOTOGRAPHY
This seems to be a basic concept to most home sellers, but professional quality photography is now the industry standard in all price ranges. And yet a recent national estimate showed that only 67% of homes marketed in 2021 had professional grade photos when it is considered a standard expectation of home sellers.
3D VIRTUAL TOURS
The current norm is a full 3D rendering of a home, its outbuilding and even exterior grounds. During the pandemic, 3D walk-through tours were expected in most price ranges and now are very common. Zillow 3D and Matterport are the technologies most used.
VIDEO PRODUCTION
Full videos of homes also are becoming more and more
common. Video offers more options to capture a unique setting, the outdoor appeal of a property and they give the viewer a sense of how a property “lives.”
Some video productions are a “mini-movie” with a theme and even actors to portray the qualities of a home and lifestyle.
DRONE PHOTOGRAPHY, VIDEO
Another consideration is drone images of a property. Drone photography and video are becoming much more common, especially in rural areas and for large homes and parcels.
These images can capture not only the setting of a home, but also outbuildings, nearby amenities, views and more.
Lot lines and roadways can be overlayed to enhance the marketing of a home. Care must be made that the drone operator is licensed and following federal, state and local guidelines.
WEB PRESENCE
The final consideration is that of an internet presence. All of the above is great but only if the homebuyers can gain easy access to it. Social media sites are ideal for this. Multiple Listing Service platforms have the ability to portray and disseminate images, 3D tours and video, but ultimately the end user must be kept in mind. Websites and home listing aggregators always are wanting to provide the homebuying public high-tech and visually appealing content.

Swarovski is a name that usually needs no explanation since its iconic crystals have been in the spotlight for years. Odds are you probably have something adorned with the crystals. But Swarovski isn’t limited to over-the-top displays, jewelry or dresses. It is on home décor, smartphone cases and sunglasses. You name it, they will embellish it.
What exactly are these crystals, are they really crystals and how do you know yours are genuine?
Growing up in the Czech Republic, Daniel Swarovski patented a specialized electrical cutting machine to produce lead glass crystals in 1892. D. Swarovski & Co was founded in 1895 and to this day a descendant of Daniel Swarovski remains on the executive board, five generations down the line.
They can’t technically be classified as crystals because they are actually
a type of crystal glass created at high temperatures. The gems are fabricated out of a variety of materials like sand, natural minerals and quartz to produce lead glass that has undergone a patented process.
There are ways to test the authenticity of your jewelry. First, there aren’t any bubbles in the crystal and all facets should meet and point upwards. Each crystal should be identical in size and cut with no scratches. Since these are machine-made, they are far more consistent than naturally occurring crystals and gems. Identical crystals are a sign of authenticity. Also, Swarovski pearls are sold strung together — crystals are always sold loose and should have a shine comparable to a diamond. Swarovski crystals are delicate and should be treated the same as fine jewelry. Avoid exposing the crystals to water and chemicals. Wipe off jewelry with a damp cloth and let it dry completely before storing. Always remove before going swimming or into a bath. If possible, keep the jewelry in its original box or an airtight container.

Coffee Table Afternoon Tea
If you’re a dedicated Anglophile, lover of tea or just want to do something different with your next social gathering, take inspiration from across the pond and treat your guests to afternoon tea or high tea.
These two occasions are frequently confused for each other in the U.S. and other nations, but just remember that “high” describes not the level of formality but the table on which high tea is served and you’ll be able to keep them straight.
AFTERNOON TEA
This is the one that Americans tend to call high tea, the one with tiers of finger sandwiches and scones served to society ladies who may debate whether to stick their pinkies out or down (the consensus of opinion is down).
It’s usually held in mid-afternoon between 3 and 5 p.m. and is also called “low tea” in Britain because it traditionally is served on a lower surface such as a coffee table. There is no official governing body overseeing afternoon tea so using a dining table won’t get you banned, but if you have a coffee table you might as well use it.
Lovely teacups, either a single set or a curated selection in complementary colors with saucers, preserve the quaint, dignified aura of an afternoon tea, and they should be filled with liquid from the finest leaves you have access to.
Bold black teas like Earl Grey and Assam, more delicate mint green or gunpowder green teas and lavender and lavender blend teas are all classic and popular choices.
While the tea sets the foundation for these afternoon events, it’s the dainty yet decadent treats that provide the structure, much like the threetiered trays they are typically served on. The traditional three-course light meal is served in the order the foods are arranged, from bottom to top.
The bottom tray bears the dainty, crustless finger or tea sandwiches, two or three bites of bread featuring fillings including salmon, cucumber, egg salad, tuna salad or other savory delights.
The second course and middle tier consists of scones and cream, which are must-haves for any afternoon tea and you get extra points if you can procure or prepare the Brits’ favored “clotted cream.” Strawberries and other fruits often are added, either fresh or as preserves. The top layer is for dessert, the true sweets including cookies, mini-eclairs, cream puffs, brownies and small cakes.
This is a basic primer to help you set up a pleasant afternoon tea, but merely scratches the surface of the history, etiquette and expectations that have grown up around over the past 200 years.
HIGH TEA
This is a much more relaxed, less ritualized practice, historically for working class families who reunite after a long workday to drink warm tea with heartier food like meat pies and fish dishes, crumpets, baked beans, casseroles, potatoes, veggies and cakes.
Still, some American and even British hotels and tea houses advertise “high tea” service that follows the conventions of afternoon tea.
Wardrobe for Spring Transition your
The weather outside may still be chilly, but here are some tips to welcome spring into your wardrobe.
Layer a sweater over a lightweight skirt. Don’t put your sweaters away just yet — think of them in a different way. Instead of pairing your favorite chunky sweater with jeans or tights, try it over a skirt you normally think of as a spring item. This is a great way to transition into a new season.
Wear a blazer as a jacket. Instead of a parka or a puffy jacket, try a blazer as a classic and easy transitional layering piece. A boyfriend style over a graphic T-shirt can give you a funky but sophisticated look.
Start to lighten up your denim! Slowly brighten your wardrobe by choosing lighter denim washes. Don’t think of just your jeans — a lighter wash denim jacket also can move your wardrobe toward the season ahead.
Consider an open-toe bootie or sandal. If there is ever a perfect time to show off your recent pedicure, do it now! Many summer sandals now come with a shearling lining for those who like that summer feeling all year long.
Add bold color to your outfit. Don’t be afraid of a sunny yellow or even a bold neon color. Lighten up the classic colors of black and gray of winter with some fun spring palette choices.

by Gwen Holloway and Elena Sanwick,You’ve been searching for the home of your dreams for months. Several options you’ve toured came close, but you still haven’t found the home that will make you happy. You may be starting to feel a bit discouraged, and then it happens. You found THE ONE!
From the moment you stepped through the front door (or even from the front porch), you knew you were, at long last, home.
As real estate agents, there is nothing more satisfying than this moment, particularly if we’ve been working with our buyer clients for a long stretch. Typically, when the perfect match is made, buyers tend to do one or more of the following:
• Exclaim, “This is it!”
• Turn to their significant other and say, “Do you love it as much as I do?”
• Start sharing where they’d place their furniture and/ or Christmas tree.
These reactions are all heartwarming, for sure. Prolonged periods of house hunting can often be stressful and exhausting, so when the perfect home appears, it’s an exciting time.
Before the advent of smart home technology, as long as the sellers weren’t present, the buyers’ celebration in their potential new home was a welcomed highlight. But thanks to current technology, homes for sale (especially luxury homes) are frequently wired for audio and video surveillance, eavesdropping on the buyers’ enthusiasm and tipping their hands considerably.
Sellers who know that “This is it!” will have a clear advantage when it comes to negotiations. Conversely, Sellers overhearing perceived criticisms of their home often get
defensive, and may make putting a deal together much more difficult. Legally (and ethically), sellers who employ audio and/or video surveillance are required to disclose this fact in the MLS listing. Occasionally, that fact is not shared, which, again, can greatly hurt the buyers’ chances for a fair negotiation. To that end, we advise all of our buyer clients to assume we are being watched, and/or listened to, from the moment we pull into the driveway, especially when “This is it!”
Time to CLEAN the Air
IN YOUR HOME?
Allergies and asthma are the most frequently mentioned health concerns recognized when considering the installation of an air purifying or filtering system with your HVAC system or using standalone systems in your home.
These systems also can help overexposure to ozone, which adversely
impacts the cardiovascular system, and radon, which can cause cancer. Health experts have even done early studies showing that such systems may diminish the risk of dementia in older women.
While both types of devices remove impurities, the one filters the air while the purifier sanitizes it.
Some main concerns are:
• Pet dander
• Dust/dust mites
• Pollen
• Smoke/odor
• Biological contaminants
• Chemical pollution (from cleaning products, furniture, building materials)
• Mold
For instance, an air cleaner filters pollution from smoke, VOCs (volatile organic compounds) or other gases, while an air purifier kills viruses and other pathogens that sicken people or sets off allergies. An air cleaner can filter out spores, but a purifier deactivates them. (The terms often are used interchangeably, though.)
Consider your surroundings and needs when deciding
which system might best serve your purpose. Do you have a smoker in the home? Do you live in an area with a lot of wildfires? What pollutants (pesticides, for example) may you and yours be exposed to?
The Cleveland Clinic points out that systems benefit young children and older people the most, while also benefiting people with chronic lung diseases or compromised immune systems.
If you’re interested in a wholehouse solution, depending on what your current system is able to handle, you might need some ductwork and are looking at $500 to $1,000. To professionally install an electronic air filter the cost can range $1,000 to $4,000.
Cost will be dependent on the type of filter, the size of the unit and the features included.
A standalone device may best fit your needs. If you want to try out just one, put it in the room where you spend the most time. It should be placed in an open area where it is unobstructed by furniture or anything else that would block
air flow. Do not place in corners. Wall units also are available. You should look for one that uses HEPA filters, which remove at least 99% of airborne particles with a 0.3 micron size. You’ll need to remember to replace filters every six to 12 months.

Whoop also has a wrist fitness tracker, but its wearable tracker can be worn in its Any-Wear smart apparel including boxers, bralettes, leggings, performance tops and more. It gets up close and personal, even telling wearers how much physical strain they can handle each day. Whoop has a $30 monthly subscription.

Take Care Gua Sha Facial
WHEN TRYING A
If you follow TikTok or Instagram, you have probably seen someone demonstrating facial gua sha with a small, flat tool on their face. You may be wondering if it is something you should try.
Gua means “scrape” and sha means “petechiae” (tiny, flat red, purple spots) in Chinese. The practice began as a full-body treatment, not just a facial technique. The key point was to scrape the skin to invigorate blood flow, release heat-toxins, stimulate lymphatic drainage and bring helpful cells to the area by stimulating an immune response.
The earliest gua sha tool predates acupuncture in the Stone Age. According to traditional Chinese medicine, qi energy flows through the body. Some believe that stagnant qi is a possible root of inflammation. Rubbing the skin’s surface is thought to help break up this energy, reduce inflammation and promote healing.
Eventually gua sha went from full body scraping to facial massage. It is particularly helpful for facial lymphatic drainage because facial muscles are not moved as often as the full body. The intentional movements of a facial massage help move the lymph through the system and result in a more toned and sculpted appearance.
At first, it can be a bit painful. But the more you practice, the less painful it gets because the inflammation is reduced. Research shows that gua sha has been used to reduce migraine pain, lessen the symptoms of perimenopause, reduce inflammatory symptoms and reduce anxiety.
The most important thing about practicing gua sha at home is to follow directions for the tool. Experts do not recommend making your own technique to avoid hurting yourself. It is important to operate slow, upward and outward movements only and press lightly by gliding over facial oil, not dry skin. Also, do not neglect your neck. Use upward movements and remember to massage the base of the skull.
The frequency you perform gua sha depends on how firmly you use the tool. The deeper and stronger the pressure, the more visible the appearance of red marks. These can take a few days to resolve. Firm gua sha should be done no more than once a week, experts recommend. However, light gua sha can be performed every few days. Use your own judgment based on your body and its reactions.
For the best technique, see a licensed practitioner at least until you feel confident on your own. And if you’re feeling adventurous, experts recommend combining gua sha with acupuncture for the ultimate treatment and healing.

AN IN-LAW SUITE
OFFERS VERSATILITY
It may be called an in-law suite, but that doesn’t mean only your in-laws can stay there. For many reasons, an in-law suite may be a good investment and improvement for your property, as well as a place for your in-laws to stay. Approximately 20% of the U.S. population lives in a multigenerational home, meaning
three or more generations share the same household. Also, older Americans are choosing to move in with their children and grandkids more than ever.
But instead of taking the spare bedroom upstairs, a private inlaw suite makes much more sense for everyone involved.
In-law suites are usually a private suite on the grounds or an attached apartment. They can be custom-built additions as well as converted garages or even basements.
Ideally, your in-law suite should have everything needed for independent living such as a separate bedroom, living area, bathroom and kitchen. These can cost on average from $40,000 and $125,000 or more, depending on the size and accessories.
That may seem steep, but the one-time cost to build an inlaw suite pales in comparison to the annual cost of assisted living communities.
One survey indicated that in the United States, the average
cost of a private room in a nursing home is around $105,000 annually. Semi-private rooms averaged out to $93,000 per year.
When planning an in-law suite, it’s best to design an open floor plan, making it versatile and easier for future buyers to envision the space for many uses. And however you design it, make sure the suite is comfortable and offers privacy.
Having a separate entry point is a must if you intend to rent and even for your in-laws.
When not in use by an aging parent or if your parents aren’t ready to move in yet, an in-law suite can serve many purposes, making it a wise investment. These include a home office, guest quarters, residence for
an older child and even shortor long-term rental space.
Local ordinances can vary when it comes to inlaw suites and their use.
To check the laws specific to your property, go to the zoning office with your lot and block number to find out if it is permitted. If zoning laws do not allow an in-law apartment, it may be possible to get a variance.
You also will need to obtain building permits. Even then, there may be limitations on what the suite can include or how it may be used. Some zoning laws do not allow full kitchens and some do not allow suites to be rented out either.
The bottom line is to know the local laws before investing.

ARC FAULT BREAKER:
A Life-saving Electrical Device
by Mario Traina and Amber Traina, Owners, Allied ElectricMany homeowners are familiar with standard breakers and what they do. But do you know what an arc fault circuit interrupter is and that they can protect your home and family from the ravaging effects of electrical fires?
Unfortunately, electrical fires are somewhat common throughout the United States. The U.S. Fire Administration reported that residential electrical fires caused nearly 50,000 fires between 2017 and 2019, resulting in hundreds of deaths and more than $1 billion in property loss.
Having arc fault breakers in the home can prevent that. An arc fault breaker (or as we like to call them, fire guard breakers), does everything a conventional breaker does. But it goes a giant step further by detecting arcing conditions (aka sparks), caused by things like improper electrical installations, faulty appliance cords or mis-wired devices.
According to www.fcisafety.org, these sparks or arcing conditions are incredibly dangerous because a conventional breaker was not designed to detect them. An arcing condition can exceed temperatures of over 10,000 degrees Fahrenheit, resulting in a fire. Arc fault breakers benefit new and old homes alike.
These breakers are so effective at preventing fires that the Consumer Product Safety Commission estimates that more than 50% of electrical fires that yearly occur can be prevented by them.
Because of their extreme efficacy and safety attributes, the National Electrical Code issued arc fault breaker requirements in 1999. The current 2022 code states that arc fault breakers must be installed in all livable areas of a residential home. For example: in bedrooms, living rooms, dining rooms, sunrooms, kitchens and laundry areas. Not every county enforces it, which is why not all homes in the Prescott area have them in all the areas of the home. But they are required and highly suggested at the national level, and it’s easy to see why.
Just as smoke detectors are critical to have in your home as a defense against house fires, so too are arc fault breakers. You may never be able to see what’s going on in the wiring behind your walls but installing every fire prevention tool available to you can increase your peace of mind and act as a form of insurance.
You can think of these breakers like having a little firefighter in your breaker panel.

LIMEWASHING
AGES A ROOM—IN A GOOD WAY
People have been applying limebased paint to interior and exterior walls since the days of ancient Rome, and there are lots of reasons why they’re still doing it today.
Limewashing is economical, it uses natural ingredients, it’s able to add depth and texture that’s hard to surpass with any other type of paint and every coat it creates is unique. It creates a chalky, mottled appearance that evokes Old World Mediterranean villas, desert adobes and tropical hideaways.
It is particularly popular for brightening darker brick or stone surfaces to make them more contemporary. It’s also a great choice for minimalist interiors by adding nuance and contrast to relatively bare walls.
And it can give any room a more luxurious, curated vibe.
Limewash paint is composed of crushed limestone fired to a high temperature and mixed with water to create a thick, putty-like substance. After it’s aged, water and pigment are added to turn it into a paint that glides onto any porous surface such as untreated brick, plaster and concrete. A primer will be needed before using it on nonporous planes. Here are just a few ideas for getting the most out of this versatile finish:
IT’S ALL IN THE APPLICATION
The cloudy appearance of limewash comes in large part from how the paint is applied to the surface. If you’re not a fan of the splotchiness that’s often associated with it, you or a professional can simply brush it straight up and down for a subtle but luminous effect that brings an organic feel to any room.
If you’re looking to add more texture to your look, the limewash should be painted in broad crisscross strokes to create the contrast you want.
If you want to let a little of the original color show through, say with a red-brick fireplace, scrubbing it with a rag can create that distressed look.
MAGNIFY COLOR’S IMPACT
Limewash is available in more colors than ever, and no matter which you choose you’re likely to get more bang for your buck than with other paint products, given the marbled appearance it can take on.
Neutral hues are always popular and the easiest to work around, and limewashing can make them a little more intriguing. Bright and saturated tones look more natural and accessible, and darker colors definitely are moodier and cozier (note that all limewashes look darker when it’s first applied than they will be after they dry, so don’t freak out when you first see it on your walls).

Limewash has been embraced largely for its organic nature, which means you won’t be dealing with chemicals and the VOCs (volatile organic compounds) and the other negatives that come with them. Watching a movie in your backyard can be a lot more fun and exciting than watching one indoors.
But adding a theater to your backyard is more challenging than setting up a media room inside. It can be worth the effort, though, because it allows you to host movie nights for more guests and provides the ideal setting for parties and gatherings.
The National Association of Landscape Professionals reports a renewed interest in outdoor theaters as well as outdoor social areas. If you’re thinking of an outdoor theater, here are a few things to consider:
THE CHALLENGES
The biggest hurdles may be noise restrictions. Your movie night can be potentially disruptive, especially if you are planning a late-night viewing of Star Wars at full blast. This may determine where the theater goes as well as the sound system.
Be sure you have a safe power source. If your backyard is going to be a regular movie-watching spot, you may need to add a permanent power set up with proper insulation.
THE SCREEN
There are several options available. One the one hand, you can have a huge flat-screen TV under cover of a patio, which gives you the option to watch on a TV screen.
You also can use a retractable and weatherproof display screen outside or a large inflatable screen. An inflatable screen can be folded and stored quickly. Depending on the size, inflatable screens run from $90 for a 14-foot projection screen to $1,000 for a 33-foot screen.
Standing screens are another option. They feature adjustable leg heights and can be moved to suit the proper distance to the projector. These range from $75 to $1,300 (or more) for a high-end model like Elite Screens.
If you choose a separate screen, you will need an LCD or DLP projector with high-lumen output to ward off ambient light. Figure on a minimum of 4,000 lumens for an outdoor projector that you can use at dusk or after. During the day, you might need as much as 8,000 or 10,000 lumens.
THE SOUND
If you have a temporary setup, just bring your indoor speakers out for the night. All-weather outdoor speakers are your best option for a permanent setup. These can be pre-wired and concealed in your landscaping. They are capable of projecting the sound over a large area and can be spread around for spectacular surround sound.
When you’re setting it up, consider a built-in microphone in the sound system for a bit of karaoke if that’s your vibe. The big screen works well for lyrics and gets the party going.
THE SEATING
Blankets for kids and lawn chairs for adults is the most common arrangement for a temporary outdoor home theater. If you’re looking at a more permanent setup, keep comfort in mind. Sofas, chairs, lounge chairs and stools make a comfy setting to sit back and watch the action. Add some flameless candles, cozy blankets, soft throw pillows, loveseats, tables and even a small outdoor bar for quick refills. And don’t forget the popcorn machine.
Finally, use citronella candles or torches to repel insects, especially mosquitoes.

When you don’t enjoy doing the laundry, it can be difficult to want to put much effort into designing the laundry room. However, ensuring that it’s efficient and attractive minimizes the time you do spend there while making it a little more pleasant.
CHOOSE THE RIGHT APPLIANCES
Think carefully about what size washer and dryer to purchase. Stackable units are space-efficient but generally have less capacity, so be sure they’ll be enough to accommodate your needs or that you’re willing to spend more time doing smaller loads.
If you’re anticipating your household will grow in the future, take that into consideration.
Make room for a deep laundry sink if you can for handwashing delicate items, pretreating stains and washing very dirty items, including pets! Don’t forget about energy efficiency as well.
DESIGN YOUR STORAGE WELL
Take an inventory of everything you may want to store in the laundry room beyond your appliances: detergents and other fabric care products; drying racks and ironing boards; wet
clothes and shoes if it’s also your mudroom; folded clothes and linens; mops, brooms and other household cleaning supplies; trash and recycling bins; and so on. Then you can have your cabinets built to the correct dimensions. While open storage is still trendy, it may not be ideal for the laundry space, especially around kids or pets.
BUILD THINGS TO LAST
You’re going to want high-quality, durable materials for your counters and other surfaces that can withstand heat and moisture.
Make sure the counters are wide enough for you to fit your washer and dryer securely underneath for a cleaner look, and concealing them behind doors is a good idea for aesthetics, especially if they’re in a multipurpose room. If you have the space, you can add a large island that can serve as a folding station as well as a crafting or project table or even a desk to create a home office or sewing area. Remember to install enough electrical outlets to accommodate all the other devices you’re planning to use beyond the appliances.
