FINALLY! THE HONEST TRUTH BEHIND THE REVERSE MORTGAGE by Travis Schultz, Owner and Licensed Mortgage Broker, Smart Mortgage
A
re reverse mortgages not all they’re cracked up to be? Can they truly add the stability you need for financial planning and your retirement, or are they just another way to steal away your home, equity or inheritance? Since the product began back in 1989, local Prescott reverse mortgage expert Travis Schultz at Smart Mortgage says we may be surprised with the honest truth behind the reverse mortgage!

No mortgage payments for life? – (True) As long as either spouse considers the property as his or her primary home, they can live there for life paying zero mortgage payments. All applicants must be 62 years old or older – (False) Only one spouse needs to be 62 years old. The other spouse may be younger. You must own your home outright – (False) You may already have an existing mortgage, which can be refinanced and paid off with a reverse mortgage. The income or cash I receive is not taxable – (True) Any money you receive, whether monthly, a cash sum or in a home equity line is all nontaxable to do with as you wish. You must have good credit and income for a reverse mortgage – (False) Since re-

verse mortgages do not require a mortgage payment, almost anyone with any type of credit and income may be eligible. Once into the reverse mortgage you are locked into it, permanently – (False) The reverse mortgage is simply a loan recorded against the property, just like every other mortgage. You retain full ownership, so at any time you can move, sell or refinance the property simply by paying off the mortgage balance. If I take out a reverse mortgage, I will leave nothing for my family – (False) Reverse mortgages have insurance automatically built in to protect the family. Most homes continue to increase in value over time, leaving even more equity for family. Even if property values decrease below what is owed, the family can acquire the property for 5% less than market value. You can only get a reverse mortgage on a one-unit home – (False) Smart Mortgage also allows reverse mortgages on manufactured homes, duplexes, triplexes, fourplexes, townhomes and condos, as long as one unit is considered your primary residence. My family will be responsible for the debt – (False) The reverse mortgage is a non-recourse loan, so if your value ever

falls below what you owe, your family will never have to pay the deficiency. The government or lender will own my home – (False) The reverse mortgage is simply a lien recorded against the property, just like any other mortgage. The homeowner(s) remains on title and has full ownership. The owner(s) may also add other family members or place the home in a trust, so family automatically has ownership in the property and equity, as well. You can purchase a home using a reverse mortgage – (True) Smart Mortgage allows you to purchase a primary home and the financed amount has no payments for life.

ERAU “Silent Sky” PHOTOS AND TEXT COURTESY: BOB SHANKS
On Feb. 21-22 Embry-Riddle Aeronautical University presented a one-hour version of the play “Silent Sky” in the Jim and Linda Lee Planetarium on its campus. The universe is the setting and story of this drama by Lauren Gunderson, based on the life of Henrietta Leavitt (Joanne Mack Robertson), who is invited to join Harvard’s all-women team of “human computers” who pioneered astronomy at the turn of the 20th century. The planetarium features a technologically sophisticated, 47-foot-diameter full dome that provides an ideal backdrop to stage a play about our starlit universe. “To be able to perform this play in this facility is a dream, a palpable fusion of art and science,” director Linda Miller of Prescott said.

Celia Farran - An Evening of Celtic Music and Comedy at Elks Theatre & Performing Arts Center - 7:00 PM - Celia has been described as “A cross between an earthy Enya, Joan Baez, and Tina Fey.” She dishes up the most delicious concoction of the silly and sacred, delighting audiences across the nation. In addition to having the kind of silky-smooth voice often associated with classic Celtic singers such as “Celtic Woman,” Celia excels at comedy. She often transforms right on stage into one or more of her alter-egos whose antics typically leave the audience howling with laughter. With powerful, heart-felt vocals and wacky comedic improvisations, the audience never knows what will happen with Celia on stage. At the Elks’ Crystal Hall. Cost: Limited open seating. No reserved seats. For more information: 928-7771370; http://prescottelkstheater.com.

Attendees got to experience The Iliad as never before in this one-man play featuring Clay Sanderson from the Southwest Shakespeare Company. Based on a translation of Homer’s epic poem, the premise is a 3,000-year-old man (who may or may not be Homer) who witnessed the Trojan War is doomed to travel the world, telling what he saw until all war ceases to exist. The play, “An Iliad” by Lisa Peterson and Denis O’Hare, uses Homer’s work as a springboard to examining mankind’s addiction to war and violence. Presented with funding from the Friends of the Prescott Public Library.

22 AZ Humanities Lecture - The Gila: River of
History at Prescott Public Library - 2:00 PM - 3:30 PM - Six hundred miles long from its source in the mountains of southwestern New Mexico to its confluence with the Colorado River above Yuma, the Gila River has been an important avenue for the movement of birds, animals, plants, and peoples across the desert for millennia. Many cultures have sprung up on its banks, and millions of people depend on the river today—whether they know it or not. Gregory McNamee, author of the prizewinning book “Gila: The Life and Death of an American River,” presents a biography of this vital resource, drawing on Native American stories, pioneer memoirs, the writings of modern naturalists such as Aldo Leopold and Edward Abbey, and many other sources. Think of it as 70 million years of history packed into an entertaining, informative hour. Presented with funding from the Friends of the Prescott Public Library. ASK JUDY YOUR REAL ESTATE QUESTIONS Dear Judy, My husband and I just bought a few acres in Prescott. The lot lines are not very well defined and the neighbor is starting to put up a fence on one side of our property (330 feet). My husband thinks we should get a survey, but with two acres is it really necessary? We can see PVC poles with a ribbon on them marking corners, but no survey pins. We never received a survey from the seller. What should we do?
~ Lot Lines in Prescott Dear Lot Lines:
Get a survey. You do not really know your boundaries without one. What if your neighbor’s new fence encroaches on your lot? If the fence is just ten feet onto your property line of 330 feet, that is a 3300 foot encroachment, which can become a legal battle. I always advise to obtain a survey during a vacant land purchase, especially when it is over an acre. A survey means you are protecting your investment and it prevents further problems. There are many good surveyors in Prescott and contact me if you need a referral.
