ASK JUDY YOUR REAL ESTATE QUESTIONS Dear Judy: My husband and I bought a piece of land on a hillside. We thought we would build our dream home on it. But we never dreamed it would cost so much. It has become a nightmare. Evidently it needs an alternative septic system. The lot is a bit steep and the driveway and foundation alone would be astronomical in terms of costs. The views are great, but even by building a much smaller house, it is becoming more expensive than we ever imagined. Oh and the well company gave us a price for drilling that was over $18,000! We have talked to many contractors and one is more expensive than the other! We feel we are being ripped off! What is happening in Prescott?

~ Mad in Prescott Dear Mad: I am sorry you are having this experience, but I would say that most of this information could have been obtained during the inspection period when you were purchasing the lot. The Arizona vacant land contract provides a 30-day inspection period for a good reason. Talking to a well driller, getting a percolation test to determine what type of septic system, having a builder or two walk the lot with you, might have eliminated your surprise of the cost to build. I do not think our contractors in Prescott are ripping you off, I just think you didn’t have adequate knowledge about what you were getting into when you bought the land. The lots with the prettiest views are often hillside or hilltop, but usually have the most expensive construction costs. Perhaps considering selling the land is the best strategy and finding one that is level and an easier build. And then during the inspection period contact several contractors for cost estimates. You might give up on the lot, but not your dream to build a custom home. Good luck.

Prescott Valley Festival of Lights REWIND

The Festival of Lights event was held at the Theater on the Green at the Prescott Valley Civic Center. The ceremonies included official lighting of the Civic Center display, comments by Mayor Kell Palguta and other local dignitaries and performances from several dance troupes. The Night Light Parade was held at the civic center and streamed online for residents. Santa’s Village was hosted in the Prescott Public Library, where people were able to have their photos taken with Santa as he sat in a bubble.
