No mortgage payments for life? – (True) As long as either spouse considers the property as his or her primary home, they can live there for life paying zero mortgage payments. All applicants must be 62 years old or older – (False) Only one spouse needs to be 62 years old. The other spouse may be younger. You must own your home outright – (False) You may already have an existing mortgage, which can be refinanced and paid off with a reverse mortgage. The income or cash I receive is not taxable – (True) Any money you receive, whether monthly, a cash sum or in a home equity line is all nontaxable to do with as you wish. You must have good credit and income for a reverse mortgage – (False) Since re-

verse mortgages do not require a mortgage payment, almost anyone with any type of credit and income may be eligible. Once into the reverse mortgage you are locked into it, permanently – (False) The reverse mortgage is simply a loan recorded against the property, just like every other mortgage. You retain full ownership, so at any time you can move, sell or refinance the property simply by paying off the mortgage balance. If I take out a reverse mortgage, I will leave nothing for my family – (False) Reverse mortgages have insurance automatically built in to protect the family. Most homes continue to increase in value over time, leaving even more equity for family. Even if property values decrease below what is owed, the family can acquire the property for 5% less than market value. You can only get a reverse mortgage on a one-unit home – (False) Smart Mortgage also allows reverse mortgages on manufactured homes, duplexes, triplexes, fourplexes, townhomes and condos, as long as one unit is considered your primary residence. My family will be responsible for the debt – (False) The reverse mortgage is a non-recourse loan, so if your value ever

falls below what you owe, your family will never have to pay the deficiency. T

he Chino Valley Model Aviators hosted a test flight on the club’s 700-foot asphalt runway for students from Embry-Riddle Aeronautical University’s Advanced Aeronautical Design class. For this course, participants select a student-designed UAV (unmanned aerial vehicle, or “drone”) aircraft and then build and assemble it for testing, using fiberglass, aluminum and other standard full-size aircraft materials. “Some of their designs fly well, some don’t but whether they fly or not is not as important as the design, build, wind tunnel testing and all that goes into developing a UAS (Unmanned Aerial System) aircraft,” said club member Bob Shanks, a former ERAU adjunct professor. The problems the students encountered in December included the UAV being too heavy for the power-to-weight ratio and poor tail wheel design, he reported. “The classes learn so much, so if the student design selected flies that is great, but the learning curve is the most important aspect,” he said.

he New Year’s tradition returned, with the block of Montezuma Street better known as Whiskey Row transformed into a block party, with festivities before and between the two drops of the iconic 6-foot neon cowboy boot down the flagpole of the Palace Building, accented by fireworks. ASK JUDY YOUR REAL ESTATE QUESTIONS Dear Judy, My husband and I made an offer on a two-story house in Prescott. We really love it, but the home inspector found quite a few things wrong. Particularly the back deck railing is loose and unstable. Evidently it was built by the owner and between rotted wood, huge gaps that a child could fall through, plus coming loose – it is unsafe! We asked for a new railing to be installed by a licensed contractor. The buyers have refused and said they would have a ‘handyman tighten the bolts.” Our offer was full price and I am ready to cancel. My husband is not so sure. What do you think?

I feel your disappointment. No clear answer here, except it appears this railing must be removed and a new one reinstalled by a contractor. You have choices. Cancel the contract (assuming you are in your inspection response time) and receive the earnest deposit. Or, get a bid from a contractor what a new railing will cost and ask the seller to credit you at closing x amount to cover the railing replacement. Or ask that the railing be replaced prior to close of escrow. If the seller refuses, then you can cancel. I guess it also depends on how much you love this house, how much railing is required, and what other factors are involved. Good luck with your decision! Safety is paramount!
