ASK JUDY YOUR REAL ESTATE QUESTIONS Dear Judy: My daughter is a young woman who is very headstrong and has decided to buy a townhome directly from the seller. I warned her that she would be best represented by a realtor, since it is the first home she has ever purchased and there is a lot to consider. Well, she went forward with the transaction and is in escrow. The seller would “not allow” her do an inspection because the price was lowered. My daughter is getting a loan and the appraisal came in $5000 below the purchase price. Now the seller says he will not lower the price. My daughter doesn’t have the extra $5000, but the seller said if she gives him the title to her used car he will go along with the purchase price. I told her this is crazy, but she claims she wants to buy a new car anyway, so she might go along with this. Help! This whole deal stinks!

~ Worried in Prescott Dear Worried: Yes, I am worried too. First of all, you are right to have suggested that your daughter use a licensed real estate agent. She needed an inspection period and someone to advise her on all the aspects of the home buying process. It sounds as though she didn’t get a “deal,” and now to turn over her car is making the entire situation worse. I would strongly advise her to cancel this escrow immediately and get back her earnest deposit. The bottom line is that she is over-paying for a home. And she does not know if there are things wrong with the property that could cost her money, since she had no inspection. She should talk with her lender and the escrow officer. Cancelling is the best option, unless the seller wants to lower the price to the appraised value. No car included. Good luck!

eritage Park Zoological Sanctuary has been operating in Prescott, AZ since 1988. Over the past 33 years its mission has been to “give refuge to non-releasable, rescued wildlife while providing conservation through exhibition and public education.” As a nonprofit it relies on gate admission, events, programs, and fundraising to provide excellent care to over 200 sanctuary animals and over 300 rescue animals each year. The zoo also offers a variety of educational programs to all ages including ZooLittles, ZooCamp, ZooTeens & adult docent programs. It serves local schools through guided field trips, outreach presentations, and more. Through all these experiences, children and adults learn an appreciation for local wildlife and their habitats. HPZS is grateful to be part of the Prescott community. Your support through attendance, memberships, adoptions and donations have enabled it to survive a most challenging 2020. Its staff looks forward to continuing to be a valuable resource to the community for years to come!

Watters Named Top Garden Center to Work For G

arden Center Magazine has named Prescott’s Watters Garden Center as the country’s best horticultural garden center to work for in the U.S., following in-depth research into 15,000 employers across the country. “The husband-and-wife team of Ken Lain and Lisa WattersLain have cultivated their brand around fun, positivity, community, and giving back,” the industry publication said. “Both have spent years reaching far beyond the world of gardening to touch the lives of employees, customers, and their community at large.” Watters Garden Center was founded almost 60 years ago by Harold and Lorna Watters. Their daughter Lisa, current general manager and owner, has been in the family business since she was old enough to hold a hose. Ken, who also grew up in Prescott,

has spent decades growing trees, shrubs, flowers and much more in the highlands of Arizona. Together, their goal is to beautify Yavapai County and bring joy, hope, and positivity to their community.
