ASK JUDY YOUR REAL ESTATE QUESTIONS Dear Judy: My daughter is a young woman who is very headstrong and has decided to buy a townhome directly from the seller. I warned her that she would be best represented by a realtor, since it is the first home she has ever purchased and there is a lot to consider. Well, she went forward with the transaction and is in escrow. The seller would “not allow” her do an inspection because the price was lowered. My daughter is getting a loan and the appraisal came in $5000 below the purchase price. Now the seller says he will not lower the price. My daughter doesn’t have the extra $5000, but the seller said if she gives him the title to her used car he will go along with the purchase price. I told her this is crazy, but she claims she wants to buy a new car anyway, so she might go along with this. Help! This whole deal stinks!
~ Worried in Prescott Dear Worried: Yes, I am worried too. First of all, you are right to have suggested that your daughter use a licensed real estate agent. She needed an inspection period and someone to advise her on all the aspects of the home buying process. It sounds as though she didn’t get a “deal,” and now to turn over her car is making the entire situation worse. I would strongly advise her to cancel this escrow immediately and get back her earnest deposit. The bottom line is that she is over-paying for a home. And she does not know if there are things wrong with the property that could cost her money, since she had no inspection. She should talk with her lender and the escrow officer. Cancelling is the best option, unless the seller wants to lower the price to the appraised value. No car included. Good luck!

Watters Named Top Garden Center to Work For G
arden Center Magazine has named Prescott’s Watters Garden Center as the country’s best horticultural garden center to work for in the U.S., following in-depth research into 15,000 employers across the country. “The husband-and-wife team of Ken Lain and Lisa WattersLain have cultivated their brand around fun, positivity, community, and giving back,” the industry publication said. “Both have spent years reaching far beyond the world of gardening to touch the lives of employees, customers, and their community at large.” Watters Garden Center was founded almost 60 years ago by Harold and Lorna Watters. Their daughter Lisa, current general manager and owner, has been in the family business since she was old enough to hold a hose. Ken, who also grew up in Prescott,
66
has spent decades growing trees, shrubs, flowers and much more in the highlands of Arizona. Together, their goal is to beautify Yavapai County and bring joy, hope, and positivity to their community. And it all starts with living their core mission. “So many companies have a mission statement they put together 10 years ago, but nobody knows what the mission is,” Lisa says. “The employees don’t know; the community doesn’t know. At Watters, we make it a point to live out the mission statement. So the things that we support — our staff, our community — we’ve got to live out our mission statement each day.” “This is what Watters Garden Center is,” Ken says. “We’re not a church. We’re not a nonprofit. We’re not a business. We’re an organization that looks after each other and wants the best

for all. I think that’s how you define us, but it’s way beyond business. It’s something deeper as a community.” Greenhouse and Garden Center magazines sponsor the annual survey by Best Companies Group, which names winners in the garden center and greenhouse categories.

CHECK CONDENSER COIL: Clean if necessary, foreign material on the condenser coil reduces the system’s capacity to remove heat from the space. So your air conditioning system must run longer, increasing energy consumption.
LUBRICATE ALL MOVING PARTS WHERE NECESSARY: Poor lubrication causes drag on the motor and drive shaft, thereby requiring more electricity to overcome resistance. Lack of lubrication can ruin the bearings and burn out a motor.
CHECK VOLTAGE & AMPERAGE ON MOTORS: Improper voltage and amperage can reduce significantly the life of the compressor, condenser and the blower motors.
CHECK SAFETY CONTROL WHERE APPLICABLE: Essential for proper protection of the unit.
CHECK OPERATING PRESSURES FOR PROPER REFRIGERANT CHARGES: Improper refrigerant charge- too much or too little – could damage the compressor, and could cause high electric bills through a containment of system efficiency. CHECK ALL ELECTRICAL CONNECTIONS: Resistance caused by loose connections will create excessive heat at that point, causing improper voltage to various components and making either inoperative or causing eventual failure.
CHECK THERMOSTAT CALIBRATION: An Improperly calibrated thermostat will call for more or less cooling that is desires, costing money and/ or comport CHECK FOR CORRECT AIR FLOW: This is one way to assure maximum efficiency of the cooling unit. CHECK STARTING CAPABILITIES: Assures system will start and operate when needed. CHECK AIR FILTERS: A dirty air filter can substantially reduce the air flow over the evaporator, resulting in inadequate cooling. A dirty filter could cause high energy usage and compressor damage.
