FINALLY! THE HONEST TRUTH BEHIND THE REVERSE MORTGAGE by Travis Schultz, Owner and Licensed Mortgage Broker, Smart Mortgage

A

re reverse mortgages not all they’re cracked up to be? Can they truly add the stability you need for financial planning and your retirement, or are they just another way to steal away your home, equity or inheritance? Since the product began back in 1989, local Prescott reverse mortgage expert Travis Schultz at Smart Mortgage says we may be surprised with the honest truth behind the reverse mortgage!

No mortgage payments for life? – (True) As long as either spouse considers the property as his or her primary home, they can live there for life paying zero mortgage payments. All applicants must be 62 years old or older – (False) Only one spouse needs to be 62 years old. The other spouse may be younger. You must own your home outright – (False) You may already have an existing mortgage, which can be refinanced and paid off with a reverse mortgage. The income or cash I receive is not taxable – (True) Any money you receive, whether monthly, a cash sum or in a home equity line is all nontaxable to do with as you wish. You must have good credit and income for a reverse mortgage – (False) Since re-

verse mortgages do not require a mortgage payment, almost anyone with any type of credit and income may be eligible. Once into the reverse mortgage you are locked into it, permanently – (False) The reverse mortgage is simply a loan recorded against the property, just like every other mortgage. You retain full ownership, so at any time you can move, sell or refinance the property simply by paying off the mortgage balance. If I take out a reverse mortgage, I will leave nothing for my family – (False) Reverse mortgages have insurance automatically built in to protect the family. Most homes continue to increase in value over time, leaving even more equity for family. Even if property values decrease below what is owed, the family can acquire the property for 5% less than market value. You can only get a reverse mortgage on a one-unit home – (False) Smart Mortgage also allows reverse mortgages on manufactured homes, duplexes, triplexes, fourplexes, townhomes and condos, as long as one unit is considered your primary residence. My family will be responsible for the debt – (False) The reverse mortgage is a non-recourse loan, so if your value ever

falls below what you owe, your family will never have to pay the deficiency. The government or lender will own my home – (False) The reverse mortgage is simply a lien recorded against the property, just like any other mortgage. The homeowner(s) remains on title and has full ownership. The owner(s) may also add other family members or place the home in a trust, so family automatically has ownership in the property and equity, as well. You can purchase a home using a reverse mortgage – (True) Smart Mortgage allows you to purchase a primary home and the financed amount has no payments for life.

Prescott Really Loves to Celebrate During the Christmas Season PHOTOS COURTESY: PRESCOTT eNEWS

G

overnor Rose Mofford had many reasons to designate Prescott as “Arizona’s Christmas City” in 1989 - including lights, parades and community generosity.

“Funds raised on Acker Night provide scholarships for music lessons, instruments and local youth performing arts programs,” explains the AckerNight.com website.

These three events really illustrate why Prescott was a great choice: Nothing showcases Prescott better than Acker Night, which takes place this year on Friday, December 13th. Local musicians and entertainment acts set up in over 100 downtown storefronts, sharing talents for a good cause. In one shop, you may find Christmas music, fiddlers or even belly-dancers - and next door may have country music or a barbershop quartet.

So, bundle up and head to Whiskey Row for the countdown to 2020!

Shop with a Cop takes place each year in the middle of December. Local law enforcement officers pair up with a child for a Christmas shopping spree. Thanks to generous fundraisers done year-round, each child has a budget of several hundred dollars to spend. They also enjoy a visit from Santa, a pancake breakfast and the excitement of riding in a police vehicle with really loud sirens and flashing lights.

56

As far as we know, Prescott is the only community in the country to celebrate a “Boot Drop” on New Year’s Eve. A Ferris wheel, food vendors, live entertainment, fireworks and boot drops at 10 PM and midnight make this Arizona’s best ever street party.

ASK JUDY YOUR REAL ESTATE QUESTIONS Dear Judy, My family and I love the Christmas holidays. It is my favorite time of year and I love to decorate! I put up two trees, outdoor lights, and “go all out” with holly, mistletoe, Santas, elves . . .well, you get the picture. My house is listed for sale, and my REALTOR said I should “tone down” the Christmas décor and take down the Santas, especially the garland over the fireplace mantle because it looks “too busy,” Beside, he said that “not everyone celebrates Christmas and we might offend someone.” What do you think?

~ Sarah Who Loves Christmas Dear Sarah, Yes, Sarah, there is a Santa Clause, and he comes once a year to remind us of the beauty and joy of the Christmas Season! I say, live your best life, enjoy your decorations and don’t worry. Your REALTOR sounds like Scrooge! I do recommend that real estate photos are “decoration free,” not because we should worry about offending anyone, but because they sometimes do not show your home’s features and amenities and the decorations can distract. Have a Merry Christmas!

Calendar of Events continued... FUN FACTS - DECEMBER IN PRESCOTT Brought to you by: Highlands Center for Natural History Come December, most of the deciduous trees in the Prescott area have dropped their leaves - a response to cooling temperatures and lessening sunlight. Though these trees may appear bare and lifeless compared to spring, summer, and fall, they are very much alive and active. In fact, as long as the ground temperatures are above freezing tree roots continue to grow during the coldest, darkest months of the year.

December is a wonderful time to get out and enjoy winter weather at Watson and Willow Lakes. At this time of year these man-made reservoirs are teeming with life as they provide critical habitat for ducks, geese, grebes, and wading birds that choose to spend their winters here. The lakes are part of a national network of Important Bird Areas designated by the National Audubon Society.

- Remember the King: Elvis Through the Years at Elks Theatre & Performing Arts Center - 7:00 PM - Starring Robert Shaw and the Lonely Street Band. The King of Rock and Roll has come to be defined by three distinct eras of his career: the young rockabilly days of “That’s All Right, Mama” and “Heartbreak Hotel,” the black-leather clad rocker of the ‘68 comeback special, and the years spent headlining Las Vegas and touring the United States with hits including “Suspicious Minds” and “Burning Love.” This one-of-a-kind concert production celebrates the best-known tunes from those three phases of Elvis’ career. REWIND

Narnia the Musical - One Stage Family Theatre at Elks Theatre & Performing Arts Center, November 16 A BY LYNNE LAMASTER/eNEWSAZ

cast of 40 brought the charming children’s story of Narnia to life at the Prescott Elks Theatre through storytelling and music. As the play began, the White Stag, represented by the lovely and graceful ballerina, Madison Hurt, immediately brought the audience into the enchanted world where it was “always winter, never Christmas.” As the story progressed, four children, Susan, Peter, Lucy and Edmund Pevensie, sent to live in the country during WWII by their parents, crawl through a wardrobe and discover that not only is there another world to explore, but that they will have a major part in rescuing Narnia from the curse of the evil White Witch.
