Welcome 2018 has certainly been an interesting year not only in the real estate market, but markets across the board including Australian stocks, banking and the lending industries. Whilst this has provided numerous headlines across our state and national media and no doubt, interesting debates across the dinner table, more locally however, we have seen our real estate market most decidedly enter into a new phase- a phase that we refer to as a “normal” market. This begs the question “what is a normal market”? Property owners in Sydney over the past few years have seen their homes increase substantially in value – some areas even by double. The Hills has experienced an approx. 20% increase in property values since the commencement of the North West Rail Link. This increase was further fuelled by record low interest rates, robust foreign investment, easy to obtain finance, a strong economy and buyer demand, thus leading to a housing boom where it would be common to sell after the first open home and Auction clearance rates at all-time highs.

The shift to a more normal market has been gradual since early 2017 and one that was led by the Government changes to rules relating to foreign investment and ownership (announced in the 2017/2018 Budget), the closing in of supply and demand and more recently, much tighter lending conditions. Despite all this, the Hills District remains in high demand! Days on market has definitely increased, Auction clearance rates have shifted and the gap between buyer and seller expectation is occasionally askew, however good results are still being achieved by our Sales Executives. Our team’s ability to adapt and implement changes to meet the current environment has been critical for the success of our clients…..and the results show. Latest figures indicate that Ray White Castle Hill has the highest market share in the area – doubling since this time last year, our days on market are on average are the lowest compared to other agencies and positive testimonials flood in daily.

If you want to feel warm at home long term and also save money you need a plan that goes beyond beanies and ugg boots. Here are some practical solutions to beat the winter chill: Insulate: It is the best way to keep the heat in winter in and in summer out. Average households with ceiling wall and under floor insulation can save around $450 per year on energy bills. Seal up gaps and cracks: If you add up all the cracks and gaps in an average home, it would be the equivalent of having a 1 metre by 1.5 metre window open all the time. They can account for up to 15-20% of heat loss. Seal windows and use curtains: That will not only help you to keep warm in winter, but cool in summer. Up to 40% of our heating energy can be lost through the windows. Look for possible draught culprits: Not only windows, but doors can be an issue. If you’re just heating one room or living area, close its doors and windows to keep in the heat. A simple door snake or a rolled up towel can also help stop any draughts, especially in older houses where the doors might have larger gaps at floor level.

Cover the floor with rugs: They act as insulation between your feet and the cold, hard floor. Reverse ceiling fans: Most models have a reverse switch. It turns the blades anti-clockwise and pushes the warm air from your heating system from the ceiling (remember, warm air rises) back down. Maintain your heaters: Get them serviced professionally every few years to keep them running more efficiently; gas heaters in particular should be well-maintained to ensure safe operation. Close up any rooms you don’t use and turn off the heating there.
