here are a lot of good real estate agents out there, with the ability to market your property well enough and negotiate with buyers with proficiency, however, great real estate agents are a bit harder to find. So, what exactly makes a great real estate agent? There are plenty of traits to look for when trying to find an agent that really stands out from the crowd. For starters, someone who’s comfortable talking to people from all demographics, whether it’s a young couple looking for their first home or a retiree looking for a beachfront property, a good agent will have an

adaptable and approachable personality that people will feel comfortable around. Communication is the number one skill that agents need to have. However, some are better at it than others. Some agents communicate well only in the beginning and tend to taper off when the sale has been made and their commissions have been paid. Great agents communicate well consistently throughout the sale and beyond and should be able to exhaust all the questions still lingering in your mind . as cleaning services and other helpful businesses nearby that you may need during your buying or selling process. They should also know about kids’ activities or events that might be handy for you or a buyer to know. They will have a good knowledge of the building regulations in the area and know the vibe of the local neighbourhood. They don’t necessarily need to know all of your neighbours; they just need to know the area will suit a potential buyer. Chances are, you’re going to have a couple of hiccups along the way to selling your home. Whether it’s building regulations or contractual issues, there’s going to be at least one thing that won’t go according to plan. A great real estate agent understands that they need to help you out with these problems if they do indeed arise. They

don’t just wait for you to fix it yourself; they either actively offer a way to help or suggest a way to work around it. They will be invested in your sale beyond just their paycheque. Great agents find joy helping you not only sell your home for the best possible price, but in playing a hand in bringing you closer to your life goals. They understand you may be looking to build a portfolio and will be a full service agent every step of the way. Be wary of an agent who talks too much. If you can’t get a word in, then you’ve got a problem. You’re the one who should be doing most of the talking and making sure that your agent understands your special requests and needs. A good agent should be asking all the questions, not the other way around. A good agent always knows why their clients are selling, and will ask themselves the following questions: Is my customer selling to buy? Are they looking for an investment property? Are they going to live in this home and later knock it down? It helps to know if there’s a sentimental attachment to a home. A client who’s selling one of five investment properties will have very different needs to a client who’s selling their family home. A good agent will know the difference and will adapt accordingly. A great agent cares more about your bottom line than their own. They’re client-centric and believe that helping you achieve your goals should be their top priority in selling your home.

here are no laws that prevent you from selling your home on your own as a private seller, but is saving a couple of thousand dollars in agent’s commission worth the possible headaches and pitfalls? Buying a home isn’t a walk in the park and buyers would do anything to keep the price down. If you come across buyers with decent negotiation skills, there’s a chance that you’ll let go of your property for a lower price than you expected. 18

A decent real estate agent has at least some experience on both sides of the fence as both a seller’s and a buyer’s agent. So, they would know every trick in the book when they’re thrown your way. The appraisal process can also get quite complicated. Your agent’s commission depends on how much the property sells for. So, they’re just as committed as you to sell the property at the best possible price. Agents also have the knowledge of the reasonable value of properties based on how much surrounding real estate


recently sold for. This is important because the property values available online right now might not be updated yet. Selling a property can take a lot of work. If you have work on the weekdays and family or hobby time on the weekends, adding real estate-related tasks can really muck up your work-life balance. You have your work cut out for you even before you list your property on sale. From photography and marketing to inspections and negotiations, it’s a time-consuming task. Not to mention that even when you’re done with the negotiations, you still have some work to do in the form of sales contracts and other bureaucratic red-tape that needs navigating. An agent can do all these things, and more, for you. They will take care of the marketing side of things, which really isn’t as easy as it looks. Do you see those perfectly curated photos or virtual tour videos on real estate websites and channels? Those things weren’t done overnight and are usually created using specific software and photography equipment. Content creation for your listing would take you some time if you’re just a oneman or one-woman show. Real estate agents either have the expertise themselves or they have team members to create the perfect result. They also can also ensure that your property has the best exposure because

So, you better know how to find the right one for you. Real estate agents sell a service. And like anything else you shop for, the best way to find out which one’s ideal for you, it’s more important to ask the right questions. It’s easy to fall into the trap of asking for just the basics like property appraisal and be blown away instantly by the lofty numbers they provide you. But there is other salient information that you need to have in order to make the decision to engage their services. So, here are a couple of questions that you need to ask when choosing your real estate agent: WHO’S ON YOUR REAL ESTATE TEAM? It’s not just you and your real estate that’s going to be working together on selling the property. Other professionals such as attorneys, mortgage lenders, and even marketing specialists need to work in tandem to get the best rates and find the right buyers for your property. So, to make sure you’ll have a good working relationship with the entire team, perform due diligence by doing light background checks on everyone else that your agent wants to involve. HOW DO YOU QUALIFY LEADS AND BUYERS? One of the reasons people engage the services of real estate agents is to save time and effort. Knowing how your agent screens potential buyers is a

great way to make sure that there won’t be any time wasted on opening your doors to people who aren’t likely to open their wallets for you. Ask them about their knowledge of the market in the area, comparable local sales and their marketing plan for your property. WHY SHOULD I HIRE YOU? In a lot of ways a real estate agent is an employee you hire to make selling your property easier. So, there’s no reason why you shouldn’t use this oftused question in job interviews for you to learn a little more about your potential agent. Asking this question should tell you the skills or assets that they’re most proud of. You’ll be surprised at the variety of ways this question can be answered. Some agents, for example, might show you sales figures and numbers while others would prefer to highlight their character. WHAT’S YOUR STRATEGY FOR SELLING MY PROPERTY? There are multiple ways to sell a property. You have the option to sell via three routes: tender, private sales, or via public auction. All three ways have their own pros and cons. Depending on where you live and who your market is, choosing which route to take is an important decision that’s either going to make or break your sale. A good agent will sit down with you and tell you how your property should be presented and advise on the best marketing campaign. Is a direct mail campaign appropriate? You’ll want to know how the agent plans to search for your new home if you’re a buyer, and how many homes she thinks you’re likely to see before you find the one you want. Will you be competing against other buyers? How does the agent handle multiple offers? HOW CLOSE TO YOUR APPRAISALS DO YOU SELL FOR? There’s no point in saving $10,000 in agent commissions if you then go on to lose five to 10 times that amount because you don’t know the true value of your own home. Pricing properties is an art. Price it too low and you’ll get too many buyers who’ll be annoyed. Price it too high and you’ll get no buyers, so you need to price it effectively. Do not choose an agent just because they give you the highest estimated selling price. Get several agents to 22

appraise your property and give you an estimated selling price. Ask them to justify their price by showing you their comparable sales in the area. CAN YOU PROVIDE REFERENCES? You might not need references if the agent has tons of reviews online, however, brand new agents should have references from previous employers. Find out if you can call the references with any additional questions. THE BOTTOM LINE Not all real estate agents will welcome an opportunity to be interviewed, and top agents probably won’t want to fill out a survey. Try to limit your questions to the most important issues for you and your needs. And, don’t interview agents from the same company.

elling your home is not a simple task. From decluttering and cleaning to finding the best real estate agent for the job, there are plenty of boxes to check if you want to sell it for a decent profit. Let’s take a look at some of the things you can tick off your checklist toward selling your home as quickly as possible. FIND A GOOD REAL ESTATE AGENT Having a good real estate agent early on can do wonders for the entire selling process. The misconception is that they only appraise and negotiate on your behalf. The truth is, they can do much more than that. For one thing, a lot of good agents have already built good relationships with suppliers that you may want to engage such as cleaners and movers. They can negotiate on your behalf and get you the best rates. Professional photographers and other marketing professionals might also come with your real estate agent’s package which can do a lot in getting people to actually come in and inspect. A good real estate agent knows their market. You can use this expertise by getting staging advice from them to tailor to their buyer’s tastes. CLEAN LIKE YOU’VE NEVER CLEANED BEFORE No one is going to buy your house if it is in a decrepit state. So, make sure that every single space that you’re going to show is cleaned thoroughly and looking its absolute best.

Start from the outside in. Curb impression is a real thing. Buyers tend to judge a book by its cover so make sure that fences, if any, are in good condition, oil stains on the garage floor should also be addressed and if the outside is in a bad shape, it is going to dampen the expectations of a buyer about the inside too. The biggest impression will come from the inside of your home though. One of the most impactful features is the smell. You can have the most spotless cleaning jobs but if there’s an unwanted smell emanating from the inside of your home, then it’s not going to make a good impression. To eliminate foul odours, try to air it out a little bit by cracking all the windows open. This should bring fresh air in to wash off most of the odour circulating inside. Think of it as spring cleaning on steroids. You’ve got to think about what buyers look for and get down to the nitty-gritty so that even the smallest details shine. From ceiling fans and window blinds to baseboards and tile grout, no surface goes unscrubbed! REARRANGE THE FURNITURE Once all the clutter’s out of the way, take a step back and look at the big picture. Does your home invite buyers to sit and stay a while? Can buyers flow freely through your home without bumping into things? If not, you’ve got work to do! Start by putting bulky pieces in storage and moving furniture away from the walls. If the room is arranged so the

children can play in the middle of the room or the TV can be seen easily from every chair and sofa, it’s time to arrange things for a sale. Buyers want to walk in and see an open—yet intimate—space that inspires conversation, not channelsurfing. An experienced agent can lend a fresh eye and help you reimagine your home. Go to different rooms and see if there are pieces that you can repurpose for the living room to get the effect you want.

THE STAGE IS YOURS Staging paints a picture for potential buyers so they can envision life in your home. If the buyer can see that a family can live there, they will think their family can live there too. And nothing represents family life quite like the dinner table. Bring out your good china, flatware and linens out of hiding. Keep things simple by setting just two places at the table or arranging a decorative centerpiece on top of a neutral table runner. BRING THE OUTSIDE IN Make your house feel like home by taking advantage of what’s in full bloom right outside your door. Fresh flowers will warm up a room and send the message that this is a really nice space to be in. If plucking decorations from your yard isn’t an option, stop by your local grocery store and pick out a fresh bouquet that’s already been prearranged. If you run short on vases, display your finds in an antique pitcher or Mason jar for a touch of vintage charm. USE THAT EXTRA CASH TO SELL YOUR HOUSE FAST If you do have a little cash to spend, spend it on paint and mulching the front yard. Why? Because buyers give you about six seconds to make the sale—three seconds from the curb and three seconds from the foyer. Of course, every home is different. Before you spend a dime freshening your home up, ask your real estate agent for advice. A true pro knows what buyers in your area want and can help you maximise your home’s appeal without busting your budget.
