Summer has long been one of the best and most popular seasons for selling a home. If you’re ready to put your home on the market, follow these steps to make sure you’re in prime showing shape for the summer selling season.
1. Find a real estate agent. Use this time to interview several agents and make the right selection. Choose an agent with excellent local market expertise, technology savvy, and negotiating skills. The relationship you have with your agent is important, so be sure to select someone you connect with and communicate well with. 2. Make necessary repairs. If your real estate agent advises that certain repairs be done prior to listing your home, take the time to contact the appropriate contractors or service providers to help make the repairs. Make them before you list your house, as they will likely affect the price at which you can list your home. 3. Have a painting party. There’s likely more than one room in your home that will need to be painted before it hits the market. Stick to neutral colors that help to tone down a space, as bold colors can reduce offers. Spend the next few weekends accomplishing the task. 4. Pack up. Now is the perfect time to start packing up unnecessary items. Not only will this give you a head start on your eventual move, it will declutter your home for optimal showing purposes. 5. Stage your home. Staging helps to focus on your home's strengths, downplay any weaknesses and appeal to the largest pool of prospective buyers. Move furniture around for better flow, which makes rooms seem larger. Use brighter light bulbs in lamps and fixtures to add more light and open up windows. Spruce up the kitchen cabinets with a coat of paint or at least new hardware. 6. Plan a photo shoot. Once the essential cosmetic changes have been made, talk to your real estate agent about the best time to photograph and film your house. Make sure your surrounding property is camera-ready too. Gather photos of your garden in full bloom and your pool or patio under the bright sun so that your agent can add them to the listing.

WHY GET TING A HOME INSPECTION IS A MUST BEFORE YOU BUY You’re anxious to close on the home of your dreams, and soon you’ll be cutting a lot of checks for things like real estate agent commission or lawyer fees, not to mention the taxes and closing costs. So, it can be tempting to skip a home inspection to save some money. After all, you’ve looked at the house a lot, you’re sure it’s the right one and it looks great. Well, don’t skimp – getting an inspection is one of the most important things you can do.
HERE’S WHAT AN INSPECTION CAN DO FOR YOU: Discover Hidden Flaws Not all flaws in a home are easy to spot by the untrained eye, and an experienced home inspector can look for problems that could cost you later. Small cracks in walls and surfaces and problems with pipes and other plumbing components can be looked for during the inspection. If the home has a crawlspace, the inspector can also check its condition and inform you of any problems. A trained inspector will also check the condition of a home’s attic and foundation and look for signs of damage. Any issues that are discovered can be negotiated into a potentially lower purchase price.
Provide an Accurate Home Valuation Speaking of a potentially lower purchase price, a home inspector will help you determine whether the listed price is too high or too low, so that you can negotiate to get the fairest deal. Even if the seller says they had an appraisal in the past, you’ll want to confirm with your own advisor, as property values can of course fluctuate.
Establish Your Property’s Boundaries Just because you think the property boundaries are set, it might not be the case. Just looking at the size and layout of the house and yard isn’t the best way to determine the property boundaries, and a knowledgeable home inspector can tell you exactly where the property begins and ends. Your property might be bigger or smaller than you thought and knowing this information can help you establish agreements with the neighbors and possibly avoid conflicts. You’ll also know exactly what you’re liable for if damage occurs within or beyond your property line. After a property line has been officially established, you should mark it for future reference in case you want to build a fence or make changes to the home that may come close to that line. Finally, if anything that comes up in an inspection makes you uncomfortable, it could provide one last chance to get out of a deal. Hiring a trusted home inspector is extremely important, as they can reveal the inner workings of the property and inform you of all the perks and problems of the property you are about to buy.

Ahh, owning a pool means endless summer swims, tiki cocktails, children who are consistently entertained...and work. Lots and lots of work. As any pool owner will tell you, those glorious turquoise swimming holes come with a ton of responsibility. The truth is, pools require regular upkeep and maintenance, like weekly vacuuming, pH testing, and filter inspections. But once you understand the cost of owning the pool, and how to care for it, you’ll avoid the common mistakes that make pool ownership a drag. KNOW YOUR CHEMICALS. Under-maintained pools aren’t only gross to look at, they can also contain dangerous bacteria. The flip side, however, of over chlorinating can cause swimming pool rash and eye irritation. You don’t have to be a chemistry major to figure it out though. Just use chlorine and pH testing strips to check pool chemical levels at least once a week.
LEARN TO USE YOUR POOL VACUUM. How often you need to vacuum depends on how often you skim the pool. Leaves and junk on the surface will eventually sink to the bottom. That’s where vacuums come in. From automated robotic cleaners to handheld systems, a vacuum is a key ingredient to a healthy pool.
CHECK YOUR WATER LEVEL. Everyday play can cause major fluctuations in your pool water levels. The proper water level is halfway up the skimmer line. If your water levels get too low it can ruin your pool’s pump. All you have to do is grab a hose, fill it up, and check the chemical level.
PRACTICE QUICK POOL CLEANING. Pool cleaning is just like house cleaning – doing a few chores every day can prevent a major mess at the end of the week. One of the easiest and most important maintenance chores is skimming the top of the pool every day for leaves, sticks, dead bugs and other debris. It also helps circulate the water, and keeps you from having to add chlorine too often. Make sure to clean out the strainer basket and scrub the side of the pool with a brush or pumice stone about once a week to prevent algae buildup.
