TIPS FOR A NO-STRESS MOVE
N
ow that the weather is getting warmer, more people are moving. Moving can lead to new, exciting possibilities, but it also means leaving behind the people and places you love. While some sentimental items can be taken to your new place, many memories just aren't transportable. To ensure that everything with your move goes smoothly and that your treasured belongings arrive safely to your new home, prepare with these stress-free tips.
cannot require you to pay more than 110 percent of the price given in a non-binding estimate in order to get your property from them. It prevents movers from holding your property for ransom. If you’re moving intrastate, most states have a similar rule for those movers.
1. RESEARCH YOUR MOVER Look at publicly-available information. All interstate movers are required to be both licensed and registered with the US Department of Transportation’s Federal Motor Carrier Safety Administration. That site will also have complaint reports for registered movers. Your local Better Business Bureau also tracks complaints.
3. INSURANCE Make sure that your mover is insured, and don’t work with one that isn’t. Federal law requires interstate movers to offer liability coverage for any damage to your property at no cost. However, the baseline coverage is 60 cents per pound per item, regardless of the item’s value. Most movers also offer additional coverage for a fee, which you should consider after reviewing the terms. Before declining such additional coverage, think of how much your items are worth, and if 60 cents per pound is enough to make it right if something happens.
2. GET AN ESTIMATE You need an estimate based on a walk-through. If the mover refuses to do so, or insists that you sign a contract (or make a deposit) before doing so, find someone else. This is a big deal because of the “110 Percent Rule”, which says interstate movers

4. MAKE ROOM FOR NEW MEMORIES Taking every item of sentimental value with you to your new home is not always
possible. Moving is the perfect opportunity to organize and purge items you don't need or won't use in your new residence. To lessen the load on moving day, hold a garage sale or donate unwanted items to a local charity. If you're trying to sell your current home, the less clutter the better. 5. ORGANIZE, DON'T AGONIZE Starting the process early can help avoid nerve-wracking, last-minute packing, and give you time to be a bit nostalgic. Before you begin boxing things up, take videos and photos of each room to preserve your memories of that space. Don't forget to include outdoor areas like a backyard tree house or handprints in the patio cement. 6. PROTECT DELICATE POSSESSIONS To ensure your belongings arrive safely, it's essential to pack possessions with extra care. Safeguard breakables with wrapping materials designed to protect fragile goods, such as bubble wrap cushioning, for the best protection. Next, have your movers pack items in clean, sturdy containers in a variety of sizes. Large boxes should be used for bulky, yet lighter furnishings, such as pillows and
blankets, and heavier objects should be in smaller boxes to avoid unnecessary strain. Make sure boxes are sealed securely. Be sure to label boxes clearly, marking them on the sides of the boxes, not the top. This step makes it obvious what's inside, even if they're stacked. You also can use different colored or printed packaging tapes to color code each room - red for the bedroom, blue for the kitchen. 7. HAVE HELP ON HAND If you’re moving to a location close to your old home, recruit friends and family to help with unloading and unpacking. You'll love showing off your new place, and it'll help with the transition to see that loved ones aren't too far away to make the trip. Put together an "open me first" box with the gear you'll need immediately, such as tools to assemble furniture, cleaning supplies and shelf liner for drawers, closets and kitchen cabinets. T HE F I NA L W ALK - TH RO U GH The final walk-through is an important part of the home buying process. This step gives a buyer the opportunity to assess the home top-to-bottom before closing. Although a home inspector can accompany a buyer during the final walk-through, it’s essential for the buyer to evaluate the home as an inspector would. To successfully complete the final walk-through, keep in mind these tips.
1 Have your contract, inspection report and any seller disclosures handy when walking through the home. These documents will help you determine if any new issues developed after the inspection, and which repairs, if any, were included in the agreement. Any new issues should be documented and brought up to your real estate agent.
2 Inspect both the exterior and interior of the home, paying special attention to any issues the seller agreed to resolve before closing. This is crucial, especially if the seller has already vacated. Spend some time assessing the landscape and grounds, as well as confirming that all doors and windows not only open and close properly, but are also secure. 3 Inside the home, test the HVAC system and all appliances included in the contract. Turn on and off all lights, both inside and outside, and check the temperature and
water pressure for all faucets. Remember to flush toilets to ensure there are no drips or leaks. Inspect the ceilings and floors for water issues as well.
4 Before completing the final walk-through,
be sure to ask for working keys to every door, alarm codes, garage openers and any appliance or system manuals. Then test them to make sure they all work. It’s also a good idea to ask for copies of receipts for any repairs the sellers paid for. Again, anything that looks off should be mentioned to your realtor and dealt with right away. By following these tips, you’ll be prepared to carry out a final walkthough and assess your home one last time. 3 THINGS NO ONE TELLS YOU ABOUT WORKING WITH A REAL ESTATE AGENT If you’ve never bought or sold a home before, chances are you have a preconceived notion of what real estate agents are all about. Unfortunately, you may also have the wrong idea or be misinformed about just what these professionals can do for you. Here are three things you probably never knew about working with a real estate agent: Your relationship with your real estate agent goes way beyond buying or selling a home. A professional real estate agent will be your connection to a myriad of resources you will need before, during and after the transaction, such as mortgage, title and insurance professionals, home improvement and repair services, home stagers, interior designers, painters and landscapers, cleaning services, etc. Many real estate agents are part of a brokerage that offers some of these services within the firm, or that has partner relationships with such firms. They are also well entrenched within the community and can offer great referrals on a whole host of sources that you might need. Good real estate agents are not just after a deal at all costs. They’re looking after your best interests because their ultimate goal is to make you happy and create a client for life. Therefore, you can expect your agent to advise you on making the best possible decision, not selling you a bill of goods just to earn a quick commission. For example, if you’re looking at homes in a neighborhood that’s going to put you in a financial bind, a good agent will steer you toward an area that suits your preferences, but also your budget. A good agent is not a money-hungry shark, but a trusted guide.
Remember this: The lifeblood of a real estate agent’s business is referrals, so most are committed to serving you and earning your trust. A professional real estate agent is a financial analyst of the local market and will know how to price your home correctly for sale, or will help you make the best offer when bidding on a home to buy. These pricing decisions are based on an in-depth knowledge of knowing what has sold for what price in which neighborhood over the course of the last month, quarter, year, etc. They are also based on granular details of the home, such as a recent remodel that warrants a higher price or a needed repair that requires a price drop. So expect your agent to have a strong opinion when it comes to advising you on how to price your home for sale or put in a bid on the home you want to buy. Know that there’s a lot of research and knowledge that goes into arriving at those numbers. Remember, there’s more to a good real estate agent than meets the eye! SAVE MONEY THROUGH ENERGY-EFFICIENT UPGRADES As much as half of the average homeowner’s monthly utility expenses go toward cooling and heating, according to the U.S. Department of Energy (DOE). For many households, that makes energy the largest home-related expense each month, next to a mortgage payment. Fortunately, numerous technological advances are making it easier than ever to manage home energy use. In fact, the DOE estimates you can save as much as 10 percent a year on energy costs by simply adjusting the temperature up or down when you’re away during the day. Installing a programmable thermostat that never forgets to adjust on a busy morning and kicks back on before you arrive home can help you earn these savings and reduce energy consumption.
HOME AUTOMATION Newer smart, programmable thermostats can be controlled remotely by internet-connected devices, such as tablets and smartphones. Some models can also monitor your energy usage and system efficiency, providing data to help you make further adjustments to how you operate your HVAC system.
Lighting is another major energy challenge. However, smart light bulbs let you adjust your home’s ambiance (and energy usage) with just a couple of quick taps. Paired with motion sensors that detect movement (or a lack thereof) and adjust lighting accordingly, smart bulbs can help reduce the waste of energy caused by lighting unused rooms. Similarly, smartphone applications that connect to other appliances, utilities and home features offer the best of personalized comfort and convenience while providing tools to help minimize your home’s energy consumption. RENEWABLE ENERGY Another option to offset some of your home’s energy and utility costs is generating your own renewable energy through solar or wind power systems. Installation depends on many variables, such as how much energy you use, local codes and standards, and whether the house and surrounding terrain are situated to allow you to capture adequate natural power. For a home under construction, your builder should be able to offer guidance; for an existing home, contacting a local renewable energy organization or state office is a smart first step.
ZONED CLIMATE CONTROL If you’re like most homeowners, there are parts of your house that simply don’t get much use or only get used during certain times of the day. Maintaining the temperature in those uninhabited areas can be costly and wasteful. As an alternative, an option such as zoned climate control allows you to stay comfortable in the rooms you use without spending a fortune on energy bills.
While a zoned system is generally considered a premium home feature, it isn’t unattainable and actually offers long-term savings, due to its energy-efficient operation. The home is divided into zones, designated by floors, rooms or areas - however the homeowner chooses - which eliminate the “all on” feature of traditional air conditioners. A system like Mitsubishi Electric Cooling & Heating’s Zoned Comfort Solutions offers a true zoning-system with convenient controls and automation, along with whisper-quiet operation. Both ducted and non-ducted units are available depending on the space and occupant needs. Additionally, some models have advanced filtration features to help eliminate allergens, contributing to improved air quality. For a new build, installing a zoned system from the outset is relatively simple. However, zoned systems are also a possible solution for replacing your home’s HVAC system or rectifying a problem with a single uncomfortable room. Pairing the system with sensors or remote app controls can bring operating costs even lower through computerized automation.
COST CONTROL A state-of-the-art zoned climate control system can be configured to your specific needs, but all the customization options can make it tricky to predict how much your installation might cost. Taking into account these variables can give you a better sense of how much you’ll be spending.
LABOR This is what you will pay a licensed HVAC contractor to install the system (and remove your old one, if necessary). Contractors’ labor prices vary widely, but expect to spend an amount roughly equal to your equipment cost, depending on your geographic location and the complexity of the installation.
NEW EQUIPMENT Each system includes an outdoor unit, indoor unit(s), controls and parts including the refrigerant line-set, wiring and electrical accessories. Conditioning one room or zone comes at a significantly different price than cooling and heating a home with eight or more zones. Generally, new equipment comes in between $3,000-$15,000, depending on the number of zones and size of the home.
UNIQUE SITUATIONS Some homes, such as older homes, high-performance homes and homes in extreme cold-weather regions, often require auxiliary heat or specialized designs or equipment, all of which can impact the cost of the system. For example, with Mitsubishi Electric’s Zoned Comfort Solutions, 100 percent heating down to a 5° F outdoor temperature can be attained.
