You may be getting into the holiday spirit this October, but remember that if you’re trying to sell your home, you still have to appeal to the majority of buyers. Not everyone is into the haunted house scene, so maybe tone down the spook factor while you’re on the market.

KEEP IT LIT

You may be trying to set the mood with dim, orange or black lighting, but if your house comes across as dark, then you might be alienating buyers from the get-go. If holiday-themed lights are your weak spot, try to keep them as part of your outdoor decoration, and at a minimum. Trendy lanterns are a great way of boosting your seasonal lighting without incorporating off-putting plastic string lights.

KEEP IT NEAT

You want your home to appear as neat as possible when it’s on the market. Any excess decorations—even if they’re fake spiders, tombstones, ghouls or spider webs—can come across as clutter. Make it as easy as possible for buyers to envision themselves living in the house. Selling will be significantly harder if your home looks like a scene from a horror movie. (On that note, put the fake blood away for the time being, as well.)


PUT THE ANIMATRONICS AWAY

Sure, the sudden sounds and animation are a great way of frightening friends and family when they walk through your door, but you certainly don’t want to have that effect on buyers. Keep the funny, animated Halloween decor, that comes to life with motion sensors, stored away until your home is off the market. Even if turned off, these characters will distract buyers from the real reason for their visit: to see if it’s a place they can call home.

DON’T DECK OUT THE EXTERIOR

While you may be proud of your hair-raising cemetery, rolling fog and thundering sound effects, prospective buyers may have a hard time looking past your seasonal decor. All of the Halloween accessories can take part in molding buyers’ first impressions. You want them to think of your place as home, not a haunted attraction.

If you can’t live without the Halloweenthemed accessories, keep it simple. There are plenty of Gothic-inspired items that scream Halloween without being over the top. A simple black rose wreath on your front door and a couple of pumpkins by the entrance won’t hurt your chances of selling. Candles are a great way to show off your holiday spirit, and they also make your home smell clean. Many fall centerpieces with leaves and twigs look great for Halloween, so double up on your autumn decor! Don’t focus on the fact that you can’t embellish every nook and cranny with scream-worthy accessories. Remember, the faster you sell, the faster you can get into the comforts of your new place, where blood-curdling screams and chilling ghost stories make you feel at home. ASK THE EXPERT How Should I Prepare a Home to Sell in the Fall? Today’s Ask the Expert column features Dan Steward, President of Pillar to Post Home Inspectors. Q: What are your top tips for preparing to sell a home in the fall? A: First and foremost, use the beauty of the season. If you’re lucky enough to live in a region that experiences changing seasons, take advantage of everything the season has to offer by incorporating autumnal flowers, plants and floral arrangements into the mix. Whether it’s colorful mums or adding intense color and drama to the home’s exterior with perennials, feature a variety of fall floral arrangements both inside and outside the home. Next, be sure to check the roof and gutters. While a roof ’s drainage system diverts thousands of gallons of water from a home’s exterior and foundation walls, it’s important to keep the process moving in order to avoid water damage. In addition to taking the time to unclog and clean the gutters, now is also a good time to inspect the roof from top to bottom. In addition to looking for damage to metal flashing in and around vents and chimneys, check ridge shingles for cracks and wind damage. While outside, take the time to check driveways, walkways and steps for any noticeable damage. Fixing any problem areas during the fall is critical in order to prevent little

problems from becoming expensive headaches down the line. Look for cracks that are more than 1/8-inch wide, uneven sections and loose railings on steps. Before the bitter temperatures of the winter season move in, take the necessary steps to ensure that outside faucets and in-ground irrigation systems don’t freeze and burst. Close any shutoff valves serving outside faucets, and then open the outside faucet to the drain line. If you don’t have shut-off valves, or freeze-proof faucets, you can buy faucet covers at your local home improvement store. Moving inside, check the home for air leaks, as gaps in caulk and weatherstripping can account for 10 percent of a home’s heating bills, according to the U.S. Department of Energy. While weather-stripping is the most costeffective way to control heating and cooling costs, it should be checked and replaced as needed every six months. And last, but not least, bring in a professional to inspect the home’s heating system to ensure it’s working properly before the cold weather arrives.

Now that autumn is in full swing, there are less house hunters hitting the pavement looking for their dream home, driving competition among sellers to a whole new level. If your home is currently on the market, taking advantage of all that comes with the fall season can go a long way toward attracting those who are seriously looking for a home they can settle into before the holidays.

tart by adding a lovely wreath to your home’s front door, as this is the first thing prospective buyers will see. Wreaths made out of pinecones are not only popular for decorating during the fall season; they’ll also exude a fresh aroma that screams fall anytime someone walks through the front door.

It’s also important that you don’t neglect the exterior of your home. With a plethora of fall offerings available at your local gardening store, including mums, pumpkins and gourds, creating an eyecatching fall garden out front is an easy way to incorporate a festive atmosphere into your landscape.

When it comes to the inside of the house, the dining room and kitchen are perfect areas for incorporating fall colors by way of freshly picked flowers or even a bowl of bright red apples. You can even mix berries or colorful leaves in a planter to bring some nature into the space. Corn is another popular decorating item that can be incorporated into many areas of the home. Not only can it be placed in a bowl, it can be hung up in a tasteful design or used as the centerpiece of a display.

If your lawn is flush with trees, take the time to rake regularly and clean up any branches or debris that might litter the ground after heavy rains and wind whip through the area.

If you’re looking for a more subtle touch, the addition of plaid or fall-colored fabric is a great way to liven up a living room or family room. From table runners to pillows and even simple throws, the options are endless. Something as simple as placing a plant in the corner of a room will also go a long way toward livening up the space.

As Halloween approaches, take care not to go overboard with decorations. While spider webs and animatronics are festive, the last thing you want is for Halloween decorations to become the focal point of your home when prospective buyers drop in to visit. Autumn is here, so don’t fall behind on your seasonal home repairs checklist. It pays to know which renovations to tackle now, which repairs can wait until next season, and what preventative measures can help you avoid large-scale, costly repairs. One of the first steps that homeowners need to take is to winterize in autumn, before the cold weather really hits. “While staying warm is top of mind for many homeowners this upcoming winter, it is important to note that in order to stay warm and dry, homes must first be functioning properly,” says Bill Jacques, American Society of Home Inspectors (ASHI) president. “A home inspection in the fall can help homeowners prioritize maintenance projects as the seasons change and weather becomes more severe.” ASHI recommends fall as the ideal time to begin home inspector consultations and any necessary home repairs. Maintenance costs are generally lower when homeowners proactively prepare their home for winter weather instead of waiting to fix issues that arise, such as burst pipes and damaged roofs.


Homeowners may want to consult with a professional home inspector or another local professional on winterizing projects, such as: y

Cleaning gutters and downspouts When ice damming occurs, water cannot drain from gutters and can sometimes seep into the home and damage ceilings and walls. Further, when you have a buildup of autumn leaves in your gutters; it can put stress on them. Add in some winter snow later on top, and you have a recipe for gutters buckling under the weight, and falling down, causing damage to your roof and exterior.

Roof, siding and shutter repairs Heavy rains and high winds can call for window protection from shutters and the necessity of a sturdy exterior and roof for protection. Damaged shingles can become even more damaged during the winter months, and cause water to leak in under them. ASHI recommends inspecting your roof, siding and shutters at least once a year.

Caulking cracks to stop cold drafts According to the U.S. Department of Energy, drafts can waste 5 to 30 percent of your energy use. Worn-out weather stripping around doors and windows allows cold air to seep into the home, which increases heating costs. You should also place a draft guard under any doors that lead to the exterior. This will help keep cold air out throughout the fall and winter.

Inspecting chimneys Adding a cap or screen to the top of a chimney will prevent birds from nesting or animals from entering. ASHI also recommends inspecting the damper for proper operation and checking mortar between bricks. If you have a gas fireplace, the fall is a good time to make sure the pilot light and gas lines are functioning properly.

Checking batteries in carbon monoxide and smoke detectors Many fires or cases of carbon monoxide poisoning occur during the cooler months due to an increase in furnace and other heat source usage. If you have gas appliances, you need a CO detector for increased safety.

Change your furnace filters It is important to replace or clean furnace filters once a month during the heating season. Dirty filters restrict airflow and increase energy demand. Pick a date and mark in on your calendar each month as a reminder. You can also consider switching to a permanent filter, which while more costly, reduces waste, hassle and removes more debris.

“The time to get serious about necessary home repairs is before the temperature starts dropping,” says Jacques. “Once winter weather begins and your home has problems, you will be wasting money each month, so think about getting your home professionally inspected in the fall so you can keep the home in good condition and reduce problems from lack of maintenance. Home inspectors can help identify problems so you can keep your home in good condition.”


SELLING A HOME?

CHECK YOUR PLUMBING If you’re selling your home, your to-do list is likely stacked: find a REALTOR®, get an inspection, make needed improvements, up your curb appeal, and the list goes on. Another important facet to keep in mind before listing is to make sure your plumbing is up-to-date. “When selling a home, you’re going to find each buyer’s home inspector will examine some of the same items,” says Max Rose, owner of Four Seasons Plumbing. “It can be a worthwhile investment to make some repairs to strengthen a home’s appeal to potential buyers and give sellers more negotiating power.”

Rose recommends sellers evaluate the state of the following items:

“Each buyer has their own deal breakers, but if you’re finding that the water heater is coming up as a common strike point on a requested repairs list, it might be worth it to install a new one,” Rose says. “Having these issues come up on a buyer’s home inspection is only going to add to the stress of selling your home.”

LEAKING PIPES

Before listing your home, reach out to your local, trusted plumber for a full inspection of your plumbing and water heating systems. They can help recommend what improvements to make now, and what can wait for the new owner. Talking to a plumber will also give you peace of mind before your home’s inspection.

The water heater is one of the more common big-ticket repairs that can arise from a home inspection. If the water heater is on the older side, a buyer may request it be serviced and flushed, if not replaced entirely, as a condition of going through with the home purchase. Some older homes are plumbed with piping and/or fittings that have been recalled or had class-action lawsuits filed against the manufacturer. If your home has these materials in them, there is a good chance a potential buyer will want it replaced. If the home has a crawl space, it can be relatively easy to check for leaky plumbing. If there are leaky pipes, that could be a red flag for the seller. Depending on the age and material of the pipes, fixes may range from a patch to whole replacement.

One point of a home inspection is to check the water pressure. If the pressure comes back high, that can be indicative of a larger (and costlier) problem.
