his month we feature what is one of my all-time favourite houses on page 20. Some homes just resonate from the moment you set eyes on them but it’s seldom we see colour used so successfully to create a sophisticated yet instantly welcoming family home. Kim Stephen’s signature style takes it up a notch. Sophisticated yet playful, and with unexpected bursts of colour, her interiors are layered with treasured collectables, striking artworks and patterned fabrics that add an undeniable sense of humour and global style. This perspective on the all-season outdoor living room (above) escaped the layout, but it’s a clever extension to remember when next renovating. The fireplace creates a cosy retreat in winter when the stack-back doors enclose the entire space. isregard what you know about Porsche. The world’s most successful maker of sports cars is eyeing a greener future. The first implementation of this strategy arrived last year, when the iconic 911 received a brace of smaller, more efficient turbo-charged engines. And, oh, how people objected. Porschephiles feared the sports car would be robbed of its unique character honed over more than half a century. And then the first driving impressions flooded in, lauding the new engines, and motorheads breathed a sigh of relief. The next wave of the German brand’s quiet revolution is this vehicle. The entry point to Porsche’s range, the Boxster is free of the legacy baggage that plagues the 911. Its newly forged path includes a name that harks back to the 1950s Le Mans-winning 718 RSK racer, a style overhaul (only an anorak would spot the changes) and, most controversially, a pair of four-cylinder engines. Let’s start with those. The defunct flat-six engines were lauded as some of the best in the business. From a guttural low-rev roar to a spine-tingling shriek as the rev needle swept to the red line, few engines matched their depth of character. The new ones certainly don’t. But they’re eager to impress. Both the 718 Boxster’s 2.0-litre and 718 Boxster S’ 2.5-litre turbocharged units are brawnier and less harmful to the environment. On paper, it’s a win-win. On the spectacular mountain roads north of Portugal’s capital Lisbon (the location for the global launch), the 718 grips tenaciously and devours the short straights – both models complete the 0-to-100 km/h dash in less than five seconds – all while placing the driver front and centre in the action. Rest easy, reader; despite sacrificing two cylinders, the Boxster remains a scintillating sports car. Just like the 911. Dial the 718’s drivetrain settings to their most relaxed state, though, and it successfully morphs into a tranquil boulevardier. Roof down, the solid cabin is snug and superbly comfortable. There’s even enough boot space for a weekend’s luggage. And that’s the 718 Boxster’s biggest achievement. At times a pure performance car, its duality of character means that, on days where the occupants simply want to cruise, it’s the perfect companion. Now, however, there’ll be fewer bothersome fuel stops along the way… porsche.com

he best preparation for stepping over the threshold of this gloriously colourful home in Bishopscourt, Cape Town, is a quick browse of the gorgeous Pinterest boards created by its interior designer, Kim Stephen. They sing with vibrant colour – and yet the bursts of brightness are also framed within the crisp, clean lines of Stephen’s classic-yetcontemporary design ethos. As on Pinterest, so it is in this home, which Stephen redecorated for a young family during a major renovation three-and-a-half years ago. While there is a sense of graceful classicism that includes a confident use of black and white, there is also that bold colour, which, combined with a number of other strongly individual choices, gives the scheme a dynamic energy. The bright orange exterior of the front door, for example, opens onto a supremely elegant hallway and stairwell that features poured terrazzo oors and a textured charcoal wallpaper, as well as a tall potted palm tree and a number of artworks, including an eye-catching series of brightly coloured silkscreens by South African artist Stephanie Watson. Before the house was renovated, it was a simple, rustic A-frame di cult to imagine now, given that its architecture has a classically elegant look that Stephen describes as ‘Georgian lines with modern edges’. Stephen cleverly uses colour to balance architectural elements in her spaces. A good example of this is the dark green colour of paint she chose for the built-in kitchen cabinets in this house – an unusual selection that perfectly o sets the visual power of the charcoalframed, wood-burning fireplace at the other end of the open-plan living-dining-kitchen space. This open-plan area is the everyday heart of the house and it’s made even more family-friendly by the colourful kids’ play area situated just o the kitchen space. While prepping a meal, it’s now easy for the

owners to supervise homework or just keep a quiet eye on what their children are up to. Beyond the kids’ area is a beautiful indoor-outdoor living space that was added to the house during the renovation. Reminiscent of the extensive patios and terraces that are in widespread use in Durban and Joburg but are still relatively new to Cape Town houses, this ‘outdoor room’ can be closed up during more inclement weather or completely opened to the elements during the city’s long, hot summers. The patio area adjoins the garden and an inviting square swimming pool, as well as a marvellous wooden jungle gym for the kids, featuring a slide that runs directly into the pool. The views here are spectacular. An uninterrupted vista of the side of Table Mountain above Kirstenbosch National Botanical Garden, it’s a typically Bishopscourt view and gives the entire property a feeling of expansiveness and freedom. The design of the garden was also part of Stephen’s brief and so it also re ects her key style: it again combines classicism with a touch of quirk. One of Stephen’s most interesting design choices in this house has been to include almost no built-in furniture. Instead, she uses cupboards, storage units and cabinets that are all individual – and mostly custom-made – pieces. One of the loveliest examples in the house is the drinks cabinet in the dining area (see overleaf). Covered with a shagreen-textured vinyl decorated with a circular nailhead pattern, it’s filled with beautiful glassware, as well as all the essentials for everything from cocktails to post-dinner digestifs. Kim also methodically tracked down all sorts of items she envisioned as perfect for this house, ranging from those old terrazzo-tile presses to classic wallpapers and from carefully sourced artworks to custom-made furniture. The combination of such a thoughtful approach with an innate sense of colour that creates so much brio might be remarkable, but that just adds to the pleasure its end result a ords. kimstephen.com

The black Chippendale-style side table was unearthed in a junk shop and resprayed in high-gloss black, with the blue drop-effect ceramic vase found at the Rondebosch Potters Market (ceramics-sa-cape.co.za), which takes place twice a year and features the work of potters and ceramicists from all over the Western Cape. The black and brass storage box is from Pezula Interiors (pezulainteriors.co.za) in Cape Town 03 The standout item of furniture in the dining area is this gorgeous freestanding drinks cabinet, which is covered with a shagreen-textured vinyl and filled with beautiful glassware and cocktails essentials. It was custom-made – down to the brass nailhead details – to interior decorator Kim Stephen’s design by Moorgas & Sons (moorgasandsons.co.za) 04 The homeowner’s daughter at play in the elegant entrance hall and stairwell. Key decor elements in this space include textured grey wallpaper – Textures Végétales by the French wallpaper manufacturer Élitis (elitis.fr) – as well as custom-poured terrazzo floors, a tall potted palm tree and large-scale floral-print curtains in Parfum d’Ete fabric by Manuel Canovas (designs.manuelcanovas.com)

The city is a major inspiration for the magazine. Joburg’s environment and youth culture are, in my opinion, authentic to our South African identity. That’s what makes the city an integral part of what we capture. WHAT DO YOU FIND MOST INSPIRING ABOUT JOZI? The people make the city come alive. There’s so much diversity and its citizens aren’t afraid to interact with those who are different to them. HOW WOULD YOU DESCRIBE JOZI’S STREET CULTURE AND ITS INFLUENCE ON THE LOCAL FASHION SCENE? Jozi’s street culture is vibrant and individualistic, and operates on its own terms, especially in the creative hubs such as Braamfontein, Maboneng and Newtown. It’s reflected in the way people dress here: fresh and unique. WHAT ARE THE BIGGEST CHALLENGES THE CITY CURRENTLY FACES? The Joburg urban landscape is, sadly, dirty and not taken care of. There’s a high crime rate and people live in bad conditions in deteriorating buildings. HOW WOULD YOU ADDRESS THESE CHALLENGES? I think certain forms of art and many of the creative industries, such as architecture, visual art, photography and even fashion, can address the challenges – but it all depends on what the creative wants to say through their work. I would like people to read and interpret what I do in the way they want to. But ultimately I want to convey an authentic and real view of the city that visually shows some of these issues.

Local Studio recently completed the Trevor Huddleston Memorial Centre as an ode to Sophiatown, with an innovative remembrance screen that maps the world-renowned neighbourhood of apartheid South Africa around the facade of the building. localstudio.co.za HOW DO YOU AIM TO TRANSFORM THE URBAN ENVIRONMENT? Our urban environment plays a significant role in determining what social, economic and cultural opportunities are afforded to some and restricted to others. Mostly this means starting any project with a clear reading of the city context and an understanding of the role that an intervention might play.

WHICH PART OF JOZI DO YOU FIND YOURSELF DRAWN TO? I work in many city contexts and I find them all equally inspiring and challenging. What I can say more confidently is that there are parts of the city that I’m deeply uninspired and frightened by, and these are mostly the newly built gated communities at the fringes of the city. WHAT DO YOU THINK IS THE BIGGEST CHALLENGE FACING JOBURG? That would be urban management. We’re light years behind other African cities such as Kigali and Abidjan when it comes to crime prevention, waste management and general protection of city assets. This is a major area in need of innovation in the future. We need a multitiered approach that involves major public and private effort and investment. I’m aware of the city’s ‘Jozi at work’ programme, which is aimed at realising effective urban management while creating local jobs. This is a great idea but unfortunately it seems not to have gained any traction. My fear is that this is due to the inefficiencies created when city management becomes a national party political affair.

What makes his work all the more intriguing is his use of objects found in the urban environment, such as street signs. For him, remaining anonymous is part of his creative persona. r1r1r1.net WHAT ROLE DOES THE CITY AND ITS URBAN LANDSCAPE PLAY IN THE WORK YOU DO? My work is all about transforming city spaces. I like to play with familiar places and public objects, and imagine different alternatives to the reality I see around me on a daily basis. I’m inspired by my immediate surroundings in the city and I like to raise questions and create a visual dialogue by ‘intervening’ in it.

WHAT INSPIRES YOU ABOUT JOZI? Every city has its beauty but Johannesburg’s is of a special kind. There’s a sense of freedom in the inner city that I don’t experience anywhere else. It’s quite unique. People are open to engagement and I get fascinating perspectives from diverse backgrounds. Joburg is raw, edgy and exciting; I feel there’s something boiling beneath the surface. It’s so rich culturally but is still somehow redefining itself. I think art in the street has an important role to play in this process. WHAT IS JOZI DOING RIGHT WITH REGARD TO PUBLIC ART AND WHERE CAN IT IMPROVE? For any artist who wants to do art in the street, Joburg is the place; there are many platforms, locations and communities to engage with creatively. But that isn’t matched by the funding opportunities made available. Every city needs to invest in its urban transformation of public spaces. The question comes down to who makes those decisions and who those investments actually reach.

By greening and cleaning forgotten urban spaces to become living green spaces, we aim to activate communities and transform the urban environment and neighbourhoods. Central to these interventions are the concepts of urban sustainability, food sovereignty, dietary diversity, indigenous knowledge and intercultural dialogue. The point is to get people to reimagine the city, transform urban space, change the concept of waste in urban areas and explore and share knowledge towards sustainable, resilient and inclusive cities and societies.
WHAT DO YOU FIND MOST INSPIRING ABOUT JOZI? Joburg is full of treasures. It’s not an easily accessible space for many, but if you’re willing to challenge your fears, you’ll find the most inspiring people and places in its dynamic streets. Johannesburg is such a culturally diverse place. I thrive on learning from all the different people from across the country, continent and world who pass through this city. WHAT’S ONE OF YOUR FAVOURITE CITY HOT SPOTS? We advocate for the informal economy and the conservation of traditional foods and diets, so the Mozambican Market near the Drill Hall is a favourite spot of mine. It’s one of the best food markets in the city, although quite unknown, even by those who frequent the city. You can buy indigenous foods such as okra, amadumbe, peanuts and imifino (traditional leafy vegetables), as well as ground coconut while you wait. We celebrate informal traders for their role in providing affordable and fresh foods to the public and who are therefore essential in the discussion about food and livelihood security. The foods here are mostly adapted to the Southern African climate and are vital for resilient food systems. I also love the Kwa Mai Mai Muthi Market in Jeppestown, where traditional herbs and medicine are sold. It’s here we participated in a public art project and developed two gardens at the site of the market.

LORENZO NASSIMBENI Architect and fine artist | Photographed by @alexioso Lorenzo has managed to do what seems impossible to many in his field: he’s created a niche through his research that locates his work between the disciplines of fine art and architecture. The source of inspiration for many of his projects, from fabric prints to large-scale murals, is the city of Joburg and its architecture, especially the view of the skyline from his flat in Yeoville. Lorenzo is represented by David Krut Projects. lorenzonassimbeni.com WHICH PART OF THE CITY DO YOU FIND YOURSELF DRAWN TO? I’m fascinated by Hillbrow. The overlaying of a contemporary and African identity, particularly at street level, on the pristine geometry of the once-affluent environment, provides wonderment for me as an architect and artist. What draws me to the area the most, though, is that it’s one of the points of urban origin. Joburg’s uitvalgrond, or leftover land, was a triangular piece of terrain deemed inappropriate for farming, thus becoming the basis for the city. Hillbrow marks one of the points of this triangular area and so is a powerful space.

WHAT DO YOU FIND MOST INSPIRING ABOUT JOZI? Everything! But perhaps most impactful is that Joburg is in a constant state of flux and motion with an ever-changing tapestry of human movement, urban decay, urban renewal, political tremors and political lulls. An inspiring aspect is the diversity of place and people. Every 30km there’s a new world to experience – there’s a richness in this. HOW WOULD YOU DESCRIBE YOUR WORKING PROCESS? I explore architectural principles that are inherent in a particular site of inquiry and I express them in the physical form of a mural, sculpture, painting or drawing. Often, artworks are responsive to a set of pre-existing urban and architectural conditions. As such, the artwork complements the architecture. WHAT DOES THE TERM ‘URBAN LANDSCAPE’ MEAN TO YOU? It speaks of a wide physical space that acts as the home of the city. It’s a space that contains buildings, public spaces, streets, events, everyday urban life, human sentiment, communication... Further to this, though, it is a mind-set, or a part of one’s human experience, as inspired by one’s perception of urbanity.

elling your home can be stressful, particularly because such large sums of money are involved. It’s natural to feel anxious about getting it right. Having an experienced estate agent to help you can be invaluable – they know what it takes, having managed hundreds of o ers before. They can also help you put a reasonable price on your home and take the sting out of any comments made by potential buyers who tend to point out every aw. As much as finding a good estate agent is crucial, however, it’s only the beginning. Just as important is keeping them on your side right until you have the money in your bank account. A relationship with an estate agent tends to begin with their coming to value your home. This first face-to-face interaction will set the tone for the rest of the process. Demonstrate that you aren’t going to waste their time, be clear about whether you’re getting valuations from other agents and commit to letting them know whether or not you’ll be using their services within a day or two. Also show a willingness to listen estate agents quickly grow tired of clients who think they know more.
A good agent will be able to walk through your home and identify what changes might be needed to make it more attractive to buyers. Be open to this advice, because you’re likely to overlook aws, either because you see them all the time or because you don’t see them as a problem. Your estate agent will, however, know what will put other people o and what will turn them on. Engage regarding the details that go into your property listing and which photographs are used, but don’t dictate. Agents appreciate clients who take a real interest but not ones who only want things done their way. It’s also important to be ready for viewings and to be as exible as possible about when these can take place. If possible, leave the agent with a set of keys so they can bring potential buyers around at any time – just make sure your house is always presentable. Finally, don’t get involved in the negotiation process when someone shows an interest. An experienced estate agent will have done this many times before and is likely to be able to secure a far more favourable deal than you are. Experienced estate agents know the market conditions and understand the terms they’re negotiating for. It is, after all, their job.

and then signed it. One amendment had the effect of deleting a clause providing for a building inspector who would, at Cooper’s costs, make a list of defects in the property by a certain date.
So it was in the sale agreement under consideration in the April judgment in Cooper v Clark. The seller, Clark, received an offer from Cooper in respect of her R6,3 million property. Clark was 99% happy with the offer, although one or two things still bothered her. To make sure the deal is not lost, Clark made two amendments to the offer to make the whole agreement acceptable to her,
Before Cooper received a copy of the offer as ‘signed and accepted’ by Clark, she paid the deposit. Thus only when she subsequently received a copy, did she become aware of the changes. She did not agree with these and argued in court that, as a result, no agreement was constituted.
Cooper’s argument was upheld, as Clark’s actions constituted a material alteration to the contractual terms (offered by Cooper) and pointed towards a conditional acceptance or counter-offer, requiring Cooper’s further acceptance before an agreement came into existence. Many of the farms and wine labels here are an integral part of local history, so there’s little doubt why tourists are drawn to the area. ‘The tourism growth has given rise to product development, from boutique hotels and cottages on wine farms to top-ranked restaurants run by award-winning chefs, either at the wine farms or in the villages themselves,’ says Pierre ermishuys, of ee ’s Winelands Boland region. ix of Eat Out’s top 10 restaurants from 01 are in the area: La Colombe (Constantia), The Tasting Room at Le uartier Fran ais (Franschhoek), reenhouse at The Cellars-Hohenort (Constantia), The Restaurant at Waterkloof ( omerset West), Terroir ( tellenbosch) and Jordan Restaurant ( tellenbosch).’ Tara Whiting, founder-director of Acquire Africa, considers the Winelands’ tourism to be in its infancy: ‘One of the fastest-growing tourism categories is food and wine, and South Africa should be getting a piece of that pie,’ she says. She foresees a doubling of the local wine tourism industry within the next 10 years and supports the view of Rico Basson, executive director of VinPro, that ‘prospective investors should also look at the wine industry through the lens of tourism to find the sweet spots.’ A STATUS SYMBOL There’s little doubt that South African wine farms have become symbols of a uence. The outh African Wealth Report 01 puts it into a global perspective: The Western Cape is home to some of the most expensive wine property in the world, valued at more than $75 000 per hectare (source: night Frank). These estates have become a popular investment for high net worth individuals (HNWIs), with many of the most wellknown outh African HNWIs having their own wine farms in the area. The most exclusive of these estates are located in tellenbosch, Constantia and Franschhoek.’ Whiting has long been involved at the wine end of the property market, including selling the legendary ont Rochelle Hotel and Wine Estate to Richard Branson’s Virgin Limited roup. outh Africa’s smaller boutique lifestyle wine farms (around 10ha) start at the R 0 million to R30 million mark, while top-end wine brands can sell for between R100 million and R 00 million, up to R300 million,’ she says.
THE SIMPLE (BUT STYLISH) LIFE What about those who aren’t bona-fide wine farmers, but find the romance of the region, the landscape and lifestyle irresistible? What constitutes a Winelands lifestyle, in fact While it means di erent things to di erent people, it’s anchored in a privileged quality of life, which increasingly means time spent with family, being outdoors, feeling more connected to the earth, easy accessibility to retail, commercial and transport links, security, and ‘simple’ pleasures. Of course, simplicity here comes in some glorious packaging – particularly in the burgeoning gated estate and property development
market. This talks to di erent interests: world-class golf courses such as one of South Africa’s top residential estates for 2015, Pearl Valley Golf Country Estate equestrian and polo pursuits, mountain biking, hiking and y-fishing, and small-scale or boutique-type farming such as Val e Vie’s entleman’s Estate. ‘Other developments include vineyards and olive groves such as La Ferme Chantelle, situated on the R ain Road just as you enter Franschhoek, and omaine des Anges in the village itself,’ says ee ’s ermishuys. Just outside Paarl, there’s ant Winelands Estate, a working wine estate with a beautiful hotel and spa, and stunning residences on plot sizes of 000m2 to almost 2ha. The latter is inclusive of a private vineyard or olive grove, fully maintained by the estate.’ And this lifestyle is holding more and more appeal for those with money to invest: the area comprising Paarl, Stellenbosch and Franschhoek has been the fastest growing region in the country, with the number of millionaires moving here increasing by 3 between 00 and 01 , according to New World Wealth. There are now 00 millionaires in the Winelands, just behind the arden Route ( 00), urban ( 600) and Pretoria ( 600). LIVE AND LEARN But there’s another factor, a box that needed ticking to woo families into permanent residence here: the rise in quality schooling and tertiary education options, both private and government. For a number of years, the region’s lifestyle has drawn auteng investors to the area. Now, with the growing educational possibilities, this trend has accelerated to include younger families from auteng, as well as from Cape Town and wa uluNatal, who can live, work, play and receive world-class schooling on their doorstep. es, some breadwinners still commute to major business hubs, but fewer do and less often. If they do, the road air commute just keeps getting better, faster, easier. Stellenbosch University is also a clear drawcard for families in the area but with 3 000 students needing accommodation, it’s also attracting investors. Louise Varga, projects manager for Pam olding Properties in the Boland and verberg regions, believes tellenbosch is quite possibly the safest market to be in from a buy-to-let perspective: It’s a global phenomenon that residential properties in student towns achieve a higher capital growth compared to the national average, so if you’re acquiring a property to retain for several years then exit the investment, tellenbosch is recommended (each year, parents of students are looking to buy),’ she says. ‘The cost for a typical two-bedroom, one-bathroom apartment on campus would set you back on average of R2 million – with rental income of R1 00 to R1 000 a month while an apartment about 00m o -campus would fetch R1. million and generate a monthly rental of R 000,’ she adds. ou may choose to hold onto your investment property longer for excellent capital growth – in 2002, if you had bought in Bergzicht Plaza, close to campus, you would have paid R3 000 for a two-bedroom apartment, which recently sold for R1. million. Today, the rental income is R 000 a month.’

THE POWER OF DURBANVILLE Annemarie Cilliers is the principal owner of Fine Country in Durbanville, where, she says, their wine farms – Meerendal and Bloemendal are examples are mostly bought by Joburg business consortiums. The latter was bought for R120 million by Tokyo Sexwale. ‘The buyers are mostly chequebook farmers, who purchase the wine farms as businesses,’ she says. In general, residential properties in the Durbanville area are bought by business people, “semi-grating” from Joburg and Pretoria. We’ve also recently had buyers from Wilderness eorge and the Eastern Cape, and there are still those who move here from Cape Town’s southern suburbs because of better value and less crime. Typical buyers are the smaller business man who likes the lifestyle, as well as equestrian lovers.’ And then there’s the schooling. ‘There’s a tendency for Durbanville parents to send their children to Paarl Boys High, Paarl ymnasium or Paul Roos in Stellenbosch,’ she says, ‘but there are some superb Durbanville schools, whether private, international or government, such as Chesterhouse, Curro, enridge and ene Louw.’ LUXURY ESTATE LIVING Doug Gurr, Pam Golding Properties’ agent in Franschhoek, describes their sales activity focus as far more around lifestyle farms than their wine counterparts and the trend has been steadily growing in the last 12 months. ‘Smallholdings from 2ha to 5ha are priced mainly between R1 million and R30 million, depending on the location and quality, while houses range from about R million to R 0 million,’ he says. ‘There’s also a growing permanent population in the Winelands – international, returning South Africans, and increasingly, Gautengers. Many are residing in the upmarket secure estates scattered throughout the valley.’ imon Bray, Private Property CE , concurs: The Cape Winelands contain some of the most sought-after residential property spots in the country as buyers who are attracted to the lifestyle and location ock to the area,’ he says. ‘The demand is being driven in part by the wide range of residential estates that have been developed in the area. From luxury estates such as Val de Vie in Paarl to the more a ordable estates around Somerset West, the property market in the Winelands has options that will appeal to a wide range of buyers.’ omerset West now comfortably tops the Helderberg property market and, in terms of demand and average prices, rivals Stellenbosch when it comes to values,’ says Loretta iab, manager for ee omerset West. Tellingly, the next phase of itari Country Estate with its olive groves and orchards, 3 1 0 luxury residential apartments, turn-key village and country homes is about to be launched, alongside Curro, South Africa’s fastest-growing independent school brand, which will make access to quality education that much easier for parents living within Sitari. ‘The village has in recent years become one of the most soughtafter residential hot spots in the country,’ says iab. It’s largely outh Africans who are buying and no longer just older buyers. There’s a clear shift in the demographic, with 0 now under the age of 0. While the sub-R3 million price band remains the most active, top-end sales prices of luxury homes have comfortably reached R3. million in Fairview Heights, R . million and R . million in ennegeur Estate, R million in Boskloof Estate, R6 million in Bellaire Estate and R6. million in panish Farm.’ In this glorious landscape, eco-estates, too, are understandably sought after, a prime example being Balwin Properties’ e Velde, where phase four has just sold out. AN UNPARALLELED LIFESTYLE From one end of the Winelands to the other – region and scale – it’s hard to imagine a finer lifestyle for super-luxury residential estates and investment. Wine tourism, too, has an impact beyond the obvious, in that it o ers growing entrepreneurial and commercial possibilities – drawing younger buyers and families – while a strong economy in a town leads to increased public and or private infrastructure, retail and, as is increasingly visible and viable, quality education.

ON FOREIGN OWNERSHIP By Dr Andrew Golding, chief executive of the Pam Golding Properties group Last year’s ( 01 ) announcement regarding the potential introduction of legislation to restrict foreign ownership of land created some confusion and resulted in a number of issues being raised by potential and existing clients. To the best of our knowledge, there are currently no restrictions of residential property proposed in respect of foreign ownership and it seems this is to be confined to foreign
ownership of agricultural land. With regard to agricultural land, presumably there is still a great deal of detail that needs to be indicated and understood when it comes to government’s proposal the specific detail around proposed leasehold regulation, as an example: a -year lease is fundamentally di erent from a 0-year lease. And so, while this is potentially positive news for the residential sector, there is still considerable uncertainty about the detail regarding agricultural land. As is often the case when statements regarding foreign ownership are made, we receive a significant number of enquiries from existing and potential property owners.

F RAN C E More specifically, a castle in France: the 13-century Château de Castille. Once owned by Baron de Castille, this historic property in Provence was bought by British art authority Douglas Cooper in 1950. Aside from Cooper’s impressive collection of 20th-century art, including sculptures and drawings, he counted Pablo Picasso among his good friends. In fact, Cooper’s château was one of the few private residences Picasso would deign to visit; the artist actually wanted to buy the property in 1958. Notably, five of the artist’s drawings are ‘engraved’ in one of the walls (‘oh, the one in that building in the garden,’ as Cooper quotes Picasso in his diary). Today, these frescos are classified as historic monuments. Château de Castille is currently on the market for €8.9 million through Sotheby’s International Realty France. The square, stately edifice features a balustrade wrapped around the roof, stone columns supporting a firststorey balcony, 2ha of grounds (including a knot garden – pictured below – water feature and park), seven bedrooms, eight bathrooms and two dining rooms. A drive, lined with trees, leads visitors to the château.
